Merriam-Webster defines suburb as an outlying part of a city or town. In fact, all three of Webster’s definition variations make reference to a nearby city, which suggests that the former cannot exist without the latter. Until about ten years ago, this definition fit the picturesque town of Castle Rock, Colora- do pretty well. With just over 20,000 residents according to the 2000 census report, the local economy was largely tied to that of surrounding communities including Denver, the state’s capitol city located due north. Flash ahead ten years to 2010. The city’s population had more than doubled with nearly 50,000 residents calling Castle Rock home, earning the municipality a ranking as Colorado’s 17th most populous city and recognition as the center of urbanization in Douglas County. As the nation neared the end of the decade with a floun- dering economy, Castle Rock Mayor Paul Donahue recalls how he and his city council members were trying to figure out how to keep the town on solid financial footing. As a result, the council developed what it calls the Vision 2020 Plan which, among other measures, details the need for a centrally located 24-hour medical facility. At the long anticipated ribbon-cutting ceremony, Donahue stated that Adventist was the first major company to commit to the town during those “rocky times.” The multi-phased initiative was conceived, not only to provide community residents with access to first-rate hospital services, but also to employ local healthcare providers and bolster the city’s economy. Truly intended to act as a community anchor and well- ness gathering place, the Castle Rock Adventist Hospital goes beyond treating patients in the traditional sense and includes unique health-centric services like a bike sharing program, the community Garden of Eatin’ and the open- to-the-public Manna restaurant led by renowned chef, Dan Skay. Breathing Life into the Vision To help bring their conceived facility to life, Castle Rock Adventist connected with Colorado’s largest healthcare system Centura Health, along with Florida-based architect, Hunton Brady Architects and general contractor GE John- son Construction Company. With a proven track record of successfully completing complex healthcare projects, RK Mechanical, Inc. was selected as the mechanical contractor of choice for the 212,240 square foot, 50 bed, four-story Phase Two campus expansion. A focus on evidence-based design and holistic architectural details creates a whole-per- son approach to health and wellness, providing hope, health and respite for patients, families and caregivers. including obstetrics, intensive care, neonatal intensive care, acute care, orthopedics, and cardiology to supplement the 23,000 square foot phase one emergency and imaging center opened in September 2011.

The facility’s Central Equipment Plant (CEP) is connected to the hospital via a linked corridor and enables the hospital to self-sustain by leveraging the power of two 500 horse-power boilers and two 600 ton chillers. Additional major mechanical equipment includes on-site cooling towers and custom built air handling units. In order to maintain the aggressive 18-month schedule, RK Mechanical relied heavily on in-house BIM coordination and prefabrica-tion resources in order to control on-site manpower and minimize disturbances to the patients and staff of the fully functional first phase of the hospital. These renderings were

then used by the Total Station crew to lay out systems in the field, ensuring accuracy and anticipating conflicts ahead of material delivery. Collaboration among trades to fully co-ordinate the mechanical, electrical, duct and utility systems yielded a significant positive impact on overall efficiency by reducing instances of costly re-work and allowing for more than 90 percent mechanical prefabrication in RK Mechan-ical’s climate-controlled, factory-quality environment. “Our plan was pretty straightforward really. We just did what was necessary to keep the project on track and keep our cus-tomer happy. Throughout the project, communication and collaboration were key to our team’s success,” said Senior Project Manager, Jim Martin, LEED AP.

Just When Everything was Going

Right...

Despite the team’s best efforts to look ahead, pre-plan and prefabricate, history has demonstrated that there is no science to anticipating what Mother Nature has in store. Never one to disappoint, Colorado’s predictably unpre-dictable weather made an appearance in the spring of 2012 in the form of a major rain and hail storm just before the completion of the hospital roof. Thankfully, the team stayed shielded from the pelleting ice balls, but the same could not be said for the previously installed mechanical insulation which incurred nearly $100,000 in damage and required replacement. With the unrelenting project schedule demanding swift action, Martin and his team coordinated with the mechanical insulator to help facilitate the expedi-tious reinstallation of the damaged product. The following autumn, after another hot Colorado summer, the team received recognition for their first-rate efforts despite the challenging weather. Safety: NO Exception!

RK Mechanical is extremely proud to be an OSHA VPP Star Mobile Workforce contractor, having earned a spot among the top 0.03 percent of American companies with VPP certification at any level. As such, safety is a top priority on all RK Mechanical projects; however, given that the Castle Rock Adventist Hospital Emergency Room and Imaging Center (phase one) were occupied, the impor-tance of both crew and patient/staff safety was further ex-aggerated. Never one to settle for “good enough,” the RK Mechanical Safety team developed a site specific safety orientation program geared toward the mechanical scope of work and designed to supplement the existing program previously implemented by GE Johnson ConstructionCompany. While the 163-page document makes for some “light reading,” the manual is a comprehensive tool cov-ering topics as diverse as “Access to Employee Exposure” and “Medical Records and the Blood Borne Pathogen Program.” Adherence to these documented standards and processes paired with pre-walk visitor safety demonstra-tions and weekly Toolbox Talks, the RK Mechanical team achieved their goal of ZERO recordable incidents on the project, a tangible testament to the entire team’s commit-ment and sense of accountability.

Consistently Predictable

With various crafts and staff on site throughout the year-and-a-half schedule, it’s easy to understand the impact that adherence to documented processes bore on overall project quality. As an ISO 9001:2008, ASME and AISC certified contractor, RK Mechanical is rooted in tested processes designed to deliver predictable results. Surprise

internal ISO audits throughout the duration of the project helped to ensure that the team was “doing what they said they would do” with the appropriately trained and certified personnel as well as properly documenting progress along the way. By ensuring clarity of goals and expectations, the RK Mechanical team was able to effectively work with 92 on-site personnel at the mechanical manpower peak without compromise to the ISO standards. This effort paid dividends during the six-month commissioning phase during which every inch of the facility was examined with a fine-tooth comb for accuracy, appropriate pressuriza-tion, duct cleanliness and system functionality. According to Healthcare Operations Manager, Randy Wainwright, CHC, LEED AP, “It was important for us to deliver consis-tent quality throughout all phases of the project. Our ISO procedures not only serve as a comprehensive quality

management tool but also as a personnel management tool. It makes managing a large team much easier when everyone’s getting the same message day-in and day-out.”

Unifying a Community

Heralded as a preeminent healthcare facility with amenities rivaling that of its big city neighbor facilities to the north, the Castle Rock Adventist Hospital is a long-awaited land-mark for the growing community. Said hospital CEO, Todd Folkenberg, “After years of planning and development, our team is excited the day has finally come for us to open Castle Rock’s first hospital and start providing compassion-ate care and comprehensive services to our community.” Moreover, the focus on a local connection doesn’t stop with the patient; rather, it also extends to the healthcare profes-sionals staffing the hospital since Centura made a point to hire well-trained and board certified staff who wished to live and work in Castle Rock, making for a short commute (or bicycle ride). With the facility expected to employ more than 300 people, this effort to stay close-knit is sure to yield widespread benefits ranging from work/life balance perks to environmental impact.

As if waiting for his cue, the hospital’s first baby arrived promptly on opening day, August 1st, 2013 at 10:57 a.m., less than four hours after the facility opened. Welcomed with much media fanfare, this little guy’s birth is just the start of the amazing things that will happen inside of this special facility.
