7 Hidden Costs That Can Ruin Even the Best Laid Kitchen PlansIt’s easy to get excited about your kitchen updates, designs and cabinetry. However, even with good plans, problems crop up. Keep this report as a handy reference to reduce the great majority of potential surprises that can add up in hidden costs as follows:

1. Demolition. You need to take out the old kitchen and someone will have to do it. A demo crew can usually get it out in a day or so.

2. Plumbing. Check out your old plumbing and update as necessary to avoid leaks that can ruin your gorgeous new wood cabinets and appliances.

3. Electrical. Depending upon when your home was built you may need to update your control panel and electrical wiring to accommodate your new appliances. Also, you may want additional electrical outlets for convenience.

4. Lighting. Lights can really set off a kitchen design and feature your new cabinets. Codes may require you to update to energy efficient lighting.

5. Permit. If you’re making a major renovation you may be required to have a permit.

6. Framing, Drywall, Paint. Do you need a new wall? Was drywall damaged during demolition? What about flooring? Is it sound? Is there dry rot? Who’s going to paint?

7. Managing Your Update. Who is going to coordinate all the above? If you lack experience you will do well to have a professional handle it. Do what you do best and let the pros handle the rest.

7 Tips for Smarter Kitchen Design & Installation

In the daily bustle of life, homeowners want kitchen cabinets with a combination of aesthetics and ease of workflow. Typically this includes: 1.) Cabinet design and function; 2.) Off the shelf, stock or custom cabinets built to fit your existing space; 3.) Installation/project completion executed seamlessly for optimum results.

1. Planning is Key. A kitchen layout should flow and offer easy accessibility to storage, appliances and workspace. Small things can add up to years of ease or frustration. An experienced professional can help you to maximize the look, feel and function of your kitchen. Most homeowners will be living with their updated kitchen for decades. Smart layout and design begins with effective planning.

2. Stock vs. Local Built Cabinets. Some contractors buy stock cabinets from big box stores. Because they are not built to order, they may not fit the intended kitchen design. This can lead to use of filler sections that can look out of place. In addition, many stock cabinets do look attractive but don’t always hold up over time. Local built cabinets take your unique dimensions into account eliminating fillers by adjusting cabinet widths for a more appealing look and feel.

3. Particleboard vs. Plywood. Consider the construction and quality of your new cabinets. Avoid particleboard or thinner plywood that tends to be less durable. If a framed cabinet construction

and the wood is less than ½ inch thick, there can be problems down the road with warped panels and sagging shelves. ¾ Inch thick plywood is Ideal for frameless European construction and will provide you with decades of reliability.

4. Hardware. Pay attention to hardware like hinges and drawer tracks. Some hinges don’t last over long periods of time. Stick with brand name hinges and drawer tracks where possible. Drawer tracks have weight loads. Improper design can shorten the reliability and life of drawers. Be sure your designer matches the correct track to the width of your drawer.

5. Wood Drawers: Ideally drawers should have 5/8 solid wood sides like maple. With extra wide drawers a ¼ thick wood bottom may not hold up over time. 3/8 inch thick gives more strength and durability. Talk with your designer about the depth of your drawers. Deeper drawers can hold contents more securely so they don’t fall over inside.

6. Appliances: If you are updating with new appliances, then you want to make sure they have a similar appearance. One appliance may have a square handle the other a round handle. Did you know there are shades of stainless steel? It’s easy to overlook this aesthetic. Some stainless steel varies from a brown to a silver tone. A designer may or may not ask you about your selections, so make sure your choice in appliances look compatible in style and color.

7. Installation Tips. If your project is well planned out it should take approximately 2 to 3 days to install the cabinets depending on your kitchen size. When your kitchen installation is completed, a check off list is generated to handle miscellaneous tasks.

Too many times some contractors will take months and months to complete. To avoid this issue, find out if the company you hire works closely with installers. They should thoroughly understand your design process upfront. This will help you to reduce installation problems and complete your project in a timely manner.

5 Quick Tips to Avoid Hiring the Wrong Contractor

Today we read and hear about homeowners being scammed by contractors. It’s why homeowners should do their due diligence before signing any agreements.

Contractors can say anything. Most homeowner’s want a dependable company that will do what they say they will do, when they said they’d do it.

Hiring a company by following these five tips will steer you away from the “fly-by-night” contractors that may not have a proven process or reputation to back up what they say or do.

1. Do a Web Search. Google the company or contractor you are considering. Do they have a website? Most legitimate companies are online and have a way to contact them. Look for potential scam alerts. If you are still not sure about the company, protect yourself and call the Better Business Bureau.

2. Dial 411. Is the telephone registered to the address on the company quote or estimate? The numbers should match in the event you have to track them down for any reason.

3. Check the address. Is it a residential home, mini storage or commercial building? Do they have a showroom? Best bet is a commercial building and showroom to see the quality work,

house cabinet parts, and ensure direct customer communication to complete any job without chasing the company down.

4. Make sure your contractor is licensed, bonded and insured. It’s easy for a plumber or electrician to show proof of insurance. But, if it is not paid for, the insurance is not current which can result in litigation against you should an onsite accident occur.

5. Reputation. Before hiring a company make sure the company has a good reputation around town. How long have they been in business? Do they have feedback or testimonials from satisfied homeowners?
