DESCRIPTION4 Oldlands Hall comprises the central part of a grand country house, divided into several homes in around 1950, set in a country estate with far-reaching views to the South. Number 4 provides elegantly proportioned rooms with high ceilings and an abundance of period features including sash windows, decorative mouldings and ornate fireplaces. Painstakingly refurbished some years ago by the current owners, giving each principal room a distinctive character, it offers a rare combination of opulent grandeur and domestic comfort. Further points of note include:

garden room with a glass-panelled roof, patterned marble flooring and a •lion’s head fountain with an Italian garden mural above;drawing room, believed to have originally served as the ballroom for •the Hall, with a fully sprung polished specimen wood floor featuring decorative inlay. A full-height bay window offers stunning views over the formal gardens and to the surrounding countryside beyond. Doors to either side of the bay lead out to steps down to the Yorkstone terrace. The walls are covered with silk panels above dado height with painted panelling below. Murals depicting Italian garden scene;first floor kitchen/breakfast room with modern fitted Alno wall and •base units, integral appliances including a ceramic hob with stainless steel extractor unit above and a De Dietrich electric oven. Space for dishwasher and laundry appliances;dining room with sash windows providing exceptional vantage point •from which to appreciate the beautifully laid out formal gardens. Marble window sills, Zoffany fabric wall panels and decorative coving are offset by a striking Art Deco style ceiling rose;

day room with delightful garden views. Marble window sills, Zoffany •fabric wall panels between decorative mouldings with ornate dado rail below and further mouldings to the ceiling with ceiling rose; study fitted with Spanish Walnut panelling and incorporating hidden •storage cupboards to either side of the Walnut fireplace. Ornate cornicing, dado rail and architrave and parquet flooring; second floor rear bedroom featuring an alcove to either side of the •dormer window with ornate mouldings, Art Deco mirrors and fitted Spanish Walnut dressing tables, one with a basin. Carved panel on inside of door and decorative coving and architrave, all with a Birds of Paradise theme; master bedroom with a dormer window and fitted wardrobes to either •side. Fireplace with a marble surround and an alcove to the side with display shelves and a cupboard below; stunning Art Deco bathroom with gilded ceiling, bevelled-edged •mirrored tiles to the walls, some with etched decoration, and white marble tiled floor. Generous bath, bidet, W.C. and pedestal wash basin. Window to front; the third floor bedroom/studio with en suite bathroom. Access to roof •and substantial boarded loft areas.

Outside: the property is approached over a shared estate drive with two •entrances which leads to the main house where there is a large turning circle around a central lawn;

across the rear of the house is an area of Yorkstone terrace which •enjoys views across the communal grounds and the countryside beyond; steps lead down from the terrace to a formal pond featuring inset •lighting and fountain heads and a centrepiece fountain formed of a cherubic statue set on a black granite pedestal with an Art Deco clover leaf design glass base. Yorkstone paths and level areas of lawn surround the fountain pool, offering seating areas from which to enjoy the views near and far. Yew hedging provides some screening to this area of private garden; a garage is located in a small block to the far side of Greenmantle, •accessed from the main drive; the communal grounds include a formal garden featuring a line of •geometrical ponds with spring-fed fountains stretching down the length of the rear lawn and parkland with specimen trees and shrubs. The communal areas are maintained by staff employed by the Oldlands Estate Company.
