(ANSI/BOMA Z65.5-2010).
2. Gross Leasable Area (GLA): is
defined as the area measured from
the exterior face of exterior walls,
doors and windows. The total
enclosed floor area designed for
the exclusive use of an occupant,
including mezzanines, or upper
floors. No deduction is made for
columns; any structural elements or
occupant voids are included in the
GLA.
3. Stairs leading to the second floor
mezzanine (built for private use
of a tenant), are assumed to be
an Occupant Void (OV). The floor
where the stairs sit on is calculated
as usable area for both floors.
4. The calculation of GLA does not
differentiate between spaced used
for office, storage or retail purposes.
5. Ancillary space is defined as any
area which is leased to, or by
agreement is used exclusively by
an occupant is not included in GLA
calculation. Examples of ancillary
space include outdoor patio areas,
stock yards or fenced areas and
storage lots.
