2014 Election – Please note that LakeRidge Falls’ An-nual Meeting and Election for Directors will take place on February 6th, 2014 at 7:00 pm and will be held like every year at the Queen of Martyrs Catholic Church located at 833 Magellan Drive, Sarasota, FL 34243. That said, in the next few days, you will be receiving the sec-ond notice of the Annual Meeting of the membership and election for the Board of Directors. In the envelope you will see 10 pages. The first two pages are the intro-duction. There you will see a detailed explanation regarding the meeting and election. Please read it care-fully. The third page is the second notice. This is the actual notice of the annual membership meeting announcing the location and agenda. During this meeting the new Board of Directors would be elected. This second notice also announces that a Board of Directors Organizational Meeting would be held immediately following the Annu-al Meeting of the Membership. In that meeting, the new Board will choose its officers. The fourth page is the proxy which also serves as the ballot at the meeting. Please note, the Proxy Form is used to establish a quor-um of owners so business can be conducted at the Annu-al Meeting. It is very important that you submit your Proxy Form if you cannot or think you may not be able to attend the Annual Meeting. The fifth page is the directions to where the annual meeting will be held. Pages six to ten are the five candi-dates’ information sheets. In there, you will find infor-mation about each of the five candidates. This year, Lak-eRidge Falls has three vacancies on the Board of Direc-tors. Please note that Nominations for write-in candi-dates will be accepted from the floor at the meeting. Coupon Payment Booklet – By now, all of you should have received your 2014 coupon book in the mail. Please note that starting this year LakeRidge Falls homeowners will enjoy a reduction in their quarterly association dues. Stirling Falls Neighborhood owners will pay $788 a quarter instead of the $795 they paid in 2013. Victoria Falls Neighborhood owners will pay $701 a quarter in-stead of $708. Finally, Sandstone Falls Neighborhood owners will pay $672 a quarter instead of $684 they paid last year. Please note that if you are enrolled in an Auto Debit Pro-gram in which the bank automatically withdraws the funds out of your bank account each quarter, you will NOT be required to contact the bank. Florida Shores Bank will automatically adjust the amount to reflect the new association dues. And finally, here are all payment options: 1. Coupon Payment Booklet. The booklet you will receive in the mail will include 4 payment stubs. When

time comes, please make sure to detach the payment stub for that payment period, write a check for the amount on the stub, fill out the information required on the stub, and mail it to the address as appears on your the booklet. 2. Drop a check in my office. You can always drop a check in my office. If you don't have your booklet, simp-ly make sure to write your unit number on the check and make it payable to : Lakeridge Falls Community Associa-tion. 3. Join an Automatic Debit Service. You can request Florida Shores, the institute in which the Association banks with and which issues the coupon books and pro-cesses the payments, to automatically debit your account. The necessary form is available in my office. I can also email a form if requested. 4. Pay by Credit Card. Please note that this service has a $24.97 fee. If you wish to do so, all you need to do is to click on the following link... http://www.fsbepay.com/floridashorebank.html and follow the instruction. 5. Pay with an eCheck. This is a much more economi-cal way to use online services in order to pay your associ-ation dues. The eCheck feature cost $2.97. In order to pay via eCheck make sure to follow the step above (i.e. Pay be Credit Card) and instead of choosing a credit card type choose the eCheck option. 6. Use your Bank Online Payment Service. Some banks offer a service which allows clients to pay their bills online. Please contact your bank for information. Florida Friendly – We are happy to announce that the Florida Friendly landscape project is officially done. Back in October it was reported that with the help of Valley Crest’s assistance, we were able to install pavers and a bench that were donated by one of LakeRidge Falls’ homeowners (the pavers) and by Valley Crest (the bench). We also described how Valley Crest was able to define a walking trail through the landscaping bed so homeowners and residents can walk around it and appreciate the beauty it provides. And indeed, there has been a lot of positive feedback on the work done by the Landscape Committee. However, something didn’t seem complete. Therefore and as part of its continuous efforts to improve the general look of the community, the Landscape Committee re-quested to perform a few final touches. First, crushed shells were installed on the path previously created to bet-ter define it. Besides enhancing the general look of the Florida Friendly Garden, the Landscape Committee, right-ly so, believed it would provide a more defined path mak-ing it easy for homeowners and residents to roam around

work place gave them the clickers. We spoke with Bright House and FedEx and not surpris-ingly they strongly dismissed this argument. Others made some ridiculous argument like “I am using a regular click-er one of the residents gave me” or “I simply followed another resident.” Of course all these arguments were false because everything is recorded and documented. Knowing the risk of allowing unauthorized people in us-ing emergency clickers, we filed a complaint with both Bright House and the local FedEx managements. Both promised us that this practice will end. However, soon after we discovered another incident in which one of their employees used an emergency clicker. After this ritual (i.e. a driver who uses an emergency clicker and is filing a complaint) continued, we decided to contact the Mana-tee County Sheriff's Office and ask for their help. After all, the fact that a simple civilian has access to each com-munity in Manatee County at any given moment is a pret-ty scary thought.

During our discussion, the Manatee County Sheriff's Of-fice suggested we contact them and report the incident live as it happens. The Sheriff’s Office explained that by using the emergency clickers these individual are pretty much trespassers. Following their recommendation, the guardhouse was notified to immediately call the Mana-tee County Sheriff's Office in case they notice a vendor truck using the back gate. Not just that, the Sheriff's Of-fice also promised to randomly send a Sheriff’s cruiser to observe the back gate in order to detect vehicles that are using an emergency clicker. Keeping that in mind and with the continuous efforts to make LakeRidge Falls a safer place, we hope to eliminate this unwanted practice once and for all.

4. the garden. Not just that, in the next few weeks the Land-scape Committee will install copper tags on the variety of plants identifying each one of them. This will be done so owners and residents will be able to identify and appreciate plants that are conservative on water and are drought-tolerant.

Finally and because the Landscape Committee realized that many of our owners and residents don’t know where the FL Friendly Garden is, a sign was installed along Lak-eRidge Blvd indicating the location of the garden. That said, the Florida Friendly Garden is located almost across the clubhouse’s west parking entrance and just south of the pedestrian sidewalk that connects LakeRidge Blvd and Bowen Falls Place. Homeowners and residents are more than invited to visit the Florida Friendly Garden to enjoy its beauty.  Back Gate – As explained in the past, with the new addi-tions of the security cameras and signage, the Association was able to eliminate a big portion of the problem of unau-thorized vehicles that enter the community while using the back gate. However, the last couple of months we have been facing a new and quite unique situation. The new phenomenon involves delivery trucks such as FedEx, and cable provider companies, such as Bright House, using an emergency clicker and thus gaining access to the commu-nity from the back gate off of Lockwood Ridge. Before I will explain what an emergency clicker is, let me give you a short explanation how our gate system works. As we all know, LakeRidge Falls’ owners and residents are using clickers to get through the community gates. The way it works is based on a specific radio frequency which is unique to LakeRidge Falls. Therefore people who do not reside in LakeRidge Falls can’t gain access because they are not using a preprogrammed clicker that works with that specific radio frequency.  However, the issue becomes more complicated when a response vehicle needs to enter the community in case of an emergency. Obviously, LakeRidge Falls can’t provide clickers to all first responders in Manatee County or ask them to come through the front gate in case of an emergen-cy. Therefore, all gated communities are required to have an additional radio frequency programmed into their gate system that can be used only by emergency vehicles. Not just that, all gated communities are using the same emer-gency radio frequency so, a Sheriff Deputy, for example, can drive into LakeRidge Falls in case of an emergency and then can go down the road and enter Cascades, again as an example, if needed as well. Now and back to our story, recently we noticed non-emergency vehicles using these emergency clickers. More specifically we noticed that this phenomenon is more com-mon among Bright House trucks and subcontractors and among FedEx trucks. How the drivers of these vehicles gain control of these clickers? Your guess is our guess. We simply believe these individuals have a friend who is a Deputy or a firefighter who gave them the emergency code so they can program their own private clickers. However and when confronted, some of the drivers argued their

Annual Meeting February 6th!

Lakeridge Falls Pioneers – Rome Wasn’t Built in a Day. This month we take a brief detour from our stories of LRF’s pioneers. Thanks to the dedicated photograph-ic efforts of Ann Jurczak, we have a day-by-day rec-ord of the construction of her house on MacKay Falls Terrace. While it is true that Rome wasn’t built in a day the photos to the right record that the shell of a house in LRF was completed in only two weeks!  Many thanks to Ann for making her photos available. We are still looking for photos of the “early” days of LRF. I suspect many of us took pictures documenting the construction of our own homes. I know Bobbi and I did (but not as completely as Ann did). However, we need photos of the “common” areas. For, example the pool and Clubhouse under construction, the wa-terfall under construction, roads being built, etc. Please bring your photos to Karen and she will scan them and return them unharmed to you.

BUILDINGS' COMMITTEE UPDATE

by Alice Dorn, Chairperson

Happy New Year! At the November 21st Board Meet-ing the Board of Directors voted to provide a generous donation to the Holiday Decorating’s Sub-committee for the purchase of new outdoor lights. As always, this group did an outstanding job decorating the inside and outside of the Clubhouse and property. Anyone who is interested in joining this group to take down decorations, please contact Judy or Irene. The Buildings’ Committee appreciates the Board’s generosity. We wish to recognize the following individuals who once again worked hard in decorating the entrances and inside the Clubhouse. Thank you Judy Colvin and Irene Cerdas Co-Chairs, Jack Kellogg, John Silagy, Chuck Tierney, Ruth John-ston, Emily Conklin, Elaine and Bill Smith, Virginia Sloan, Mike Isepp, Bridget Hannibal, Christian Lavoie, Jan Wojtkin, Charlotte McAleer, Dick/Kaye Turner, Theresa Metz, Emile Langlois, Sally Kolling, John Doyle. And, Barb Frankovsky furnished a nice selection of refreshments! At the next Buildings’ Committee meeting January 23rd, the members will discuss the possible renovation of the Card Room. This might include the reupholstering of the chairs, touch up stains on the tables and chair frames, adding casters to the tables and painting of the chair rails. The Chair will have obtained prices for fabric and labor. I’ve received comments from several card groups, re-garding the condition of the kitchen when they arrive to make coffee and set up refreshments for their own event. Very often the previous group has not cleaned the coffee pots or the countertops. This is “our” community! It takes everyone’s efforts to take care of the Clubhouse. The Buildings Committee had a very productive year. We held five meetings from March through November. Thank you to the 2013 Committee members. Joan Si-gnorelli, Berne Rosenthal, Judy Colvin, Velma Ware, and John Zorack. The committee obtained funds to pur-chase a recumbent bike and a second AED unit. The current controversy is the temperature in the Card Room and to a lesser extent, the Grand Salon. Some card players wish the temperature set to 78 while many prefer 76 and a few like 74 or even 72. It would be im-possible to accommodate everyone wanting the room temperatures set to their own liking. We ask that every-one please become tolerant of a “median” 74, which ap-pears to be a fair solution. Please email me your thoughts at [email protected]. The Chair will make an effort to speak to the various weekly card groups in January to obtain a majority opinion.

Community Relations Committee Report by

Alice Dorn, Chairperson

Our first toy drive, performed in conjunction with Toys for Tots, was very successful! The project commenced on No-vember 18th through December 20th. We hope to make this an annual community event. Thank you to all LRF residents for your very generous contributions. Thank you Clark McFall for coordinating this project with Toys for Tots Signup sheets for 2014 committees will be displayed be-ginning the first week of January. We hope for new 2014 CRC members. This is a very community minded commit-tee. Our next meeting is Wednesday, January 8th at 1:00 p.m. Many thanks to Chuck Tierney for arranging the tables and chairs in the Card Room last year for the Board Work-shops and Board Meetings. And thanks to Bob Kirkpatrick for taking charge of putting up monthly notices on the sign boards at the two entrances. Chuck Tierney will coordinate with “Meals on Wheels”, to establish an annual food drive. Watch for upcoming notic-es on the bulletin board and the Falls Forum. Diane Shanos arranged for Ship n Shore Travel to give a presentation on Saturday, January 11th at 10:00 a.m. This company has arranged several LRF excursions previously. Coffee and Donuts will be served at 9:30 a.m. Carol Lockwood has lined up several speakers in the next few months for the continuing “Saturday Info Sessions”. Please watch the bulletin board as well as Karen’s Weekly Reminders for specifics. There were 14 residents in at-tendance at the December 14th session. Tom Russo spoke on “Reverse Mortgages”. Rose Ann Russo is a long time LRF resident. As always, thank you to Community Assistant, Karen Stamm, for your excellent coordinating. The revised “New Resident Welcome Packets” are a very nice en-hancement and I’ve received positive comments.
