Provision of Clerk of Works services for the renovation of the existing Southwark Town Hall building converting the upper levels to student accommodation and retaining the lower levels for Public Gallery use.

The project also includes a new build extension to the rear incorporating a new theatre, studios, offices, WCs and breakout facilities for Theatre Peckham, with 5 floors of new student accommodation above. A total of 155 bed spaces have been provided.

The 2 buildings are linked via a relandscaped public garden available for use by the theatre, students, gallery and local estate.

The scheme provides light and spacious bedroom accommodation, as well as generous communal areas, a high-quality and practical student living environment while preserving the character of the Old Town Hall building and delivering major community benefits.

The refurbished performance space, box office, two new studios, new visitor facilities, offices and entrance foyer for use by Theatre Peckham, which offers affordable performing arts classes to three to 18-year-olds, to improve its facilities, will benefit the local community, and provide an economic boost to the area by growing the existing higher education hub.The new facilities will give much needed space to the theatre as well as enhance its presence within the existing community.

Artist’s studios have been provided on the ground and lower ground floor levels of the building for use by students and local artists. They feature plenty of natural light, easy access from the street, high ceilings and lots of floor space.

A café gallery on the ground floor level of the main Town Hall building has also been provided and will be run by local arts and community organisation for use by student residents and the passing public.

calfordseaden was appointed as Employer’s Agent, including Clerk of Works services, Cost Consultant and Principle Designer on Cameron Close project. The project comprised redevelopment of an existing site owned by our client. The site was formerly used for supported housing and was no longer deemed “fit for purpose” both physically and financially.

One of the key objectives of this project was to make Cameron Close a Passivhaus development over and above Code level 3, as it best meets the group’s sustainability objectives without the need to provide expensive renewable technology. Our client, Southern Housing Group, moved their former residents living on the site to a new modern sheltered housing scheme, Whitmore Court, which provided residents with more suitable care.

Funding was provided by the HCA in addition to the investment from Southern Housing Group, but following receipt of tenders in financial viability terms the scheme was not sustainable. Following discussion with the Isle of Wight Council, their aspiration to become zero carbon beacon for other authorities provided “top up funding” to ensure the scheme could be progressed.

The 16 houses were identified as affordable rent units with the remaining 12 apartments identified for over 50’s sheltered housing, being more appropriate for the user group with the added benefit of vacating under-used housing elsewhere on the island. The 12 apartments incorporated a facility to separate part of the living-dining room to create a guest bedroom should the need arise.

Stonegrove regeneration is a mult-phase project located in Edgware, Middlesex. The estate originally comprised of approximately 600 homes that were built in the 1960’s/70’s, in a range of tower and maisonette blocks of up to 11 storeys. The high energy costs and the state of the housing led the borough to put forward a regeneration proposal.

Our client, Family Mosaic, worked in partnership with Barnet council and Barratt London to deliver 498 new social housing homes of mixed tenure, including affordable rent, shared ownership and shared equity homes. In addition to this, Barratt London built a further 500 homes for private ownership, a vicarage and a community centre.

calfordseaden has been involved in this major regeneration project from conception and provided Client Representative and Cost Advisor services during the master planning and decant strategy stages. We also acted as Employers Agent and Site Inspector on all phases.

Additionally we have also provided pre-contract advice and site inspector services on behalf of the Trust responsible for the management of the community centre.

This new nursery facility forms part of the major redevelopment of this urban area, known as Stonebridge Park. The completed nursery provides a single sheltered and secure area, with the roof covering extended to cover play-areas and circulation between these two spaces.

The completed nursery, designed by Alsop Architects integrates into the landscape design of the park and acts as a focal point in this open space. The external spaces have been designed as outdoor rooms to ensure that the site is usable all year round. The variety of colours, shapes and textures were chosen to create an attractive, stimulating learning environment.

The internal areas accommodate several different types of prefabricated structures under the single enclosure, modified to provide a diversity of secure and heated accommodation. The prefabricated structures comprise a traditional yurt (Mongolian tent), refurbished sea containers and a selection of portable structures. This combination of built and adapted internal environments permitted a rapid construction programme and provides flexibility to meet the demands of the daily activities of children attending the nursery.

calfordseaden was appointed to review the project direction as the project design was significantly over budget. We reviewed the work and designs undertaken to date and revised the constructor procurement strategy which was changed from a design led traditional procurement to a design and build, this provided an agreed maximum price from the successful Contractor, with an element of Risks/Savings share up to a capped figure.

The scheme was delivered £80k under budget through collaborative working with the client, contract and project team.

calfordseaden was commissioned on this landmark development located in the heart of Wandsworth within a conservation area, to provide 41 residential units across two buildings of seven and five storeys in a mix of one, two, three and four bed apartments and a commercial unit at ground level. The tenure mix comprises rent, shared ownership and private sale.

calfordseaden provided Employer’s Agent and Site Inspector services from feasibility stage through to completion. As part of this role we produced the agreed contract, employer’s requirements and finalised project finances after which we administered the contract, making sure that the specification and construction quality were closely monitored throughout the build and organising the pre-handover inspections with the client’s development personnel.

We completed a comprehensive value engineering exercise with the contractor, analysing the various requirements to achieve the lowest total build cost without impacting on the overall quality of the scheme. During this process we ensured that the design features requested by the client remained within the design, such as the projecting balconies, lightwells, glazed brickwork and communal landscaped areas.

The project involved the demolition of an existing seven storey office block which was located on a busy red route before the new build element could commence. The site posed various challenges in respect of the excavations which were in close proximity to adjoining properties.

The dwellings have been constructed to meet Code for Sustainable Homes Level 4, with the commercial unit below the front building (Lyon House) being constructed in accordance with BREEAM ‘Very Good’, which was part of a separate fit out contract.

calfordseaden was appointed as Project Managers to deliver this specialist youth project in Old Street in central London.

The project successfully delivered a range of facilities, including sound studios, teaching spaces, and performance space, for use by the Dragon Hall Trust, a charitable organisation who provides support to young people, residents, business and community groups and a separate dental surgery.

calfordseaden adopted a collaborative approach to the project, undertaking the role of Project Manager and also acting for the Client. The Project Manager was also involved in every aspect of the design, including architecture, M&E and valuations.

This was a complicated project requiring extensive consultation and liaison with the existing building occupants, who were adjacent to the site and would be affected by the construction noise. There was also the requirement to divert and alter services, which also affected the existing building occupants, along with adjusting the existing fire alarm system to allow for the new section of the building to be incorporated.

In addition, the Project Manager consulted with the stakeholders who would be occupying the building, which included a newly constructed dental surgery.

Following a review of the progress, calfordseaden was able to advise on relocating the contractor’s site offices to allow the fit out of the dental surgery. This was critical for an adjacent housing development commencement which was dependant on the dentist vacating a section of the existing site.

calfordseaden was appointed to provide EA/Cost Consultant and Quality Control/Site Inspector services for the delivery of the 165 apartments with extensive communal facilities to provide high quality senior living in an urban environment.

The common areas of the scheme include main reception foyers serving three stair cores leading to a mezzanine which houses the majority of the communal facilities including Health and Beauty Spa, hairdressers, fitness suite, gardening and hobbies room, bar and lounge, restaurant, library/internet and computer suite. A full fresh cook kitchen has been provided to serve a restaurant, mezzanine bar, conference suite and a 7th floor roof top bar. The conference suite includes a multipurpose room that can be used for film shows and multipurpose entertaining. There are also three guest suites which can be hired out.

All apartments have either a balcony or winter garden; they also have access to roof gardens.

The development was constructed over the Cross Rail Station Box at Woolwich/Royal Arsenal among a number of Grade 1 listed buildings. The roof of the Station Box forms the lowest level of the two tier underground car park which sits under and services Bentham House and five other residential tower blocks, all of which form the OSD or Over Station Development.

We were appointed by the client on an earlier Senior Living Development and so we were able to use feedback and knowledge gained to drive continuous improvement in the quality of the design and specification. Lessons learnt workshops were held to inform parties involved in the design and specification and what the market place expectations were in terms of the product.

We operated a detailed inspection and sign off procedure for the entire development, ensuring that completion was able to take place on a single day, as per the client’s requirements. We then managed the post-handover fitting out and coordinated the client training, chairing regular meeting to ensure that the process ran smoothly and any issues were addressed as soon as possible to avoid any potential delays.

Sustainability Ecohomes ‘Very Good’

calfordseaden worked with the NHS Trust and United House to secure the original PPP competition bid to transform this sensitive conservation area site. We took the original brief for the refurbishment of 28 flats, and after rigorous investigations and site visits, proposed an alternative new build high rise solution. Despite the inherent difficulties, we produced a design that provided 141 mixed tenure homes for hospital staff and local authority nominations.

Our exemplary design at Coppetts Wood exceeded expectations and overcame the concerns of Planners and local residents regarding the location of such an imposing building in the existing landscape. The NHS Trust was also delighted with the increase in quality affordable homes.

The design, construction materials and techniques adopted were significantly influenced by the need to minimise/eliminate vibration and dust, due to the sensitive nature of equipment located in the adjacent laboratories. The environmental credentials of the building were also important for the local council, therefore a green roof was installed and much of the building faced in ‘Rockpanel’ cladding (material created from Rockwool production waste).

The Coppetts Wood house development was officially opened by HRH Prince Andrew.

Our Client and the NHS Trust were extremely satisfied with the completed scheme leading to the commission of calfordseaden’s services on a second phase. This included the design of the substantial refurbishment and overcladding of the adjacent 14-storey 1960’s concrete clad tower known as Anne Bryans House, which was in a state of disrepair.

The newly configured building provides 180 beds in 47 cluster flats with a ground floor GP surgery. Many of the residents from this building were relocated to the completed Coppetts Wood House to facilitate works.

Tonbridge Grammar School was originally established in 1905 and overtime the development of the 14 acre campus had become very segmented. In order to strengthen the campus, a masterplan was developed in close consultation with school governors, staff, pupils, parents, planners and neighbours in order to deliver a compact and uncomplicated site layout.

To facilitate the redevelopment plans, the existing entrance was repositioned to enable complete remodelling. The main works were then carried out in phases whilst the school remained operational.

Phase 1 of the works delivered a new three-storey classroom block and sports hall, replacing a number of temporary classrooms. The new building, which is of steel frame construction with brick and blockwork external walls, accommodates 39 state-of-the-art classrooms with large storage cupboards, offices, resource rooms and a new library known as the LOGIC, together with an indoor sports facility incorporating drama and dance classrooms and changing rooms. All classrooms have tempered ventilation systems linked to the gas fired heating installation. There are also disabled toilets on every floor and lift access throughout the building. New netball courts and tennis courts have also been provided along with a large car park including seven dedicated disabled spaces.

Phase 2 consisted of the refurbishment and remodelling of the main building after a large part of the original school building had been demolished. The new layout incorporates art and music classrooms as well as a cookery suite. Additionally, the original gymnasium was converted into a dining hall with an adjacent sixth form café.

calfordseaden was appointed as Client Representative and Site Inspector for the provision of the IBarn, a new sixth form centre, using modular construction methods under phase 3. The centre provides flexible teaching spaces suitable for the International Baccalaureate, including 3 classrooms, a conference room, lecture theatre, offices and a new café. The rear of the building has seen the construction of new changing facilities for outdoor sport and fitness. The spaces previously occupied by the sixth form have been redesigned to expand the current music department which now features nine sound proof practice rooms and a recording studio.
