Getting leads is the most common challenge that real estate agents have. I know you are looking for a way to do it that gets results.

Cold calls might work if you made them, but no matter how many times you told yourself you would do it, you can’t bring yourself to pick up the phone.

Buying leads might get you deals in the short run, but you know that most of the leads are dead ends and you don’t want to run a high overhead business where you spend money just to make money.

Stop forcing yourself to do what feels wrong. It doesn’t work so you give up, and then you feel like a failure.

#1 TOUCH 5 (NOT IN THE CREEPY WAY)

WHY Call your friends and say hi. I am not telling you to call and ask if they have any real estate needs- that is just a wimpy way to beg for business. I am also not telling you to cold call strangers and read them a script That call is painful to make and annoying to receive- which is why you haven’t been doing it. I am telling you to pick 5 people from your sphere and just pick up the phone, call or text and say hello. Check in, ask how they are and start a conversation. Even it it doesn’t lead to a transaction, it will increase your vibrations and make shit happen.

WHEN Every evening as you are shutting down for the day, choose your 5 people for the next day. Every morning, get up and start calling.

Start by implementing #1. Do this every single day. Then add the others as you can handle them. Don’t take on more than you can reasonably juggle, otherwise you are setting yourself up for failure.

HOW Brainstorm a list of every single person you know. It doesn’t mean you will ever have to call them, so don’t hesitate to write their name down. Come back to this list often and add names as they come to mind.

ACTIVITY Use a highlighter to go over the names that jump out at you. Your brain will tell you who to call. Once a name has been highlighted, it is time to add them to your CRM and make note of the date they were con-tacted. Use good categories and tags to keep your list organized as it grows.

WHY Selling is service, so how can you be of service to the people you want as clients? What wisdom or knowledge do you have to offer? A zoom is an easy economical way to reach people where they are and to make connections and be of service.

WHEN Again, consistency is key, so aim for once a month so people know what to expect. Map out the next 12 months on your calendar.

HOW If you aren’t sure how to host a seminar or workshop, the best way to learn is to attend as many zooms as you can. See how other people do it. Pick up ideas on what works as well as what doesn’t. Then get out there and do it! You will get better and tweak your presen-tation as time goes on. Practice it a few times, and then just GO! Make sure you capture email addresses of those who sign up so you can reach back out to them. I use Eventbrite to create my invite. It is free and easy. Announce it on your social media and in any groups you belong to where there might be interest.

ACTIVITYBrainstorm a list of what you are good at and what you can offer to people. Narrow it down to the one that feels best and make an outline of what you want to say. You can create slides if you want, or just go face to camera or screen share.

IGSDWrite a short description of your idea and post it to the facebook group for feedback. Take it a step further and invite us all to your beta launch. Practice with us and get the feedback you need.

WHYPeople are online now more than ever so to connect, go where the people are. Get active on social media and remember the objective is still the same. Aim to be interested, not interesting. Ask questions and start conversations. Social media is not a billboard. It is a place to talk to people and create relationships.

WHENTime block your visits to the group so you don’t fall down the social media rabbit hole. It is too easy to get distracted. State your purpose to yourself before

you log on so you are present and conscious of your reason. Set a timer so you do not get

distracted. I say, “I am going on to have a conversation about __________ for the next ____________minutes.

HOWJoin facebook groups on topics that truly interest you. Go into groups and ask leading questions. Be genuine and people will sense it. Be helpful and go answer peo-ple’s questions. Start a conversation, and just like in real life, once you start talking to people, the conversation turns to “what do you do for a living?” You don’t have

to focus on real estate groups or where the buyers hang out. Remember that everyone is a poten-tial client. You will be meeting people from all over the country, so be sure to have a place to connect with referral agents.

ACTIVITYThink about hobbies or activities that make you happy or engaged. Brainstorm a list here: Then go on FB and find groups that focus on

these topics. If you can’t find one, start one. It is free and easy to get the party started.

WHYIf you can’t bring the clients to your listing, bring your listing to the clients. Use the live feature to ex-pand your reach and really impact your audience.

WHEN

Live open houses can be done any day of the week, so pay attention to when you notice the most activity from your followers and try it then. You can experiment different days of the week until you hit on the sweet spot. Choose a day and be consistent so your au-dience knows to expect you.

HOWTwo days before the live, post a teaser description and a few photos and announce that you will be going live. There should be a CTA so you can get their email address. Offer to send them more info on the property along with some mortgage scenarios, or your first time home buyer checklist. Whatever you have that is of value to your audience. The day before the live, do a short video outside the house to generate interest. Try to focus on the story behind it rather than the features. Is there something interesting about it or the neighbor-hood? Did something cool happen there? Make it per-

sonal and interesting. The day of the live, be energetic

and have someone on the ground

to interact with the com-ments and answer any questions. You can give away something on the live as a surprise

to someone in the chat.

Partner with a local business and see if they will donate the prize in exchange for a shout out on your live. This will cause excitement and spread the word and increase your following. Remember that both buyers AND sellers are watching you, The goal here is to generate interest and let potential clients to connect with you and see you as a listing agent so you can get more listings.

ACTIVITYPractice a few times by recording yourself doing a tour. Pretend you are live and do not stop if you make a mistake. Then watch your video so you can see how you look. You are probably so much better than you thought! Don’t get stuck in this step too long, get out there in your perfect imperfection and connect with your people!

WHYYou will do good to help others or a cause you believe in. You meet people who share similar values, connect in your shared purpose and create trust. Working in the trenches alongside other people creates trust and puts you on the fast track to creating a deep relationship. What hurts your heart and needs fixing? Where can you make the most impact?

WHENAim for something you can commit to on a regular basis, at least once a month. This will ensure that you have impact on your cause and consistent contact with other volunteers so you can develop relationships.

HOWContact the organization and tell them you want to help. Find out when they need you, get it on your cal-endar, show up and do the work.

ACTIVITYOnce you choose your cause, ask for suggestions on where you can volunteer in your facebook groups and other social media.

IGSDPost a photo or story and tell our group about your cause and how you are helping. Celebrate yourself and the good energy you are putting out into the world.
