VIP Structures was founded in 1975 by David C. Nutting, AIA, who had a vision of integrating the best elements of design and construction. With over 20-million square feet in our portfolio, we continue to grow and find innovative ways to increase value and benefit for our clients.

Today, operating as one cohesive entity, the VIP Structures team offers expertise and experience within its four main divisions: Architecture, Engineering, Construction, and Development. Our teams’ experience has crossed multiple industry sectors, from industrial and commercial, to downtown restoration and redevelopment projects for not-for-profit agencies and educational institutions. For four decades our clients have benefitted from our integrated services.

Ultimately, the VIP Structures team approach brings together multiple skills that provide the basis for value engineering, ingenuity and the sharing of a common goal - the successful completion of our client’s project. All of our clients benefit from the standard practices that VIP has developed and refined over the years to ensure our projects are as functional and enduring as possible.

Crafting the perfect building involves a cohesive team of experienced professionals, much is the same for brewing the perfect beer. We didn’t agree with the industry standard of dividing the building process, so we made our own.

Our philosophy of building maintains that quality and efficiency are attained through the collective efforts of a well-trained and dedicated work force. Our LEED®-accredited construction experts have been building from an owner’s and architect’s perspective for forty years, accumulating a portfolio of more than 20 million SF.

We maintain an in-house construction staff of over fifty people. Project Managers, Field Superintendents, Staff Architects and Field Personnel work together to achieve construction excellence. Our work force is comprised of several specialized crews who have the ability to complete all aspects of building and are also noted for their ability to perform fast-track projects while ensuring the highest quality including: surveying and layout, carpentry, concrete foundations and floors, masonry, roofing, and structural steel erection. These in-house capabilities create a better team and give us total control of scheduling and quality.

We perform the majority of our work on a design-build basis. We will also act as a pure general contractor and as a supply/erect steel subcontractor to major national general contractors. We are committed to safety, maintaining an excellent safety record and receiving recognition with numerous safety awards.

Ken is a licensed engineer by trade with over 20 years of experience in the construction industry. He is a strong proponent of design-build and an integrator who spans across architecture, engineering and construction operations. At his prior firm he successfully directed design and construction teams resulting in improved project performances, enhanced client experiences, and a doubling of enterprise-wide volume.

Ken, a craft beer enthusiast completed Tangled Roots Brewing Company in Ottawa, IL while serving as President of Construction at Wight & Co.

Creativity, attention to detail and a deep knowledge of the art of design and sustainability are hallmarks of our award-winning design-build architectural team. Our LEED®-accredited architects design to meet architectural and aesthetic needs of our clients along with the constructability, schedule and budgetary requirements. Our design-build roots have allowed us to develop expertise in the entire building process resulting in a vast portfolio of academic, commercial, industrial, medical, residential and retail space.

Projects typically begin with a preliminary agreement to provide schematic design, budgeting, design development and municipal approvals. Services provided during this early state include: coordination of surveys, environmental audits, wetland determination, site design, drainage studies, environmental impact statements, code reviews, zoning analyses, and traffic studies. We handle all board presentations and meetings. In the end, the client’s benefit is that they have a plan, a guaranteed price, and an approved project.

Our integrated approach includes complete interior design assistance. Our staff coordinates the selection of finish materials, color schemes, furnishings and window treatments. From preliminary site concept to the wall hangings in the reception area, we provide a truly comprehensive package of services.

Our LEED®-accredited engineers design systems with long-term cycle cost in mind. Properly engineered systems based on this strategy provide the results our clients are looking for - they hold up better over time, cost less to operate and are generally more environmentally conscious.

Our engineers are known for being pioneers of our industry. They have been a part of some of the first successful local ground-source variable refrigerant volume systems, active chilled beam systems and microturbine-based co-generation and trigeneration systems.

From concept to design, our engineers guide each project through installation, commissioning and follow-up services, while identifying ways to help the customers save construction and operating dollars. Cosamano has over 20 years of experience designing mechanical/electrical systems for a wide variety of building types. Sam’s team specializes in Process Engineering and have a number of intricate & complex industrial process systems in their portfolio. His staff of 25 engineers have a multitude of skill sets that complement each other and accomplish great things for their customers day in and day out.
