Conditional uses may be granted or denied by the Board of Wayne Township Supervisors with the advice of the Wayne Township Planning Commission in accordance with the express standards and criteria of this ordinance in granting a conditional use, the board of supervisors may attach reasonable conditions and safeguards as it may deem necessary to implement the purpose of this ordinance and the Pennsylvania Municipalities Planning Code. Uses in each category shall be according to the common meaning ofthe term or according to definitions set forth in Article 9 Uses, not specifically listed or defined, shall not be permitted. chosen by individuals and families in conjunction with host families and in accordance with the

individual's needs. Licensed family living homes are limited to homes in which one or two

individuals with mental retardation who are not family members or relatives of family members are

living. The primary family living provider is eligible for substitute care to provide relief for the

provider, based on the needs of the individual and the family living provider.

"Family" - An individual, or two (2) or more persons related by blood, marriage, adoption or foster

child care, including domestic servants or gratuitous guests, thereof, or a group of not more than

three (3) unrelated persons living together without supervision in a dwelling unit; or, any number ofpersons protected by the provisions of the Fair Housing Act (42 U.S.c. 3601 et. seq., as now or

hereafter amended) living together in a group living arrangement with supervision, provided those

persons do not have a criminal record. Family shall not include persons living together in a group

home, assisted living facility, or nursing home, as defined herein, or any other supervised group

living arrangement for persons other than those protected by the Fair Housing Act or persons who

constitute a direct threat to others or their physical property.

"Farm" - A lot, parcel, or tract of land used for agricultural activities/operations on which the

principal building and/or structure (s) shall be the agricultural related buildings and/or structures

and farm house(s).

"Farming, General-" - The cultivation of grains, fruit, vegetables, grasses, hay, the raising and

breeding of domestic animals, the keeping and boarding of horses.

"Fence, Opaque" - See "Fence, Solid"

"Fence, Open" - A fence, including any gates in said fence that permits direct, clear vision through

the fence surface area.

"Fence, Solid" - A fence, including any gates in said fence, through which indistinguishable or no

visual images may be seen.

"Fence" - An artificially constructed barrier of wood, masonry, stone, wire, metal, or other

manufactured material or combination of materials erected to enclose, screen, or separate areas.

"Floor Area" - The sum of the gross area of the several floors of a building or buildings measured

from the face of the exterior walls, or from the center line of the walls separating two (2) buildings.

"Forestry" - The management of forests and timberlands when practiced in accordance with

accepted agricultural principals, through developing, cultivating, harvesting, transporting and selling

trees for commercial purposes, which does not involve any land development.

"Front Parcel Line" - The line separating the parcel from a street right-of-way.

"Frontage" - The frontage, or front of a parcel, is the side nearest the street. For the purposes of

determining yard and setback requirements on corner parcels and double frontage parcels, all sides

of a parcel adjacent to streets shall be considered frontage, and yards and setbacks shall be

provided as indicated in this ordinance.
