AGENDA
• History Overview of the Lien System• Current Clients• Benefits of Using the Lien System• Business Process Overview• Pre-Lien Document Samples• Why Promote the Lien System?
2
History Overview
• Why did ACT Develop a Lien System?• City of Houston (2009)
• Generate lien, filing and release
• City of Corpus Christi (2010)• Generate lien, filing and release
• City of Castle Hills (2011)• Code Compliance “pre-lien” process• Generate lien, filing and release
3
Benefits of Using the Lien System• The Lien system has its roots in the ACT (TCS) system. Using an
existing platform provided many benefits, and implementation is quick, effective and economical.
• The Lien System, like TCS, is a hosted solution or Software as a Service (SaaS) model. The software and client data reside in our San Antonio data center, so a computer and Internet access is all an entity needs to get started using the Lien System.
4
Benefits of Using the Lien System• The Lien System transactions, like TCS, have the unique
advantage of being replicated within minutes to a second data center in Austin, Texas, our “hot back-up” disaster recovery site.
• Ownership updates received from the Central Appraisal District (CAD) are applied to the lien database, ensuring the pre-lien and lien notifications are sent to the most current owner of record.
5
Benefits of Using the Lien System• The imaging, alerts, notes, and many other functions are
helpful to the code compliance officers patrolling the streets with their laptops, iPads, etc.
