Introductions – Introduction of AC transit Project Team followed by Pre Bid attendees providing names and

Gus Fischer (Architect – Dreyfuss and Blackford) gives overview of site and scope of project.
Overview of site elements included within the drawings and specifications.
1st Floor – Primarily maintenance and inspection bays (including tire shop, chassis wash and add
alternates – Paint Booth)

Paul Baffico (Construction Manager – AC Transit) provides overview which includes:
Site Safety
AC transit has onsite guard for safety of site but this does not include contractor equipment or
materials. Contractor will be responsible for any project equipment and material
Traffic Control
While there is plenty of room on site for lay down and delivery. If any operations take place on the
street Traffic control requirements by the city will be required to be met.
Time Requirements
While AC transit does not see a need for non-regular hour work. This work can be arranged and there
are no time restrictions for the site.
Coordination with other work and operations
Currently the Sheriff fuels at D3. This will continue to occur any shutdowns will need to be
coordinated with the agency.
Allowances
Allowances will be used as a vehicle to pay the contractor. These allowances are not guaranteed
payment

Gus Fischer (Architect – Dreyfuss and Blackford) led walk through - Attendees started at Roof, followed by

floor, 1st floor Site and walk concluded at Fuel Island. Scope of work was discussed and is provided on
the project plans and detailed in the specifications.

1. Question 1 – Will the power stay on in the building?
Answer 1 – Yes, power will remain on except as required for outages associated with the
construction work.
2. Question 2 – Who will be paying Utility fees during the life of the project?
Answer 2 – The Agency will continue to pay for utilities.
3. Question 3 – Is laydown area available in the building?
Answer 3 – The building will be the contractors for use, except for the office space on the
second floor as designated on the plans.
4. Question 4 – Who does the Elevator service for the agency at D3?
Answer 4 – DreamRide Elevator of Benicia, CA provided the most recent service.
5. Question 5 – DBE Goal says 8%, Please clarify?
Answer 5 – Corrected DBE/SBE Goals have been addressed in addendum 1. Please visit

addendums.
6. Question 6 – Is this a union job?
Answer 6 – No, there is no union or non-union preference as this is a Prevailing Wage Job.
7. Question 7 – Is there any local hire requirement?
Answer 7 – The agency does not have any local Hire requirement however the Contractor is
encouraged to hire locally.
8. Question 8 – Can you bring subs to tour the site?
Answer 8 – The agency prefers if you contact our construction manager Paul Baffico at (510)
612-5381 or the Mike Hass the Project Manager at (510) 499-4666 to schedule site tours. Please
be aware the agency will need a few days’ notice to schedule dates if the architect is needed.
9. Question 9 – Last 2 weeks of December are very hard to coordinate with subs as a lot are out
for the holidays. So as far as the Bid date on January 7th, how hard is that date?
Answer 9 – The agency is currently under time constraints to get this project up and running.
We will have to go to the board for the contract award. We may be able to squeeze a week out
of it.

10. Question 10 – You mentioned the plans are in for permit right now, as soon as you get those
back how are those going to be addressed and how will they affect the date?
Answer 10 – That would certainly be a driving force for pushing the plan date into the future. If
the plan check results in significant scope change the bid date will be adjusted to allow the
contractor sufficient time to price changes.
11. Question 11 – What’s AC Transit’s target opening date?
Answer 11 – December 10th 2016
12. Question 12 – I noticed the special inspections the FRP is not called out to be special
inspected. Normally it is, who will be doing this? With FRP it is typically a full time all day
inspection from once you start to finish.
Answer 12 – The owner will be supplying some of the testing. You will not need to worry about
the everyday testing such as cylinder cracking. The agency will be providing that and if there is a
need for specialty testing there are allowances in order to deliver that work. Special inspection
are included in the specifications but not identified on the plans. The special inspection
requirement will be clarified in a future addendum.
13. Question 13 – What is the compressive strength of the concrete on the roof deck?
Answer 13 – Core samples of the concrete roof deck were taken in the Spring of 2015 and core
samples ranged from 3810 to 5700 psi with an average of approximately 4680 psi.
14. Question 14 – I notice sever cracking on the deck. Is there any crack injection taking place or is
the deck going right over it?
Answer 14 – Crack injection is not part of the planned work.
15. Question 15 – Is the roof deck lightweight concrete or regular weight?
Answer 15 – Regular weight, test cores from the existing slab were taken and the average unit
weight to was determined to be 145 pcf.
16. Question 16 – Are you going to give the contractor an allowance for linear footage for
cracking?
Answer 16 – No, it’s an overlay system over the top of the deck.
17. Question 17 – How thick is the roof slab?
Answer 17 – Plans for the original construction indicated the roof slab is post tension and is a
combination of areas with 6.5” or 8” thicknesses.

18. Question 18 – Questions on ceiling tiles and lights?
Answer 18 – Please check the plans. There are some areas the tiles and lights are being replaced
and other areas are not. There are some areas where some ceiling will come out to make room
for steel angle retrofit to reinforce the roof to wall connections.
19. Question 19 – Do you know if the contractor will have to remove any of the existing debris
from site (old furniture/trash etc.)?
Answer 19 – Any leftover materials considered debris/garbage must be removed.
20. Question 20 – Does the entire tile in the upstairs lobby get replaced?
Answer 20 – Please check the plans. There are some areas the tiles are being replaced and other
areas are not.
21. Question 21 – What are the agencies plans for the security guard during construction?
Answer 21 – The Contractor shall maintain a working environment for the AC transit guard
during construction. It is suggested that the guard booth be installed (in Area 2) prior to
relocation of guard in order to maintain daily security operations at this facility.
22. Question 22 – Is the computer equipment currently installed in the supervisor office 2nd floor
currently operational?
Answer 22 – Yes, the fueling system and security guard rely on an operational computer and
network to maintain the fueling operation and security operations on a 24 hour basis. Computer
equipment must remain operational until new equipment is installed and operational.
