Our core activities are; strategic advisory, projectmanagement, design and technical due diligence of commercial real estate. We work for both national and international companies.

We have a team of dedicated projectmanagers, architects, technical advisors and workplace consultants to ensure a one stop shop service. Our team consists of five projectmanagers daily working with four to five architectural companies and various technical managers on site. Our employers are guaranteed a single point of contact, never only a junior projectmanager.

Cerius advises in all phases of the process, from the initial space planning and cost estimates through building selection to the design and management of the build out. Our job is to think two steps ahead and identify the best solutions in terms of costs, quality, risk and time.

SPACE PLANNING / WORKPLACE CONSULTANCYCombining the best solutions for each type of work with an efficient layout will increase productivity and work pleasure and also reduces required sqm thus minimizing lease costs.

BUILDING SELECTIONEach building has its own specifics; functional, spatial & technical. Upfront investigation of these specifics provides with an overview of the “pro’s and con’s” of the various options and insight in the one time expenses additional to the lease costs.

LEASE NEGOTIATIONSA technical and financial review of the counter parties bid puts the offer in perspective and prevents unpleasant surprises.

DESIGN

Cerius cooperates with various architects, offering our employers design freedom to match the company identity. A guitar company for instance requires a different look and feel than a lawfirm.

The designs are completed in various steps, the number and complexity depending on the requirements, available time and budget. From a schematic space plan to a final design including detailed drawings and presentations of all relevant views, materials and specifications.

Simultaneously with the aesthetics the technical and financial consequences are monitored, and if required adjustments will be proposed, to ensure the design fits the budget. Quality will allways be leading.

PRE CONSTRUCTION

In this phase our financial added value shows. Making use of our acquired market position with manufacturers and suppliers, our employers benefit 100% from our discounts and premium rates.All works are described, detailed and drawn for maximum understanding and approval on one hand and to minimize risk on the other. Clear Request for Proposal documents completed with our purchase conditions that favor the employer ensure minimum risk. If required preferred suppliers are included in the bid.

Orders are issued only if total costs are in line with the budget. Our employers directly contract the various suppliers to ensure maximum transparency. Upon request Cerius can act as a single point of contract reducing the number of suppliers and simplifying the ordering and payment process.

CONSTRUCTION

A clear construction programme, meeting schedule and quality requirements are agreed upfront with all suppliers. All relevant permits, codes and regulations are part of the construction teams responsibility. Obtaining the landlords permission and informing neighboring companies are as well.

The works will be monitored daily by a senior project or site manager who is able to identify deviations in quality and programme as they occur, thus minimizing financial consequences and disturbance of the process.

At completion all works are inspected and approved for acceptance and a detailed report will be made of outstanding items, making clear agreements on possible outstanding works.

MOVE & CLOSE OUT

Usually the new office is to be operational directly after completions of the construction. Resolving outstanding works swiftly is essential to create minimal disturbance of daily operations.

The move itself includes possible risks for the daily operation. We plan the move and any required backup scenarios and prepare and instruct personnel and third parties accordingly. Moving to a new office requires a lot of effort from the organization. We recognize this and plan to complete our works as soon as possible. Cerius project managers remain available to assist during the start up of the new office.

Only when all works have been completed satisfactory, final invoices are approved for payment.
