Introducing

30 Buckingham StThe house, built by and for, the then Foreman of

Fletchers, was completed under his watchful eye in

1930. The property has only passed hands three times

since being built. You will marvel at the workmanship

of this house - every room will leave you speechless

with the character of yesteryear!

From the inviting brick entrance area to the gorgeous

Carrara ceilings, tiled fireplaces and native timber

mantels, lead light windows, brass light switches,

Jarra floors, Rimu doors and unique window latches.

All these combined with quality drapes and gorgeous

light fittings create an ambience of elegance, style

and comfortable living.

Beautifully presented this home offers a large living

and dining area that can be separated, if desired,

by triple doors that twinkle with the frosted glass

that feature in them. The exquisite Carrara ceilings

- featuring iris in the lounge and berries in the dining

room - are true master pieces of art.

The master bedroom is very generous in size and light

with four large windows featuring square frosted and

clear glass, which look out to the garden. Again beautifully

presented with original Cararra ceiling, Jarra floors, large

double Rimu built in robe and quality drapes.

Next to this is the second double bedroom, similarly

presented, and currently being used as a Beauty Therapy

Clinic.

Located for maximum privacy and sun, with a shared

new driveway leading to a double car park and with a

nearly flat section and low maintenance garden; this

is the perfect home for those who love the detail and

workmanship of yesteryear.

Conveniently located near Lyall Bay and the beach, just

minutes from Klibirnie shopping centre, with a wide

range of childcare facilities, schools, sports clubs and

community groups - Lyall Bay/Melrose is a great place for

families and professionals alike.

The perfect space to enjoy that cosy night at home in

front of the fire, or for entertaining friends.

From the dining room enjoy the expansive view of your

own private “forest”, Evans Bay to your left and Lyall

Bay to your right. Imagine sitting eating your meal with

a glass of wine and watching a cruise ship pass by the

heads while planes from the airport fly overhead and the

Pencarrow lighthouse twinkles in the distance.

The original kitchen offers lovely character and a pleasant

space for food preparation. Note the special two way door

and brass Smiths Patent plate at the bottom of the door.

A reminder of days gone by!

From the kitchen the back door leads to a concreted area

which is drenched in the morning sun. A great place for

that morning coffee to kick start the day!

The elegant black and white tiled bathroom, with new

Anthena “deco” style vanity, and a large bath with shower

unit over the bath is conveniently located near the two

double bedrooms.

Entrance & living areas

The front entrance to no. 30 provides a hint of what

is to come. A statue of a girl, thoughtfully reading a

book, sits majestically on the side of the steps that

lead to the double wooden front doors. Inside the

entrance room are two wicker chairs that invite you

to enter the house. This is also a great space to enjoy

at the end of the day - with a glass of wine in hand,

looking onto the garden - and with the sun pouring

in.

The large living and dining room can be separated

if desired, by triple folding doors that twinkle with

the bevelled glass that feature in them. The Carrara

ceilings, which feature iris in the lounge and berries

in the dining room, are true pieces of art.

The attractive fireplaces and surrounding mantels

offer the perfect place to display those special pieces

and or artwork.

The expansive view from the dining room is to the

garden, Evans Bay, Lyall Bay and to the Pencarrow

lighthouse. A stunning view in the day and gorgeous

at night with the twinkle of the houses below,

planes in flight and the Pencarrow lighthouse in the

distance.

A Daiken heat pump keeps the house conveniently

warm and cosy on those cold winter days.

natural light from the four large windows which look

to the garden.

Beautifully presented this room continues the theme

of original Carrar ceilings featuring lilies, Jarra floors,

Rimu timber and frosted square glass panels.

The room incorporates a double built in wardrobe with

mirror and offers ample room for additional furniture

or seating.

Oozing luxury this room is a divine retreat from the busy

modern world!

Next to the master bedroom, similarly presented, is the

Therapy Clinic.

Kitchen, bathroom & laundry

An original two way Rimu swinging door leads from the dining

room to the kitchen. Ready for an upgrade but serviceable as

it is, the kitchen is a pleasant light space to work in.

The kitchen leads to a door out to a concreted area which is

drenched with sun in the mornings - and to a separate laundry

including the hot water cylinder - currently also used as an

office.

The elegant bathroom features the original black and white

wall and floor tiles. The Anthena “deco” style vanity has been

upgraded to perfectly merge with the decor and provide

storage space. The bathroom also includes a bath with

a shower unit above the bath and the toilet.

Lyall Bay/Melrose

Lyall Bay has a roar about it. Whether it’s from the rolling

surf that makes Lyall Bay Wellington’s best surfing beach,

or the distant sound from jets at Wellington Airport, which

flank its eastern end.

This is a ‘real’ New Zealand beach, right on Wellington

city’s doorstep. With its large sweeping arch and extensive

grey sands, it is one of Wellington’s most popular beaches.

Lyall Bay is a great place for kids and families to spend

the day but also seems to be a magnet any time of the

year to those wanting a walk along the beach, a bit of

fresh air – or maybe a cooked breakfast or latte at one of

the numerous cafes including the famous Maranui Café

in the converted surf club.

Aside from surfing, Lyall Bay is a popular location for

windsurfing, boogie boarding, body surfing and of course,

swimming. There’s a special childrens’ play area on the

water front and dogs are allowed to run free in a large

zoned area at the eastern end of the beach. Parking along

most of the beach front is rarely difficult to find.

Located on the majestic south coast, Lyall Bay/Melrose

are very popular suburbs. They are a few minutes

drive from the Kilbirnie shopping centre and amenities

including the Kilbirnie Aquatic Centre and Public Library.

The Kilbirnie Shopping centre offers a Pak ‘n Save, Post

Office, Farmers as well as banks, food outlets, clothes

stores and more. There is also the Lyall Bay megacentre

with Katmandu, Briscoes, The Warehouse and more.

A great place to find a bargain or just to wander on a

weekend afternoon.

There is an excellent public transport system with buses

running regularly from Kilbirnie to the city and southern

suburbs.

A range of childcare facilities and local schools, sports

clubs and community groups - also make Lyall Bay/

Melrose a great place for families. In addition to the

local primary schools there are several excellent colleges

nearby including; St. Patricks College, Rongotai College

and St Catherine’s College - all start at year 9.

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within eighteen months Steve took the office

into the top ten in the Challenge Realty Group. Steve went

on to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of twelve to a

team of sixty eight sales people with four thousand house

sales worth over 1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over three

hundred sales people, in Queensland alone, had left Ray

White to join RE/MAX. In the next few years Steve played

a huge part in turning around the fortunes of Ray White

and increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia. In

2006 Steve attended a wide range of leading international

industry training seminars in Denver, Chicago and

Brisbane.

After more than four hundred flights during his three

years in his corporate career Steve decided to resign and

return to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards receivedUnder the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission.

1999: 8th place, 2000: 5th place, 2001: 8th

place, 2002: 7th place, 2003: 10th place.

TestimonialGary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been very

successful in sales in the mid 1990’s Steve really made

his mark on real estate by establishing a very credible

and strong company under the L.J.Hooker brand. The

standards he set are still the standards some offices are

striving to attain. However it is Steve’s ability to relate to

all people in the community which is his outstanding

strength.”
