Washing up outdoor spaces inall the right places

(Family Features) Whether you’replanning to list your home for salesoon or you’re simply working tomaintain features that attracted you tothe charming abode in the first place, careful attention to curb appeal is amust.

In the real estate world, the saying toavoid judging a book by its cover doesnot apply. The exterior of your homesends an important message about itscharacter, and even its value, makingpeople eager to see what is inside. Thisfirst impression sets expectations forthe entire property for potentialbuyers, appraisers and even yourguests.

Keep your house looking young andinviting with these five home care tips:

Look at the landscaping. Curb appealis about the whole picture your homepresents, which includes your lawn, shrubs and features such as flowerbeds and rock gardens. Keep grassneatly trimmed and prune vegetationfor a well-kept look. Also give yourhome a thorough look from the street. Are trees or shrubs obscuring anappealing architectural detail? Doesvegetation dwarf your home, making itseem small? Would a pop of color fromsome flowering plants add to theoverall look?

Beware of dingy dirt. Because yousee your home every day, you may notrealize the exterior has become dullwith a layer of dust and dirt. Anadjustable pressure washer with Briggs& Stratton POWERflow+ technologywill let you wash siding, garage doorsand shutters without stripping paint aswell as delicate items such as glass toppatio tables. Then switch to the highflow mode, which delivers up to fivegallons per minute for extended reachto clean second story windows, eavesand gutters or to blast away hard-to-reach cobwebs and insect nests.

Update with paint. If a thoroughwashing leaves a ho-hum look behind,it may be time to revisit your home’s

exterior color scheme. Even modestadjustments, from pale beige to adeeper tan, for example, cancompletely alter the look. Or, focus onadding color to the trim, door andshutters if new, all-over color is out ofthe question.

Wash where you walk. The favorableimpression created by impeccablelandscaping and a fresh, clean facadecan be swept away in an instant ifsidewalks, driveways and patios areunsightly. Skip the messy buckets andbrush, and instead reach for a highpressure, high flow pressure washersuch as those featuring Briggs &Stratton’s POWERflow+ technology, which include adjustable pressure andflow as well as power-soapingdetergent tanks to let you clean toughstains then quickly wash them awaywith a single machine.

Dote on the details. Decks, fences, mailboxes, birdbaths, gazebos andother decorative features all factor intoyour home’s exterior image.Thoroughly clean these items, repairany loose or broken pieces such asfence slats, and apply a fresh coat ofpaint or stain, if needed.

(Family Features)A recent study found that 50percent of homeowners claim their garage isthe most disorganized place in the home. Inaddition, The Department of Energy cites 25percent of people with two-car garages havetoo much clutter to leave room for cars, while32 percent only have room for one vehicle. Isn’tit time to do something about the mess? This

year, focus your efforts on maximizing storagespace in the garage.

“It’s ironic that many of us would rather storeour boxes of unwanted stuff in our garage, leaving our valuable cars outside to deal withthe elements,” says Lorie Marrero, professionalorganizer and author of “The Clutter Diet.” “Let’s

rethink our storage priorities and turn our garageinto a space that’s more organized andfunctional.”

Clear the floor. Since floor space is at a premium, get things off the floor and onto the wall. Oneoption is affordable heavy duty wire shelvingfrom ClosetMaid®. This durable shelving canwithstand the weight of some of your heaviestthings, plus it’s easy to install and adapts to yourchanging storage needs. Perfect for the garage, this product allows air to ventilate, and is notaffected by the humidity or sudden fluctuationsin temperature.

“Wire shelving is the perfect choice for ‘DIYers’in need of a garage makeover,” said Marrero.“It is flexible and can be customized to fit in alltypes of spaces, suits any climate and is easyto keep clean.”

Tuck away hazardous materials. Things likepoisonous pesticides and anti-freeze, ordangerous tools like hedge trimmers and powertools should be hidden safely out of reach fromchildren and pets. Find a home for these itemswith cabinets, such as those from ClosetMaid’sProGarage® line. These heavy duty cabinetsare scratch and stain resistant and are a goodplace for objects not in use.

Keep smaller items tidy, accessible and out ofthe way. Can’t find your wrench or screw driver? Why not use a peg board to keep your favoritehand tools neatly stored, and ready to grab ina moment’s notice. Hooks are another greatway to keep track of your belongings. Use themfreely for stowing hoses, extension cords, bicycles

and step ladders.

Invest in an area rug. Limit the dirt tracked insidethe house with an area rug or repurposedcarpet. For many, the garage serves as the mainentry point into the home, so be prudent andkeep the entryway as clean as possible.Transforming your garage into an organized, functional space rather than a catchall is oneof the best and most satisfying ways to beginan organized routine. Not only will you delightin all the space you create, but your car willsimply love its new indoor home.

Get Inspired by Outdoor Living Ideas

COMMUNITY SHOPPERS GUIDE...OTSEGO, MI 49078...Spring Home Improvement...April 11, 2015....Phone 694-9431

(Family Features) Inspired byneighbors, home improvementshows and social media channels likePinterest and Houzz, today’shomeowners are entering the deckplanning and building process moreinformed than ever before. Butsorting through this wealth ofinformation and inspiration can makeit hard to decipher what’s really hotfor today’s outdoor spaces – and tochoose what’s right for your home.

Surveying the wide variety of optionsis the first step in deciding how you’llapproach designing your outdoorspace. Start by considering some ofthe top influences expected todominate the outdoor livinglandscape this season, according tothe experts at Trex Company, theworld’s largest manufacturer ofwood-alternative decking and railing.

Designing outside the box. Gone arethe days of simple squared-off decksand basic slab patios. Regardless ofthe size of the yard – or budget –homeowners today are thinking andbuilding beyond the basic squarespace. Remodelers and architectsreport increased interest from

customers in decks with multiplelevels, curves, cantilevers, pergolasand even walls to create three-dimensional interest and definedifferent functional areas.

Bringing the indoors out. The linesbetween indoors and out willcontinue to blur as homeowners lookto extend the style, comfort andfunction of their interior spaces totheir outdoor living areas. More andmore indoor activities are migratingoutside with the addition of featuressuch as outdoor kitchens, diningnooks and fireplaces. Demand also isup for features like integratedbenches with cushions and accentpillows, storage components andlighting, along with accessories suchas ornamental post caps and railingwith decorative balusters similar tothose found inside the home.

Tropical staycation. From NewEngland to Southern California, thelook of the tropics will dominate as atop outdoor design scheme. Materialsthat evoke the ambiance of an exoticisland getaway are all the rage, fromtiki torches, cabanas and waterfalls todeck boards featuring warm colors

and multi-colored streaking inspiredby tropical hardwoods.

High performance, low maintenance. While aesthetics drive many deck-building decisions, performance isjust as important. Increasingly, homeowners are seeking high-performance, low maintenancematerials that allow them to spendmore time enjoying their outdoorliving space than maintaining it.

This motivation has contributed tothe continued innovation and

popularity of composite decking andrailing. Unlike wood, high-performance wood alternativedecking such as Trex resists fading, staining, scratching and mold.Upkeep is hassle-free with nosanding, staining or painting required, and food and drink spills wash offeasily with just soap and water.

To see examples of outdoor livingsettings featuring this year’s toplooks, visit the Inspiration Gallery atwww.trex.com" www.trex.com.

SPRING HOME & LAWN I 2015

(Family Features) Want to get the best outof your lawn this year? Implement thesesimple hacks to keep your lawn greenand growing, your equipment up andrunning, and your yard looking great:

Feed your lawn. In order to maintain ahealthy lawn, you should fertilize twice ayear. Start the process one month afterthe lawn starts growing in the spring, andone month before the lawn goes dormantin the fall. Spring fertilization is imperative,as it replenishes nutrient reserves thathave been used up during the first growthspurt of the season. Avoid “burning” thelawn by only fertilizing at therecommended rate and ratio for yourlawn. Check with the experts at your locallawn care supply store to choose thecorrect dose.

Perform mower checkups. A properlyrunning mower is essential to keepingyour lawn looking great. Make sure it’sready for every mow by incorporatingthese maintenance tips into your routine:

Change your mower oil. This should bedone every 25 hours of use for a walk-behind mower, which is once a year formost users. For a lawn tractor, change theoil every 50 hours.Keep your mower clean. Brush away grassclippings from the cooling fans and keepair intake screens clear so air can pass

through. Make sure that all safety shieldsare in place to protect you and your family. Sharpen your blade. A dull blade will splitgrass blades, leaving them susceptible todisease. Sharpen the blade to about onesixty-fourth of an inch for a clean cut. Also,be sure the blade is balanced to ensurean even cut.

Mulch instead of bag. Mulching whileyou mow leaves a thin layer of grassclippings on the lawn. These clippingsgradually break down to provideadditional nitrogen to the lawn. Thisprovides a natural fertilizer throughoutthe mowing season. Look for mowerswith specifically designed mulchingmower decks and blades that cutclippings into tiny pieces, returning themto the turf. A riding mower, like the JohnDeere S240 Sport allows you to chooseif you want to mulch, side-discharge orbag clippings without the need foradditional tools.

Do more with your mower. You can nowdo more than ever with your tractor byadding implements to help complete yardtasks more quickly, and enjoy some restand relaxation on the weekend. Use utilitycarts for hauling, spreaders for applyingfertilizer, aerators to renew the soil, oreven a snowblower attachment toremove the snow from your driveway.

(Family Features) With so much timespent in the bathroom, it is importantto give that space a little TLC like therest of the home. Almost everyonethat enters your home sees yourbathroom. From changing accessoriesto a total bath remodel, it is importantthat it receives a little refreshment. Abathroom should be an oasis, and theenvironment that it displays directlycorrelates with just how relaxing it is.

While this room is seen as a place ofrelaxation in the home, it should alsobe designed for function. Bathroomvanities and furniture pieces are away to incorporate both atmosphereand storage. These are two factorsthat can be incorporated in anybathroom, large or small, because thekey is maximizing space and creatinga calm environment through decorand accessories.

Relaxation

Whether it’s coming home from along day at work to a nice hot bubblebath or spending your morninggetting ready and preparing for theday ahead, a bathroom is a place fora little peace and quiet. It is a retreatfrom the outside world, even if onlyfor a moment. The environmentdesired should reflect individual stylewhile still providing a calmingpresence. Wellborn Cabinet, Inc.’sElegant Bath Collection provides theperfect selection of bathroom vanitiesand furniture pieces for everyone’spersonal style in a variety of materials

and finishes.

From formal to contemporary, it iseasy to find beautiful cabinetry foryour bathroom. As far as aesthetics, cabinetry sets the mood for the room.Bathrooms can take on a warmenvironment and showcase abeautifully stained cherry furniturepiece with glass doors, or they can

give off a clean, cool feel with a whitepainted vanity. Sometimes a simplechange of hardware is all a spaceneeds to give it a fresh look. Wheneye pleasing pieces fill the room, it ismuch easier to find your haven. Onecommon misconception is that largerspace equals a better bathroom. Nomatter the size, the key is having awell-designed bathroom that meets

all needs. The smallest designs ofbathrooms often give charm to thehome.

Function

Wellborn Cabinet, Inc. has anumerous amount of storagesolutions for bathrooms thatmaximize space including the U-

shaped drawer. Being shaped in a “U”is perfect for storage under the sink. This unique design takes into accountthe plumbing that is found taking upspace and provides the opportunity touse the storage in the back. With asimple pull, all items becomeaccessible. Bathrooms range in allkinds of sizes; however, it is importantto know that no matter how large or

small, a bathroom can incorporaterelaxation and function. Storage is keyin a bathroom for stowing towels, personal accessories and other items.Instead of looking at a smallbathroom as lacking storage, getcreative and try finding space inplaces you never before thoughtabout.

Tips for DecorGet inspired. Find that specialsomething that becomes theinspiration for the entire bathroom. For example, maybe it’s a tile or evena framed picture. Keep it organized. After your creativestorage ideas are put to use, restoreitems to their original position tokeep a tidy room.Use open storage. When donecorrectly, displaying items can providethe bathroom with character. Findclear bottles to store extra shampooand body wash and store it in a cutebasket on an open shelf. But as many homeowners know, somelawns sometimes need a little extraboost to complement nature. Soilsometimes must be amended so plantscan thrive. Only after the rightcomposition is created can plants takeroot and perform to the best of theirabilities.

The Colorado State University Extensiondefines a soil amendment as anymaterial added to soil to improve itsphysical properties. The goal is toprovide a better environment for roots.Depending on what you are startingwith, any number of ingredients must beadded to the soil recipe. Water retention, permeability, drainage, aeration, nutrients, and water infiltration are someof the things amendments can improvewhen added to soil.

Before homeowners add anything to thesoil in their yards, it is first important todetermine what that soil needs.Homeowners may notice if soil is overlysandy or full of clay, but further testingcan confirm what the soil is lacking. Soiltests are often available through localcooperative extension offices or privatelaboratories. Speak with a nursery orgarden center about where you can getyour soil tested. A comprehensive test

may cost between $5 and $10 and canprovide invaluable information thatsaves you hundreds of dollars in wastedplants and materials, not to mentioneffort. Some labs also can tailor theirrecommendations based on the type ofplanting you will be doing. For example,a vegetable garden may need differentamendments than a row of azaleabushes.

Organic matter is a preferred soilamendment used by professional andnovice gardeners alike. The decayingremains of plants release nutrients thatare absorbed into the soil and used bymicroorganisms and bacteria, creating ahealthy environment for plants. Organicmaterial may break up compacted soilto increase drainage. In sandy soil, organic material serves as a sponge tokeep water from washing away.Compost and manure are two examplesof frequently used organic materials. Both of these materials are readilyavailable at little cost.

Compost can be produced at homefrom food and plant scraps. Rakedleaves and small amounts of grassclippings can be added to compost. Overtime, the decomposition process willturn scraps into a nutrient-rich, darkbrown substance that provides manyplants with all they need to thrive.Compost is particularly useful invegetable gardens.

Manure should come from herbivores,or those animals that sustain themselves

on grass and other plants. Carnivorescan produce harmful bacteria in theirwaste, which is not safe to use ingardens, particularly food-bearinggardens. Manure can be commerciallypurchased, or avid gardeners can workout arrangements with nearby livestockowners and farms. These people may bemore than willing to give you manure forlittle to no cost if you cart it away. Driedmanure is preferred because it will haveminimal odor.

Additional forms of organicamendments include wood ash, sphagnum peat, wood chips, sawdust, and worm droppings.

Inorganic amendments also may beused, and are usually relied on toimprove water retention and drainage.Vermiculite, perlite, pea gravel, and sandare examples of inorganic amendments.A combination of organic and inorganicamendments can create the perfect mixfor your needs.

Soil amendments typically are added tonew and unplanted beds. Peat mossand shredded bark take years todecompose and will serve as long-termamendments in the soil. Compostbreaks down quickly and may need tobe worked in more frequently.

Experts recommend spreadingamendments on the planting bed andthen using a rake or tiller to work it in toa depth of about nine inches. Particularlysandy soil or soil with a lot of clay mayneed more amendments.

Permanent plants, such as trees orshrubs, also can benefit from the extranutrient boost amendments provide.Sometimes it is sufficient to spread thematerial over the soil surface and letrainwater and wildlife help distribute itto the plant roots. Otherwise, work itinto the top inch or two of the dirt witha hand cultivator.

Soil amendments can be the differencebetween a thriving garden and healthylandscape and one that has seen betterdays.

Failing to understand the scope ofthe project

Some homeowners don’t realize justhow big a commitment they havemade until they get their hands dirty. But understanding the scope of theproject, including how muchdemolition and reconstruction isinvolved and how much time aproject will take can helphomeowners avoid some of thestress that comes with renovationprojects. For example, a bathroomrenovation may require the removalof drywall, reinforcement of flooringto accommodate a new bathtub orshower enclosure and theinstallation of new plumbing andwiring behind walls. So such arenovation is far more detailed thansimply replacing faucets.

Not establishing a budget

Homeowners must develop aproject budget to ensure theirprojects do not drain their finances. If your budget is so inflexible that

you can’t afford the materials youprefer, you may want to postponethe project and save more money soyou can eventually afford to do itright.

Without a budget in place, it is easyto overspend, and that can put youin financial peril down the line.Worrying about coming up withmoney to pay for materials andlabor also can induce stress. Avoidthe anxiety by setting a firm budget.

Making trendy or overpersonalimprovements

Homeowners who plan to stay intheir homes for the long run havemore free reign when it comes torenovating their homes. Suchhomeowners can create a billiardsroom or paint a room hot pink ifthey so prefer. However, if the goal isto make improvements in order tosell a property, overly personaltouches may make a property lessappealing to prospective buyers.Trends come and go, and

improvements can be expensive. Ifyour ultimate goal is to sell yourhome, opt for renovations that willlook beautiful through the ages andavoid bold choices that may onlyappeal to a select few buyers.

Forgetting to properly vet allworkers

It is important to vet your contractor, but don’t forget to vet potentialsubcontractors as well. Failing to doso can prove a costly mistake.Contractors often look tosubcontractors to perform certainparts of a job, and it is theresponsibility of homeowners to vetthese workers.

Expecting everything to go as planned

Optimism is great, but you alsoshould be a realist. Knowing whatpotentially could go wrong puts youin a better position to handle anyproblems should they arise. Theproject might go off without a hitch,

but plan for a few hiccups along theway.

Overestimating DIY abilities

Overzealous homeowners may seea renovation project in a magazineor on television and immediatelythink they can do the workthemselves. Unless you have thetools and the skills necessary to dothe work, tackling too much can beproblematic. In the long run, leavingthe work to a professional may saveyou money.

Home improvements can bestressful, but homeowners canlessen that stress by avoidingcommon renovation mistakes.

Common mistakes made onhome renovation projectsHome improvement projects can turn a house into a home. Homeowners plan scores of renovations totransform living spaces into rooms that reflect their personal tastes and comforts.

Homeowners going it alone may find things do not always go as planned. In fact, a Harris Interactivestudy found that 85 percent of homeowners say remodeling is a more stressful undertaking than buyinga home. But homeowners about to embark on home improvement projects can make the process gomore smoothly by avoiding these common pitfalls.

SPRING HOME & LAWN I 2015

In the not-so-distant past, home improvementprojects all but came to a halt, as homeowners wereweary about investing any money into fixer-uppers.But the tides have changed dramatically in recentmonths, and homeowners are again ready andwilling to invest big dollars into homerenovations.Renewed confidence in the economyand an upswing in the real estate market havecontributed to the remodeling frenzy. In early 2014,the Joint Center for Housing Statistics of HarvardUniversity forecasted nearly $150 billion in majorremodeling spending over the year. JCHS said ashomeowners gain more confidence in the housingmarket, they’re more likely to undertake homeimprovements they would have avoided in recentyears.

While the numbers do not yet match pre-recession remodeling spending, the number ofconstruction projects has steadily trended upward.According to the National Association of HomeBuilders, as of November 2014, a greater number ofremodelers reported higher business activity thanduring the previous quarter. Remodeling spendinghas been gradually climbing back up from the all-time low it reached in 2009.

This growth in home renovations has led to morejobs for carpenters, plumbers, painters, electricians, and other construction workers. In Massachusettsalone, a recovery in overall constructionemployment has led to a gain of about 18,000 jobsduring the past four years.

The Home Improvement Research Instituteexpects an additional 5.8 percent sales growth in

home improvement spending in 2015. States thatshowed the highest levels of home improvementspending in 2014 are likely to continue to hold thetop spots through 2015, and the NationalAssociation of Home Builders says these areasinclude the District of Columbia, Connecticut, NewJersey, Maryland, Massachusetts, and areas ofsouthern California.

Americans are not the only ones increasing theirhome spending. According to reports released byMoneris Solutions Corporation, Canada’s largestcredit and debit card processor, purchases at homeimprovement stores rose by 8.49 percent over the

same period last year, and spending on plumbingand heating equipment and electrical contractorsclimbed by 5.14 percent and 5.08 percent, respectively. Spending patterns indicate thathomeowners are investing in DIY projects as well asseeking specialized work provided by professionalcontractors.

Now is a good time for the real estate and homeimprovement sectors, as homeowners haverenewed their fervor for making home renovations, both to increase comfort in their homes and maketheir homes more buyer-friendly.

(MS) -- If you worry about mold in your home andare trying to find solutions, you can take one simplestep to help prevent it from happening. Mold is commonly found in houses that have poorwall insulation. As moisture builds up, the interiorof the walls can slowly rot. This gives off a foul smelland reduces the overall stability and quality of aproperty. You may need to completely strip yourwalls to effectively repair them.Such a repair can be expensive, but in order toprevent this situation from occurring, you can

choose an alternate kind of insulation for yourhome. Spray foam insulation, like Icynene, is a goodchoice, especially for preventing mold. Unlike otherinsulation, spray foam protects your walls againstmoisture by forming an air barrier. Prevention of mold, dust, dust mites and othercommon airborne irritants will improve the qualityof the air in your home and ultimately theinvestment value of your house.More information on this topic is available online aticynene.com.

Dusty is a young male Chow Chow mix and has been with us for almost 2 years we do not want totraumatize & confuse him by sending him to another shelter.

There has to be one home out there that canopen their door to Dusty!

Volunteers rush to be first to walk Dusty. Dusty`s past was a sad one, therefore we feel he must go to ahome with no other pets or children. We hope Dusty`s future will be a Bright one, filled with Love andcompanionship with adults only. He is perfect in the home and a gentleman when going for rides in thecar! Dusty is a low energy dog, who begs for belly rubs till your arm falls off. He has never chewedup a toy or blanket & is content to just hanging out during the day.

Thank You Sam Jacobs!Sam chose Christian Neighbors to provide a very meaningful service as a way to earn his

Eagle Scout Status. Sam challenged the local churches to a food drive throughout themonth of March. This effort brought in $1,535 in food to distribute to families in need in

the Otsego & Plainwell area. In addition Sam and his fellow scoutsbuilt an amazing food collection box that sits outside CN for af-

terhours food drop off. His leadership efforts raised $800 forsupplies for the box. All money left after supplies are paid

will purchase needed food for the pantry. Thanks again,Sam and thank you to all of our local boy and girl scouts

who support us with their amazing efforts.

Jack Livingston & Family would like to thank everyone who sent cards and at-tended his 75th Birthday Celebration. Spe-cial Thanks to George & Michelle & The Moose Lodge.
