After all, the neighbourhood boasts an impressive number of events in- cluding annual staples such as the renowned Montreal Jazz Festival. In recent years, that section of the Ville-Marie borough has seen a rise in the demand for hous- ing by prospective buyers seek- ing a home in the heart of the action. While many developers have constructed large condo- minium buildings with units for sale, Groupe Canvar has instead decided to go a slightly different route by building the luxurious development Le V, whose units are exclusively for rent. The project is located at 360 René-Lévesque Blvd. W., at the corner of Bleury St. Construction started in 2011, and delivery for oc- cupancy began in June. The single-phase, highrise de- velopment houses 244 units on 41 floors. “It’s actually currently the tallest residential rental building in Mon- treal,” said Tristan Pungartnik, director of operations of Summit Property Management, the com- pany operating Le V. “It has amaz- ing skyline views from every unit.” Summit Property Management also runs the 400 Sherbrooke Ouest development, the Riva Uno on Nuns’ Island, and the Jardins du Canal near the Atwater Market. Due to its convenient and ex- citing location, and wide range of available units, Le V is attracting a slew of renters including families, professionals, students, and those looking for a pied-à-terre setup. The apartments range from 538 to 1,960 square feet, with rental rates from $1,345 to $6,370 per month. The rental rates are virtually all-encompassing, as they include heating and air conditioning, hot water, electricity, Internet, local phone, cable, and window blinds. The only optional extra costs are a parking space in the garage, at $200 per month, and a locker at $20 per month. “Units are fully equipped for renters,” Pungartnik said. “They include a washer and dryer, hard- wood floors, bright and sunny spaces and balconies, and the same standards as you would find when buying a condo.” The kitchens feature stainless- steel sinks, deluxe perks such as granite countertops and ceramic backsplashes. To top it off, the ap- pliances are included.
