GENERAL EXCLUSION AND LIMIT OF LIABILITY

1, This home inspection report is based on a visual inspection of the condition of the readilyaccessible installed systems and components of the home at the time of the inspection. It’snot a guarantee, warranty or insurance against current or future defects.

2, This home inspection is carried out in accordance with the Standard of Practice of OntarioAssociation of Home Inspectors (OAHI). It’s not a building code, insurance or by-law homeinspection.

3, Please also note the following items are not included in this inspection: swimming pools,fire and lawn sprinkler system, private waste system, buried oil tanks, interior flue liners,alarms and intercom systems, below grade sewage and water pipe, appliances, centralvacuum system, environmental test, termites, carpenter ants and other insects.

4, Previous grow ops house detection is excluded from this inspection. Please check withyour real estate agent and ask for the proof of the existing house insurance.

5, The home inspector is not required to inspect outbuilding, operate water shut-off valve,measure voltage and amperage, inspect alarm system, offer an opinion as to the adequacyof structural system or component, detetermine indoor air quality.

6, The home inspector is also not required to determine the cause of the defects, the futurecondition of the system, the remaining life of any system or components, the market valueof the property and the presence of any environmental hazards.

5.1 Visible signs of light water intrusion are present on the concrete foundation wall in basement. Waterintrusion if not corrected can lead to other problems including mold and cause excessive moisture to floorsystem that can lead to deterioration and increased repair cost. I recommend further investigation orcorrection by a qualified licensed contractor or water infiltration specialist.

The plumbing in the home was inspected and reported on with the above information. While the inspector makes every effort tofind all areas of concern, some areas can go unnoticed. Washing machine drain line for example cannot be checked for leaks or theability to handle the volume during drain cycle. Older homes with galvanized supply lines or cast iron drain lines can be obstructedand barely working during an inspection but then fails under heavy use. If the water is turned off or not used for periods of time(like a vacant home waiting for closing) rust or deposits within the pipes can further clog the piping system. The home inspector shall observe: Service entrance conductors; Service equipment, grounding equipment, mainover current device, and main and distribution panels; Amperage and voltage ratings of the service; Branch circuitconductors, their over current devices, and the compatibility of their ampacities and voltages; The operation of arepresentative number of installed ceiling fans, lighting fixtures, switches and receptacles located inside the house,garage, and on the dwelling's exterior walls; The polarity and grounding of all receptacles within six feet of interiorplumbing fixtures, and all receptacles in the garage or carport, and on the exterior of inspected structures; Theoperation of ground fault circuit interrupters; and Smoke detectors. The home inspector shall describe: Serviceamperage and voltage; Service entry conductor materials; Service type as being overhead or underground; andLocation of main and distribution panels. The home inspector shall report any observed aluminum branch circuit wiring.The home inspector shall report on presence or absence of smoke detectors, and operate their test function, ifaccessible, except when detectors are part of a central system.
