£6.5M 143 Adelaide Road, London Residenal Client Elsworthy Rise Services Ltd Duraon 2015-2018 Services Employer’s Agent Contract JCT D&B Sustainability Code Level 3 This landmark development is located in the heart of Swiss Coage in a dominang posion on the corner of Adelaide Road and Elsworthy Rise. The works involved the demolion of an exisng derelict Public House known as ‘The Adelaide’ and the erecon of five townhouses with naturally venlated underground car park. The original consented scheme was developed by Award winning Architects, Kalkwalf Architects providing a very modernist take on the overall design of these 4 storey luxury family homes. The site also posed various challenges in respect of the excavaons in close proximity to adjoining properes, including restricons on the vibraons permissible when piling, due to the locality of the nearby northern line tunnel. Furthermore, the Contractor had to overcome industry wide issues associated with availability of materials and labour. calfordseaden’s primary engagement was in the combined capacity as Employer’s Agent and Site Inspector ensuring that the project was closely monitored throughout the build, and organised the pre handover inspecon process with the client’s development personnel. calfordseaden’s extensive cost control experience enabled the overseeing of a comprehensive value engineering exercise with the successful contractor without detriment to the quality of the build, and ensured that the design features important to the client remained incorporated, such as the rear projecng atriums, skylights and lightwells. Another area where considerable costs were saved was the changing of the specified kitchens, which brought the enre scheme within the Client’s budget. This involved calfordseaden’s liaison with the interior designer and local sales agent, to ensure the revised kitchens would be of similar specificaon and not detrimental to the overall appeal and sales values that the Client needed to achieve. Furthermore, the value engineering exercise also crucially involved the reviewing and changing of the original tradional construcon method in favour of reinforced concrete, which solved a number of difficult detailing issues and also reduced the overall programme of the build, meaning the Client could market and receive the units much earlier than originally ancipated.
