county , this man will look up farmsthat are for sale, usually some distance from the county seat. He te llsIhe fa rmer tha t he Is a widower andIs buying the farm for his son. or someother re la t ive with whom he Intends tolive . He asks him If there is a notary,public near the re who can acknowledge the papers tha t a re necessa ry tobe drawn. Learns the re is a nota ry a tth e vill.̂ s>e near the fa rm. He thenasks the fa rmer If he has an abst rac tof his farm and gets. If possible, theloan of I t . say ing tha t he wants hislawyer to look it over. He then persuades the fa rmer and his wife to gowith him to the notary at the villageand Induces them to give him e ithe r apower of attorney to sell the land forthem or lo sign an agreement to sellthe land to him upon payment of acerta in price , usually a very good one.This power of attorney or contract Isthen acknowledged by the farmer andhis wife, berore the notary, who signshis name to the acknowledgement,and places his seal thereon. After gett ing this seal, he e ithe r makes or hasmade an exact duplicate thereof. Thenhe goes to the county seat and callsupon some real estate man or lawyerand te lls him that he Is about to buythis particular farm. In some instanceseven t ak ing the fa rmer with him to
verify these sta tements to the lawyer.He then asks the lawyer or real esta teman to look over the abstract, or Ifthe fa rmer shou'd have none, then tomake ore , and to ca re fu lly examine therecords and s#e if the title Is perfect.This is done and every thing found allright. He then asks the lawyer orrea l esta te man to draw up a properdeed for the farm, and to.give the deedto him to take to tho farmer to get Itexecuted, or. If this Is refused, directsthe lawyer to mail the deed to th ifarmer, request ing him to go with hiswife before this part icu la r no ta rypublic, to have the deed executed andacknowledged.
