At my first meeting of the Members on March 8, 2010, Iintroduced the concept of a Strategic Plan and further defined itat my second open meeting with you on May 17, 2010. At thattime, I explained how we were focusing on two aspects of thePlan in order to expand on the physical needs of the facility. Inthis article, I would like to further define the Strategic Plan andagain bring attention to one specific component. The StrategicPlan is comprised of six primary areas of focus:

Competitive - To assure the Club has competitive membershiptypes and offers Members and potential Members a strongvalue proposition. This includes ensuringthat all amenities, facilities and services areseen to be competitive in our market

Marketing – To develop a marketing plan to“sell” our product to very specific markets

Organizational - To have the right numberof people in the right functions providingservices to Members that exceedexpectations

Financial - To assure the Club remainsfinancially sound through appropriateinvestments in capital improvements andclub operations while enhancing theattractiveness of the Club and Member experience

Operational - To develop efficient operations to control andmanage costs while providing excellent Member services

Technological - To develop and provide management withtimely information for decision making to effectively operate theClub

At the May 17th meeting, we focused on the Competitive andFinancial components. In this article, I would like to explain toyou what we are addressing in the Marketing component.

Recently we promoted Linda Sakkal into the position of Directorof Marketing, and her responsibility is to focus on both ourinternal as well as external marketing. In a Club of our size, thisis a big job.

From an external marketing perspective, it is our intention to

influence who the future buyers will be in theBoca Pointe Community. Effective influencewill also help to increase the number of homebuyers who join the Club. This is critical at thistime since, as we have said before, we arecurrently in the “perfect storm” in the private clubindustry. There was a time where the conversionrate of homebuyers buying in the community whojoined our Club was at 40%. We are currently atless than 6% and seriously believe that we need

a targeted marketing push toencourage Baby Boomers from theNortheast and Midwest areas tomove into Boca Pointe and join theClub. New buyers in the communityhave historically been a terrificsource of new Members. Therefore, itis critical that we have an influence onwho that buyer is.

In partnership with our CommunityAssociation, we are hoping to embarkon a targeted marketing campaign. Weare in the process of identifying all thevariables including the geographic areasof our country and Canada that we believe

our next generation of buyers currently reside. Our goal isto build relationships with clearly defined prospects ages55-65 who are considering moving to Florida either parttime or full time. As we develop ongoing relationships withthem, the intention is that these people will be interested inboth the community and the Club to fulfill the next stage oftheir lives – just as many of you did when you made thedecision to move to Boca Pointe.

This is an ongoing process that typically takes three to fouryears before delivering measureable results. However, oncethe flow begins it tends to take off in a very positive way. Asmany of you know, people tend to join Clubs in groups.Making positive impressions and developing relationshipsin specific areas has the potential to deliver to us the caliberof residents and Members that Boca Pointe has historicallywelcomed. I will keep you posted as we begin to embarkon this targeted campaign to build our membership.

It is hard to believe that four months havecome and gone since my first chairman’sletter in which I said: “I should be carefulfor what I wished.” Well, I am stillstanding, still smiling and working evencloser than ever with our generalmanager and others on our wonderfulstaff. In those four months, much hashappened.

The Board completed the finishingtouches on a three-year contractextension for Ian Fetigan, and I ampleased and delighted that he wants tobe part of our family.

Ian and I attended two club industrymeetings recently—one hosted byMcGladrey, Pullen, one of theindustry’s leading consulting firms, the other aPresident’s Council of 16 South Florida clubs chairs andgeneral managers.

Both of these meetings were enlightening in severalways:

1. The meetings confirmed our belief that the Club atBoca Pointe was definitely an innovator among SouthFlorida clubs with our marketing efforts, including ourcreative membership programs. We were and stillare on the cutting edge.

2. The biggest problems shared by all clubs andverified by the consulting firm is the inability to sellmembership equities in a depressed real estatemarket, resulting in clubs not gettingequity/initiation/joining fees to fund their capitalprojects.

3. Another concern at some clubs is the “Member”telling the club they can no longer afford the duesand other financial commitments to the clubdespite that club being a mandatory facility.“We’ll pay you when we sell our home,” was thecommon answer. But because their club ismandatory, the ability to sell the real estatebecomes extremely difficult in this market.

4. Many clubs are burdened with major debtobligations incurred as a result of clubhouse andgolf course reconstructions. The lack of newequity sales places the funding of this debt on theshoulders of existing Members, requiring heftyassessment and dues increases. We, on theother hand, have no debt and a balanced budget.

We at the Club at Boca Pointe are, of course,in a different situation. The inventory of homes forsale in Boca Pointe is a similar percentage ofhomes as in the other clubs. However, here atBoca Pointe homes are selling because the

properties are priced right and the buyer has achoice to become a Club Member – asignificant selling feature, as it turns out.

This raises a critical issue for our Club. Weneed to become more persuasive in sellingmemberships to those buying into thecommunity for the first time. Unfortunately,there is no silver marketing bullet!

What we are working on are numerous plans toallow the Club to be more aggressive:

1. Develop a marketing plan that encouragesthe Boca Pointe Community Association andthe Club to join together for an unprecedentedmarketing outreach to perspective homebuyerseven before they leave their homestate…whether these potential Members are

looking toward retirement, second homes or investments. Weneed to reach and touch them before they arrive in SouthFlorida. I am pleased to report that both the Club and BocaPointe Community Association are discussing ways to worktogether on this plan.

2. We will continue to tweak our Member programs to makethem more appealing to prospective Members, both within BocaPointe and nearby communities, All current Members can helpin this by welcoming new Members with the friendly embracingspirit of the Club at Boca Pointe.

3. The Club is working on new plans to work closer with thePreferred Realtors who specialize in Boca Pointe (who are allClub Members) as well as those Realtors from outside thegates.

4. We want to challenge our Members: How many potentialMembers do you know”? We all have friends and family backnorth who might be considering Boca Raton as their destinationfor pre-retirement, retirement, or even second homeinvestments. Unlock your brainpower, let the names (referrals)flow and management will do the rest.

Bottom line: When you join the Club at Boca Pointe, it’s becauseyou want to be able to Define Your Life, not because you aremandated to join.

We have the finest club in its class in the South Palm BeachCounty region. It provides each of us with a satisfying array ofamenities and pleasures. With the help of all, we can be certainthat the Club we enjoy will remain vibrant and strong for manyyears.

Welcome to the Membership and Marketing column, a new addition you’ll find in each issue of “To The Pointe”. Opencommunication from the Board and management to our Members is something that we have diligently focused on sincethe arrival last October of our General Manager, Ian Fetigan. This column gives us yet one more venue to share valuableClub information with you.

As you read in the General Manager’s and Chairman’s messages, the Club is working on internal and external marketingcampaigns. While they explained some of the external marketing plans, I’d like to share with you some of our internalmarketing plans. The goal of our internal marketing is for our department leaders to create new exciting programs for ourMembers and effectively inform you of these events with plenty of notice so that you can enjoy your membership to thefullest!

This season, one of the new activities we are introducing is a series of “Member Mingle” Happy Hour events that featurefun themes such as Oktoberfest (Friday 10/22) and Hometown Happy Hour (Thursday 12/9). Watch for more of theseupcoming events throughout the season so that you can mix and mingle with your friends. Member Mingles are a greatopportunity to meet new Members and embrace them with our friendly Club atmosphere.

If you wish to give back to the community, our new Volunteer Corps has been formed with Harriet Rubin spearheading theproject. The Volunteer Corps is a fantastic way for you to meet new people while helping those in need. We have severalother clubs to get involved with such as the Baby Boomer Club, Camera Club, Yiddish Club and Creative Writing Club. Weare always looking for Members who would like to start new clubs so let us know if there is a particular club that you wouldlike to put together.

As we create these new events and activities, we have many methods of sharing this information with you. By far, the bestway to get the most recent updates is by logging onto the Club’s website and viewing the online calendar. Dining and Dress Codes Dress Code Key

Curbside “TO GO” Pick UpWe are doing curbside service when you order “TO GO” Tuesday-Saturday between 4:15 and 8 p.m. Call in your order. Thenwhen you arrive at the valet, you can either call the “TO GO” number, 394.2938, from your cell or have the valet call for you.We will bring your order to the valet area.

Knowing the appropriate dress codes ahead of time ishelpful to all Members. In private clubs, dress codes areestablished to enhance the experience for all Members.Please show respect for your fellow Members by adheringto all specified dress codes, as well as informing yourfamily and guests of the appropriate attire in advance oftheir visit. We wish you a most pleasant dining experienceat the Club.

ELEGANT CASUAL For gentlemen includes slacks, dress trousers andappropriately appointed denim jeans (no holes or fraying).Collared shirts, banded collar shirts, collarless designershirts (knits and woven) and turtleneck shirts arepermissible. Shirts must be tucked in unless otherwiseintended to be worn out, as a fashion statement. Notpermissible for men are shorts, tee shirts, athletic logoshirts or flip flops. For ladies, equally appropriate attire isrequired. Tank tops, tennis, golf and/or fitness attire is notpermitted. Other than ladies’ dress hats, no hats arepermitted in the restaurants in the Main Clubhouse.

SMART CASUAL WEARIncludes clothing permissible on the golf course or tenniscourts. Denim (absent of holes or tears), athletic shoes,sandals, “Bermuda” type shorts, slacks, collared orcollarless shirts are permissible. Prohibited are: running(gym) shorts, halter or tank tops, fishnet shirts, flip flops,bare feet and leotards (dance or exercise wear withoutaccompanying appropriate coverings). SUMMER GUEST POLICY Effective May 1st – September 30th the following guest policywill be in effect:

A Golf Member may bring up to three guests at the same timeand pay only a cart fee for each guest, during a calendarmonth.

A Golf member is allowed to bring the same free guest onlyonce a month. If a person has already been a free guest inthe month, any Golf Member that brings the same guest againthat month will be billed a flat rate of $35.00 plus tax for theirguest.Note: Club Members and Tennis Members may NOT be freeguests.

Free Guest DaysTuesday – Friday: All DaySaturday: After 1:00 p.m.Sunday: After 11:00 a.m.

In addition, from May 1st – September 30th the limitation onthe number of times a guest may play has been lifted.

Ellen Cullivan, the dance instructor at our Club, recently invited her students to attend a dance session at the PavilionBallroom. The attendance was large, and the enthusiastic participants enjoyed showing off what they’d learned:dancing to Latin rhythms, the Waltz, the Cha-Cha, Jive, The Hustle, Meringue, Tango and Rumba.

Every other Tuesday evening during the summer from 7:00 p.m. to 8:15 p.m., Ellen’s students are taught all thepopular dances, not only for beginners but for the experienced as well. Ellen is a professional dancer, exhibitspatience and skill with beginners and is attentive to and conscientious with those desiring to learn new breaks andto refine their routines.

What is especially wonderful about the dance lessons is the ability for Members to apply their newly learned skillsas they take advantage of the dancing the Club offers every Friday and Saturday evening in the lounges. Thedance lessons and weekend entertainment is an enjoyment few Clubs offer their Members. Boca Pointe is uniquein this regard.

It has been determined that to delay the onset of Alzheimer’s disease, one should play a musical instrument,read fiction, and dance. The benefit is derived from the mental demands of remembering dance steps,responding to the music and coordinating with a partner. Dancing is also an excellent form of exercise.

Take advantage of this complementary cultural and educational opportunity that is offered by the Club everyother Tuesday evening.

The Boca Pointe Ladies’ Interclub Bridge Team finishes infirst place. The Club at Boca Pointe’s Bridge Team, captainedby Marjorie Rubin and co-captained by Faye Bernstein-Cohen, finished first in the 2009-2010 season. The otherclubs competing included Boca West, Gleneagles, Hamlet,Hunters Run, Polo and Saint Andrews.
