Introducing

44 Sunshine Ave Karori

Nestled in a great spot at the southern end of Karori this is great first time home!

Very well presented this home is stylish and a bit funky! Perfect for a professional couple or small family it has a great feel, fabulous sun and with the bonus of a large almost flat section.

Wooden Rimu floors throughout and recently painted, with the occasional dash of colour, the house is ready to move into – but with the potential to add your own mark.

The house is situated in the middle of the large 522m2 section with a lawn surrounded by mature trees to the front and elevated private lawn area to the back which is bathed in all day sun. There is even a water feature!

Enter the house along a short concrete path to the porch which offers protection from the prevailing weather and direct access into the kitchen/dining room.

The kitchen/dining area is full of character and is a cosy place to be in the evening while the dinner is being prepared. A Fisher and Paykel oven, Whirlpool dishwasher and good cupboard space complete the package. The table in the centre of the room is also the perfect place for the kids to do their homework or talk about their day at school.

The bathroom is compact and modern. There is a shower with a mixer over the bath and a glass panel over the bath to protect the bathroom from the shower water. The new vanity is a contemporary shape and has great storage under the basin. The white bath and vanity are offset by the large grey tiles on the floor. A large mirror sits on the wall next to the vanity. Next to the bathroom is the separate toilet.

Just outside the kitchen a large door opens to a cupboard with oodles of shelving to put all those paint tins, brushes and outdoors stuff that are so useful to have at easy reach. Next to the kitchen is a traditional separate laundry with space for a washing machine, dryer and a tub. It is in the perfect spot with easy access to the back garden and washing line.

From the kitchen move into the spacious central hall which connects the lounge and three bedrooms, bathroom and separate toilet.

The lounge features a delightful open fire place. The lime green of the fireplace adds a splash of colour. The Rimu floors provides a neutral background to complement your furniture or that special piece of art. Plenty of room for seating, warm and cosy with a roaring fire on those cold winter nights. Windows provide views out to the garden.

The master bedroom is a generous sized double with a window to the front garden. The beautiful timber floor sets off the artwork and the natural tones in the room are warm and inviting. There is also a small built in wardrobe.

The two further bedrooms off the hallway are also a good size and comprise a large double and a generous single, both with built in wardrobes. Painted in neutral colours there is plenty of room for the kids to spread out. The bedroom to the rear has a view to the back garden.

In the hallway a large cupboard provides space to store towels, sheets etc.

Brick and concrete on the outside and with a concrete tiled roof the house is solid and low maintenance. Well maintained by our current owners there is nothing to do except move in. The garden is mainly presented as lawn and is a great spot for the kids to play or practice their rugby or football skills. Along the front of the house large white standard roses provide a fabulous show in summer and a great contrast to the red brick of the house. To the rear of the house a concreted corner is a great setting for the outdoor furniture or barbeque. The perfect spot to enjoy that book or a glass of wine with friends maybe while the kids run around in the garden.

Located close to the newly developed Karori Park, Karori mall, medical facilities, sports facilities etc as well as a choice of schools and childcare facilities – this is a popular location!

This house will appeal to first time home owners, professional couples or small families where all the work is done but with the potential to add their mark.

The suburb of Karori

Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori.

People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city.

The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area.

Karori is home to a number of attractions:

Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any war-ships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960.

Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks.

At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand.

Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.

Karori Park RedevelopmentCompleted in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavillion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.

Shopping CentreKarori Shopping Mall Includes a Woolworths and New World supermarket plus a number of other shops and Pharmacy.

Marsden Village (city end) Includes a number of service and fashion shops.

CommunityKarori Public Library 247 Karori Rd Newly renovated library including Arobake Cafe.

Karori Medical Centre 11 Parkvale Rd, near Karori Mall. A full medical service provided by 8 GPs and 6 Practice Nurses.

Karori Dental and Podiatry Centre 146 Karori Rd, (04) 476 6451

Steve Fejos

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
