Thoughts from Don…
The day is approaching…T-day…taxes are due already again. Seems just like yesterday we sent in a check, doesn’t it? Taxes…federal…local…vehicle…sales…gasoline…property…even tolls and the list could continue on and on. I bet we all pay more than 50% of our total income on taxes. The way everything is headed I truly do feel for our grand and great grand kids. We need some help everywhere, starting with Congress and Local…don’t we? I read recently in a Texas A&M publication article that should make us feel a little better…even though Texas has the sixth highest real estate taxes in the nation, when you take all our taxes into account we rank 46th…4th lowest in the country. Not quite as good as 50th but so much better than a lot of our neighbors. Can’t even imagine what the higher ones must me thinking. I know some of you do as you have lived in that environment and maybe that is why you are here now…Even when home prices soar like CA did, I kept hearing the same story from our clients from there, we had to take our inflated price and run, only to find out we could not buy back at that same high rate. Many things are in play, everywhere..ie… politics and the economy. One thing we should keep in mind is what just happened? Was it the way we were voting??? What caused me having to leave the State I wanted to live out my life in? Please think about this when you go to vote in Texas…vote for the issues not the party. Please again don’t just go in and pull one lever, for one party. Vote for the person that will fight for you and one that will vote for limited terms. If we had term limits, I do not think we would be where we are today. OKAY, sorry….just venting.
Back on the subject of moving…when you decide it is time to move on… “get it done”…at our age, every day is priceless and we will not get a redo. It just makes sense to get to the next destination and have more time to enjoy it, no use living where you have already left in your mind. Price the home to sell, do not wait for the right season as there really is not one here in Sun City (no kids changing schools, no wet season, no cold season, vacations, etc.) There really is no advantage to the home owner to put things off. Why not get the home in top shape now. The Stacy Group can help you with this. Over the years we have all types of trades that we have worked with and we know them to be experts (as we are) in Sun City. We help with it all…ie….movers, etc. Right now, we would recommend the firefighters going by the name Accurate Moving if you are relocating in Texas. They ae reliable, insured and licensed. Some in your family might even enjoy their conditioning, if you get my drift. They are great. For others, like what do we do with the stuff we are not taking with us, we can arrange removal to different charities or have a moving sale. In fact, we have a new person doing this and she is great. She has a large following, and the best results we have ever seen. Need some sheet rock fixed, a painter, have a leaky faucet??? That is only part of the reasons why you need to hire a Sun City Specialist. You do not want to be paying Austin trip charges or prices when you can hire a local for the job and save. I know you will benefit from staying local…I even bet you that if you have some kind of issue that has you stumped that we have seen it before…and how we corrected it…

March 2nd is Texas Independence Day
Texas Independence Day is the celebration of the adoption of the Texas Declaration of Independence on March 2, 1836. With this document signed by 59 dele-gates, settlers in Mexican Texas officially declared in-dependence from Mexico and created the Republic of
Texas.
In October 1835, settlers in Mexican Texas launched the Texas Revolution.
However, within Austin, many struggled with under-
standing “what was the ultimate goal of the Revolu-
tion”. Some believed that the goal should be total inde-
pendence from Mexico, while others sought the reim-
plementation of the Mexican Constitution of 1824
(which offered greater freedoms than the centralist
government declared in Mexico the prior year). To set-
tle the issue, a convention was called for March 1836.
This convention differed from the previous Texas
councils of 1832, 1833, and the 1835 Consultation.
Many of the delegates to the 1836 convention were
young men who had only recently arrived in Texas
from the United States, in violation of the immigration
ban of April, 1830, although many of them had partici-
pated in one of the battles in 1835. The only two
known native Texans to sign are Francisco Antonio
Ruiz and Jose Antonio Navarro. Most of the delegates
were members of the War Party and were adamant
that Texas must declare its independence from Mexi-
co.[2] Forty-one delegates arrived in Washington-on-the
-Brazos on February 28.
And here we are today…living in this great state…in
this Amazing community!...Aaaah, What a life!

mind for your Senior Feline…
Your senior cat has given you a lifetime of love and companionship. Return the loving favor by being aware of her needs as she ages. Senior cats require twice-yearly veterinary exams (or more frequently, depending on your vet's recommendations), to monitor vital organ functions with bloodwork, urinalyses, thyroid function testing, heart workups and other diagnostics your vet may feel appropriate. Twice-yearly exams afford quick-er detection of common illnesses that can affect senior cats, such as renal disease, liver disease, dia-betes, thyroid disfunction, heart conditions, inflammatory conditions, neoplasia. Detecting these conditions early can help you make informed choices for treatment options and help slow the progression of disease processes. I’ve been writing the “Pet Corner” for a year now and just want to take the opportunity to thank you for all your wonderful submissions! I LOVE receiving the pictures of your fur babies and agonize over picking the winners each month! If you’re pet wasn’t featured, please feel free to resubmit!! 6 mistakes to avoid when selling your home!!!!!
#1. Overlooking repairs—making repairs be-fore selling is a must. These include electri-cal issues, water damage, rotten or chipped flooring, or a leaky roof. ***consider get-ting a pre-inspection to uncover some of the necessary repairs***
#2. Overpricing your home---buyers are go-ing to compare a sale price to other homes in the area, so your home should be priced com-petitively! Make sure your realtor provides a comparative market analysis of like proper-ties & can support the value of your home!
#3. Over-sharing with buyers---a huge costly mistake is having too much communi-cation with potential buyers. The best rule of thumb is: you, the seller, should not be present in your home when a prospect comes to view it!
#4. Poor staging---a cluttered home could be very unappealing to buyers & an empty home might leave them wondering what to do with the space….a large majority of buy-ers are shopping for homes on line these days, so consider bringing in professional staging & photography services!
#5. The wrong attitude---this includes both patience & setting expectations too high. Not every prospective buyer/showing will generate an offer. Some are just window shopping or are interested in a nearby home. Remembering that browsers are a part of the home selling process will keep disap-pointment at bay!

Last month I touched on the benefits of organic food and markets to find it near Sun City. This month let’s chat about what to do once you bring it home!
A well-organized refrigerator keeps food fresh longer and lets you grab and go faster. Before you unpack gro-ceries, spend a second thinking about the right place for everything.
Here are common sense ways to declutter and organize your fridge:
The front of the middle rack, near eye-level, is prime re-frigerator real estate. Put priority items there, like lefto-vers you want eaten soon and healthy snacks. The back of the fridge is the coldest part. Store milk there, and it will stay fresh longer.
Don’t waste fridge space on food that doesn’t need to be chilled. Examples: fresh eggs from backyard chick-ens (though store-bought eggs do need refrigerating), ketchup, vinegar, jam, mayonnaise, and butter. Put those items in the pantry. You can store fresh eggs in a bowl on the counter for eight weeks.
Never put tomatoes in fridge, or they’ll get mushy; on-ions will soften; honey will thicken; potatoes will turn too starchy. Keep onions and potatoes in separate paper bags and store in a cool, dark place (a lower cabinet drawer is great).
Rectangular or square bins are your friends (round ones waste space, so don’t use them). Designate one for healthy snacks and another for breakfast foods like bagels and cream cheese. In the freezer, use one big bin for frozen veggies, rather than stuff individual bags into the freezer.
Use plastic placemats as shelf liners, which makes clean-up easier.
Place drippy food, like red meat and seafood, on the bot-tom shelf. That way it won’t drip too far.

Judging from its ratings, my wife and I are not the only two folks who enjoy watching Chip and Joanna on Fixer Upper on HGTV. Did you know homeowners spend more money on kitchen remodeling than on any other home improvement project? To help ensure you get a good return on your kitchen remodel, follow these tips:
#1 Plan, Plan, Plan Planning your kitchen remodel should take more time than the actual construction. If you plan well, the amount of time you’re inconvenienced by construction mayhem will be minimized. Plus, you’re more likely to stay on budget.
#2 Keep the Same Footprint Nothing will drive up the cost of a remodel faster than changing the location of plumbing pipes and electrical outlets, and knocking down walls. This is usually where unforeseen problems occur. If possible, keep appliances, water fixtures, and walls in the same location. Not only will you save on demolition and reconstruction costs, you’ll cut the amount of dust and debris your project generates.
#3 Get Real About Appliances It’s easy to get carried away when planning your new kitchen. A six-burner commercial-grade range and luxury-brand refrigerator may make eye-catching centerpieces, but they may not fit your cooking needs or lifestyle. Appliances are essentially tools used to cook and store food. Your kitchen remodel shouldn’t be about the tools, but the design and functionality of the entire kitchen.
#4 Don’t Underestimate the Power of Lighting Lighting can make a world of difference in a kitchen. It can make it look larger and brighter. And it will help you work safely and efficiently. You should have two different types of lighting in your kitchen: Task Lighting: Under-cabinet lighting should be on your must-do list, since cabinets create such dark work areas. And since you’re remodeling, there won’t be a better time to hard-wire your lights. Ambient lighting: Flush-mounted ceiling fixtures, wall sconces, and track lights create overall lighting in your kitchen. Include dimmer switches to control intensity and mood.
#5 Be Quality-Conscious Functionality and durability should be top priorities during kitchen remodeling. Resist low-quality bargains, and choose products that combine low maintenance with long warranty periods. Solid-surface countertops, for instance, may cost a little more, but with the proper care, they’ll look great for a long time.
