stores in the coming year. Kroger’s 123,000-square-foot

Marketplace store is a multi-department store offering

full-service grocery, pharmacy, fresh foods, and general

merchandise including apparel, furnishings, home

goods, small appliances and

Fairfield MarketplaceCypress, Texas

This new 22 acre retail development will feature a new Kroger

Marketplace store and fuel center, as well as several pad sites and

approximately 30,000 SF of retail space. Fairfield Marketplace

is situated at the main entrance to one of northwest Houston’s

strongest 3,200 acre master-planned communities, Fairfield, in

Cypress, TX. The shopping center is conveniently located less

than 2 miles from the newly opened Grand Parkway, as well as

Houston Premium Outlet Mall featuring 145 stores. Construction

will begin mid 2015 with an estimated store open date of early

2016.

Marketplace at Ninety-SixLeague City, Texas

This exciting new project is a 36-acre retail development that will

feature a Kroger Marketplace, as well as several pad sites and

approximately 25,000 SF of retail space. Construction will begin

early 2016 with an estimated delivery date of early 2017.

Marketplace at Ninety-Six is situated at the main entrance to

one of League City’s strongest residential communities. Money

magazine named League City one of the 100 Best Small Cities

in America. League City’s proximity to Houston, The University

of Texas Medical Branch, and Johnson Space Center provides

exposure to the area’s major industry sectors while still being an

excellent place to raise a family. Marketplace at Ninety-Six is

located in League City, Texas, south of State Highway 518 and

just west of Interstate 45.

North Tarrant MarketplaceN. Richland Hills, Texas

North Tarrant Marketplace is a 220,219 SF development which

sits on the border between Colleyville and N. Richland Hills,

TX. Construction has begun on the 123,000-square-foot Kroger

Marketplace located at the southwest corner of North Tarrant

Parkway and Precinct Line Road. Kroger Marketplace will anchor

the shopping center development which will feature other retailers,

banks and restaurants. Only 6,000 SF of retail space and a

couple pad sites remain to be leased. The development consists

of eight pad sites total, Jr. box space, a Kroger fuel station and is

scheduled to open Spring 2015.

Shops at Katy ReserveKaty, Texas

Lantana Town CenterBartonville, Texas

Construction has begun on Lantana Town Center which is the

retail component of Republic Property Group’s award-winning

Lantana master-planned 1,780-acre golf course community in

southwestern Denton County. Lantana Town Center is located

along the newly widened FM 407, a major east-west arterial

linking I-35 E and I-35 W in Bartonville, TX. Slated for a May

2015 opening, the center will be anchored by a 123,000 SF

Kroger Marketplace alongside several pad sites, retail space

and a professional office building.

Shops at Katy Reserve is a 33 acre, 286,074

SF mixed-used development located in Katy,

Texas, one mile south of Interstate 10 at the

southwest and southeast corners of FM

1463 and Spring Green Blvd. This project

is in close proximity to one of the largest

master-planned communities in the nation,

Cinco Ranch, and is also located adjacent

to a Toll Brothers’ new Katy community with

homes starting in the mid 400’s.

The development will welcome a 123,000

SF Kroger Marketplace store in mid 2015.

The center will also feature two multi-tenant

buildings on the southeast corner totaling

20,200 SF and 22,400 SF of retail on the

southwest corner.

Chambers Town Center recently welcomed a new Walmart Super Center

and is now leasing space at the intersection of I-10 and SH 146 in

Baytown, TX. With approximately 350,000 SF of new retail, anchored

by the Walmart Superstore and other big box retailers, this high-profile

development is the first major retail shopping center in east Houston’s

expanding Mont Belvieu community. The regional center capitalizes

on Mont Belvieu’s growing workforce and population, which have seen

exponential increases in conjunction with the area’s multi-billion dollar

refinery expansions.

Chambers Town Center

has establ ished a

foundation for a well-rounded tenancy with new tenants such as Showbiz

Cinemas, Whataburger, Chick-Fil-A, Methodist Hospital, Sport Clips, and

Mattress Firm. Tenants are attracted to the site’s excellent I-10 visibility and

ease of access. Negotiations are underway with additional retailers totaling

over 100,000 square feet, which will bring an unprecedented level of amenities,

services, and options to this East Houston market.

NewQuest Developments

Camp Forbing Town CenterShreveport, LA

Camp Forbing Town Center will be the first NewQuest development in Louisiana. This development will be anchored by a

120,000-square-foot national grocery chain and a state-of-the-art YMCA facility. It will also include a fuel center, restaurants and other

retail establishments.

Located on the northwest corner of East Flournoy Lucas at Ellerbe Road in Shreveport, the center will be situated on a portion of

Camp Forbing, a 47-acre camp the YMCA has operated since 1945. The open space is used as a summer day camp, but is not fully

utilized throughout the year. Camp Forbing Town Center enables the YMCA to modernize their facilities to better serve the surrounding

community. The 33,000-square-foot YMCA

facility will include new amenities such

as an indoor pool and a teaching kitchen

for nutrition classes, as well as the typical

features of a YMCA.

NewQuest wants to preserve some of the

Camp Forbing’s history, and therefore will

incorporate several current features into the

overall development. Portions of the Elvis

Presley pool, as well as stone wall from a

historic church site, will be preserved by

NewQuest. Camp Forbing Town Center is

scheduled to open in 2016.

Carrollton Town CenterCarrollton, Texas

Currently undergoing a $7MM face-lift, Carrollton Town

Center marks the third DFW acquisition for NewQuest in the

past year. A major redevelopment of an existing 154,000 SF

center, Carrollton Town Center will be anchored by a new

50,000 SF 99 Ranch Market grocery store and will feature

extensive common-area enhancements and contemporary

storefront upgrades designed to create an exciting

destination to shop and dine.

Carrollton’s Town Center’s anchor, 99 Ranch Market, is the

country’s largest gourmet Asian supermarket chain, with

over 40 locations in California, Nevada, Washington and

Texas. Founded in 1984, 99 Ranch Market provides a wide

and diverse array of both specialty ethnic foods and more

traditional grocery items. The Carrollton location will be its

second store in the DFW market and its forth in Texas. 99

Ranch Market is scheduled to open early 2015.

Carrollton Town Center is located at the southeast corner of

President George Bush Turnpike and Old Denton Road.

NewQuest Grand Parkway Area Developments

Grand Morton Town Center is surrounded by a

residential market with the highest growth in the

country. The abundance of land tracts for residential

development and the Katy Independent School District

have been the catalyst for growth as and have provided

the area excellent opportunities in business, education,

healthcare, recreation and living. Chevron has under

contract 103 acres north of Grand Morton Town Center

for a future campus. The development is comprised of

85 acres at the northeast and southeast corners of

Grand Parkway and Morton Ranch Road in Katy, Texas.

Grand Parkway Town CenterTomball, Texas

Grand Parkway Town Center will feature 370,072 SF

of retail and fifteen pad sites fronting Hwy 249 and the

future Grand Parkway in Tomball, Texas. Located just

13 miles from the new 385-acre Exxon Mobil World

Headquarters which is designed to accommodate

10,000 employees at completion. The project will be

anchored by a large scale grocer and bordered by

the future Grand Parkway, Hwy 249 and Boudreaux

Road.

The NewQuest developments of Grand Morton Town Center and Grand Parkway Town Center are

located along the newly opened extensions of the Grand Parkway (State Hwy 99). At completion, this 180+

mile circumferential scenic highway will traverse seven counties and encircle the Greater Houston region. The

now completed portions of the Grand Parkway serve as a natural thoroughfare for people traveling to and from

Cypress to Katy and onto the Energy Corridor. Grand Morton Town Center and Grand Parkway Town Center will

Stone Hill Town Center Welcomes Several New Tenants Pflugerville, Texas

Stone Hill Town Center’s tenant mix is vibrant and growing

steadily. The most recent phase added 157,000 SF to

the existing 750,000 SF. Anchor tenants now include

At Home by Garden Ridge, Cinemark Theater, 24 Hour

Fitness, Home Depot, Dick’s Sporting Goods, a 184,000

SF SuperTarget, Bealls, Ross, St. David’s Emergency

Center, Petco, Office Depot and Best Buy.

In the past year, this 196 acre master-planned

development welcomed new tenants including Kirkland’s,

The Children’s Place, Hallmark, Charming Charlie’s, The

Salons at Stone Hill, LaVida Massage and many more.

The center will ultimately comprise 1,000,000+ SF of retail space, as well as a hotel and professional offices. Stone Hill Town Center is

located 12 miles northeast of Austin at the southwest corner of State Highway 130 and State Highway 45. State Highway 130 is a toll

road now runs from Austin to Interstate 10 in Seguin, just east of San Antonio. This is the first 85 MPH highway in Texas.

Restaurant Row features 22,000+ SF of space leading

to Cinemark Theater, and is a prime location for

restaurant concepts including Shogun Japanese Grill

& Sushi Bar, Fro Yoo Frozen Yogurt, Morelia Mexican

Grill and Russo’s New York Pizzeria. Chili’s and IHOP

are the latest additions to Restaurant Row.

The growth at New Braunfels Town Center at Creekside does not show any signs of slowing down. The newest phase, consisting

of 260,000 SF, is the size of many new developments across the country. This 600 acre shopping center development already hosts

national retailers such as Target, Best Buy, JC Penney, Ross Dress For Less, Petsmart, and Dick’s Sporting Goods. Ulta Beauty and

Cosmetics, TJ Maxx, Spec’s Liquors and Fine Foods, Belk, Hobby Lobby, Five Below and Charming Charlie are also now open. Willie’s

Ice House, Steak N’ Shake, Las Palapas and Shogun Japanese Grill and Sushi Bar were recently added to the already impressive mix

of well-known restaurants open in Creekside.

■ The Mansions at Creekside is a luxury, 400 unit apartment

community adjacent to Creekside Town Center. This $35M

project was developed by Western Rim Property Services.

Phase II of the mutil-family section is also underway.

■ Resolute Health, an affiliate of Vanguard Health System,

recently opened their 375,000 SF regional health and wellness

campus at Hwy 306 and FM 1101 next to Creekside Town Center.

The 56-acre campus offers various health and wellness related

facilities with 120 beds (with expansion ability to over 300 beds).

■ Buc-ee’s Convenience Store is located across FM 306, and

at 68,000 SF, stands as the biggest Buc-ee’s ever built with a

total of 120 gas pumps.

■ NewQuest also anticipates the addition of a comprehensive

nursing facility on the land near the new Resolute campus.

Several medical office buildings are planned to accommodate

physician offices and medical-related services affiliated with this

growing medical regional hub.

Brazos Town Center Rosenberg, Texas

Brazos Town Center in an award winning 546 acre master-

planned development that integrates 2,000,000 SF of retail and

entertainment with single family, multi family and senior living -

all interconnected with parks, trail systems, lakes and fountains.

The development recently landed in a tie for the 30th largest

shopping mall in the nation by Esri Information System. The

center is located at Hwy 59 and FM 762 in Rosenberg, Texas and

has unique accessibility from Highway 59, FM 762 and Reading

Road.

The list of 110 tenants at Brazos Town Center is impressive

including Target, The Home Depot, Academy, Hobby Lobby,

Cinemark Theaters, JC Penney, Best Buy, Marshall’s, Michael’s,

Ulta Cosmetics, Charming Charlie, Memorial Hermann and Specs

Liquor and Fine Foods. Home Goods joined the center as well.

Additionally, Kroger operates its 123,000 square foot Marketplace

store - one of their first to open in Texas.

ALDI has plans for a new 650,000 SF distribution center and

divisional headquarters near Brazos Town Center. ALDI opened

more than a dozen new stores in the Houston area. In addition to

the new distribution center, ALDI opened a new store in Rosenberg

on Reading Road between FM 2218 and Interstate 59 adjacent to

Brazos Town Center. ALDI operates more than 1,200 US stores in

32 states, primarily from Kansas to the East Coast.

Brazos Town Center also offers a wide variety of restaurant and

dining options such as Olive Garden, Panera Bread, Freebirds,

Burger King, McAlister’s Deli, Panda Express Chick-Fil-A, Gringo’s

Mexican Restaurant, Texas Road House, Bullritos, Buffalo Wild

Wings, Sonic, Popeye’s, McDonald’s, Wing Stop, Cracker Barrel,

Shogun Japanese Grill and Sushi Bar, Chili’s, The Fish Place,

Pepperoni’s and TJin Diner and 5 Guy’s Burgers, Firehouse Subs,

59 Diner and Papa Murphy’s.

Perry Homes and DR Horton occupy the single-family development

portion of Brazos Town Center. Dolce Living is currently leasing

Phase II of their multi-family project at Brazos Town Center. Kilday

Realty constructed an 80 unit senior living development for adults

55 and over in Phase I of the development.

Brazos Town Center was designed to be an integral part of its

surrounding communities. The project received a Retail Landmark

Award by the Houston Business Journal. The Landmark Awards

recognize commercial real estate projects and developments that

The fully leased Shops at Timberland Crossing, consists of 20

acres, 3 pad sites and 21,000 SF of additional retail space is

located at the northeast corner of Timberland Road and N. Beach

St. The center serves several master-planned communities

such as The Villages of Woodland Springs. The area around

Timberland Crossing has experienced tremendous growth in

local population and has more than doubled in the last decade.

A 100,000 SF Kroger Signature store anchors the development,

which includes a fuel center. The store features Texas-grown

produce, a full-service deli and bakery, open-air seafood market,

pharmacy, over 1,700 types of wine and a Starbucks with free

wi-fi.

Tenants joining Kroger are Bank of America, McDonald’s,

Reemo Cleaners, Elote Mexican Kitchen, Great Clips, Texas

Cypress Village StationCypress, Texas

Cypress Village Station is a unique center that combines living, shopping and transportation all in the same development at the northeast

corner of Highway 290 and Skinner Road in Cypress, Texas. As the first transit-oriented development in the Houston area, Cypress Village

Station includes 79,550 SF of retail, a 1,500-space parking structure, 40,000 SF of office space and 273 luxury apartments located above
