CLEVER SWINDLER W0RXS FARMERS Many Officers Are Looking for This M an Officers In half dozen states are on the lookout for one of the most dan gerous swindlers and forgers who has operated In the country for many years, and he has victimized people all th e way from Chicago to Tennessee an d It Is believed be Is now In Texas. Sheriff Wood has a full description or the man, together with a detailed account or bow be works, and Is re quested to keep close watch ror the fellow and to make public the manner In w hich ho works. There is a large reward ror the arrest or the man. Fol lowing Is the manner or Ihe man's op eration which Sheriff Smith of Chicago requests Sheriff Wood to make public: How He Works A short time after arn.-lng In th e county, this man will look up farms that are for sale, usually some dis tance from the county seat. He tells Ihe farmer that he Is a widower and Is buying the farm for his son. or some other relative with whom he Intends to live. He asks him If there is a notary, public near there who can acknowl edge the papers that are necessary to be drawn. Learns there is a notary at th e vill.^s>e near the farm. He then asks the farmer If he has an abstract of his farm and gets. If possible, the loan of It. saying that he wants his lawyer to look it over. He then per suades the farmer and his wife to go with him to the notary at the village and Induces them to give him either a power of attorney to sell the land for them or lo sign an agreement to sell the land to him upon payment of a certain price, usually a very good one. This power of attorney or contract Is then acknowledged by the farmer and his wife, berore the notary, who signs his name to the acknowledgement, and places his seal thereon. After get ting this seal, he either makes or has made an exact duplicate thereof. Then he goes to the county seat and calls upon some real estate man or lawyer and tells him that he Is about to buy this particular farm. In some instances even taking the farmer with him to verify these statements to the lawyer. He then asks the lawyer or real estate man to look over the abstract, or If the farmer shou'd have none, then to make ore, and to carefully examine the records and s#e if the title Is perfect. This is done and everything f ound all right. He then asks the lawyer or real estate man to draw up a proper deed for the farm, and to.give the deed to him to take to tho farmer to get It executed, or. If this Is refused, directs the lawyer to mail the deed to th i farmer, requesting him to go with his wife before this particular notary public, to have the deed executed and acknowledged. Thereupon the lawver or real estate man sends for the party who Intends to loan the money.
