Executive summary

• The company ACI , found in 1979 is a leading construction company in Middle Tennessee ,US.

• This organization has worked for more than 600 projects and has a turnover of US $ 1 billion.

• It was licensed in 15 states and its major construction markets are public and private schools, churches, health care facilities ,entertainments and office buildings properties.

• One of the major projects of ACI was the Completion of World Outreach Church expansion (WOC).

• WOC was established in 1980s as an inter-denominatioal congregation.

• In late 2009,the church had more than 5000 members and was broadcast on three different challenges.

• It also offered,24/7 radio show and MP3 downloads of selected sermons.

• It had a became a major establishment with a high profile congregants.

State Problem

• As the construction of WOC was one of the major assignment of ACI, the main problem faced by it was the completion of project in time.

• Although the team had been working on the World Outreach Church project for over a year and it was nearing completion, the project deadline was preponed.

• The project was originally scheduled for completion by March 2010 but the client desired to get it done by Thanksgiving holiday, November 26,2009.

• Tom Grott, the project manager for ACI recognised the impossibility of the project and compromised by addition of few additional weeks to the client’s desired date and finally the completion date was pushed to December 14, 2009 before Christmas season..

• As the impeding deadline was creating significant tension on the site, the project manager of ACI, with his team evaluated the progress of their building expansion project on September 24 ,2009.

• As ACI had became a big and strong name in construction market, so in an effort to uphold the reputation and future opportunities, Grott wanted to ensure that project gets completed in time.

Assumptions

Remaining Work will start from 25th September• Framing completed in 21days• Architectural Millwork will take 15days• All receive are corrected in 5days• Considering the task dependent on weather Concrete Layer

for carpeting should take 7days• As material was laid with precision, so 3additional days were

not required.• Installation of doors and hardwares will take only 5days in

Sanctuary work.• For pleasant weather conditions pouring of staircase would be

done in 8days.

Analysis of the situation

• Impending deadline(14 December 2009) was the significant tension on the site.

• With the help of gantt chart and data given in the case, we deduced that deadline of 14 December 2009 were not made if overtime were scheduled .

• It was identified that three main section were remained unfurnished as on 24 September 2009.These section includes Kitchen/bookstore/café, Lobby and Sanctuary.

Analysis of the situation

• Kitchen/bookstore/café and Lobby were completed well on time. While the Bowl activity that was included in Sanctuary was main cause exceeding the deadline (14 December 2010).

Alternatives and assessments

• For the pending construction work, we have made our resources work for Saturdays and Sundays, the alternative option would be to make them work for 10 hours on weekdays and half day on Saturdays and Sundays.

• Other option would be to complete the Cleanup activities of the construction area and punch list individually for each section - as the Lobby and Kitchen were completed well in time the clean up can be done for those areas first. After that when the Sanctuary would be completed all the resources would work for it to complete it faster.

Decisions, plan of action, implementation

• As the project has to met its deadline, it was decided to increase the working days while keeping no change in per day working hours.

• Workers were given incentives for working on weekends .However, it was also ensured the genuine needs and urgency’s leave of labors were satisfied.

• While, the alternative of increasing the working hours was equally good but it would effect the working efficiency of labors or they make felt more fatigued.
