Many homeowners felt the affect of the ozone-depletingrefrigerant (Freon) phase-out last summer. The old refrigerantthat is in most air conditioners over eight years old isbecoming quite expensive as the supply diminishes towardthe final date of 2020. 2020 may seem like a long wayoff, but remember, air conditioners last a long time. In mostcases, it doesn’t make sense to spend repair dollars for an airconditioner that uses the old refrigerant. Plan ahead.Additionally, the Department of Energy has established
regional minimum efficiency standards for furnaces and they are including Kansasand Missouri as “northern states”. This means on May 1, 2013, all furnaces that areinstalled in our region, must be at least 90% efficient. There are many ramifications of thisnew standard and we give you all the details on page 4. We recently had the privilege to update the heating and cooling system in a very specialhome. David and Pam Western purchasedtheir home near 72nd and Antioch in 1975,back when it was a mere 106 years old. Itoriginally sat on 47 acres, which was subdividedinto a modern day neighborhood in 1963.The house was built by Elijah Cornell Chase.
Chase came to the area from Rhode Island witha loan from his Uncle, Ezra Cornell. Cornell tasked his Nephew to find suitable land in KS foran Agricultural school. Chase became occupied with a new wife and building a home inJohnson County. Uncle Ezra decided he wasn’t going to hear from his Nephew, so he chose,instead, Ithaca, NY, for the location of Cornell University.“Restoring this place has always been a real sense of community”, Western said. “People
are interested in the progress, gathering in the driveway to count how many bricks were laidfrom the day before”.He keeps a dated list of projects (pictured) right on the door jam of the bay window area,
much like marking the heights of a growing child. The home has been added on to by eachowner, but the front door and shutters are all original. In 1990, they rebuilt the front porch to
it’s original design, sourcing an old photograph.The Westerns agree; their biggest desire has been to
respect the ways of the past. They’ve had to be patient with theirrestoration projects, taking care not to modernize, but pay tributeto the visions of those who came before.
The couple seems to be a perfect match for this home.They enjoy preserving rich history as well as making new memories. Today, David and Pam have their lives enriched with 2 grandchildren and, yes, the continuing projects in a very comfortable nostalgic home.

Homeowners Forced to Go GreenNew Furnace Requirements
If your furnace is over 15 years old, weurge you to think sooner than later aboutreplacing it. As mandated by The Departmentof Energy; after May 1, 2013, all new furnacesinstalled in our area must be high-efficiency. A high-efficiency furnace, also known as a
condensing furnace, achieves the highest efficiency ratings, with some furnaces reaching98% AFUE. AFUE is an acronym for AnnualFuel Utilization Efficiency and is the metricused to measure furnace efficiency. It is simply a ratio between the amount of fuelconverted to heat and the amount of fuelwhich enters the furnace. The higher theAFUE, the more efficient the furnace. Thereare no 100% efficient gas furnaces.A condensing furnace features a second
heat exchanger that draws additional heatfrom the exhaust gases and causes the waterin the gases to condense. Because of the
water generation, a drain is now neededfrom the furnace.These furnaces are designed to save
homeowners money on energy bills, but theyare more costly up front. The furnace itselfcan cost $1,000 more. In addition; stringentcode requirements for PVC venting couldmean additional “remodeling” costs, and thewater heater vent system will need to be resized.The initial expense to switch to high-

heater to hold an endless supply of hot water?Actually, it does it by not holding any hot water.A tankless water heater is mounted to the walland heats water as it flows through a coil ofpipes. It makes hot water only as you use it.There is no standing pilot light. When youturn on the hot faucet, the tankless heater firesup and heats the water. When the faucet isturned off, the heater shuts off. As long asyou have water, you can have HOT water. By comparison, a traditional tank heater
constantly keeps 40 or 50 gallons of waterhot at all times, even when you’re away fromhome. Heating water in your home when it’snot needed adds up to higher energy costs.The American Council for an Energy-EfficientEconomy says that by eliminating standbylosses in a storage tank, a tankless system canreduce energy consumption by 10 to 15 percent.

Directions1. Place chicken in a 4 quart slow cooker.2. Top with beans and corn.3. In a medium bowl, combine taco seasoning, chiles, condensed soup, and chicken broth. Pour over top of
