Lighting on the first floor common areas, kitchen and bedroom are all smart meaning that any number of pre-set themes, such as casual dining, film night, welcome home, can all be pre-programmed and accessed through voice control or phone.

The entire house is fitted with exceptional quality lightly fumed white oak floors with the exception of ceramic floors in the bathrooms which have a smart underfloor heating system.

There is a brand new gas fired heating system which is designed to know when you are home and responds accordingly. A Nest security system with cameras is installed in the open plan area and to the front door.

My favourite room is the showpiece open plan living area, with so much light and space and a superb state of the

art modern kitchen. It is functional but very calm and ‘zen’ - you can literally just watch the weather evolve in front of your eyes, as the sun and clouds or rainstorms scud across the landscape ahead.”

Seller Insight My brother and I grew up in the property with our parents,” say the vendors of 224 Wells Road. “Our father was a scientist working for Dowty, and our mother was a sculptress, and having moved back to the UK from

Canada in 1969, we lived on the Wells Road while our parents searched for a house. The ‘shelf’ for 224 Wells Road was being blasted out of the granite with dynamite at the time - a fact which caught their attention! They loved the modern styling and steel frame construction, the legs literally set into the granite of the hills. The styling and inverted layout is now recognised as mid century modernist, and it is one of the most dramatic houses for miles around.”

Since then, various improvements have been made to the property. “While we always loved the look and style of the house, it was in need of total refurbishment,” say the vendors, “so we spared no expense in bringing the house back to its original glory. We didn’t want such an extraordinary house to be lost, demolished to make way for something anonymous, so we refurbished everything, with the added benefits of some modern technology! For example, we even used Aerogel (the lightest and most insulating material on the planet) to create a thermal break across the steels supporting the new argon filled solar gain double glazed windows. I am a designer so I specified every item and oversaw the refurbishment personally, selecting materials like the fumed oak flooring and the steel oak and glass staircase. The open plan living, dining and kitchen area is a superb space for everyday life and entertaining alike, while the luxurious master bathroom is inspired by the urban grey ceramic of a certain chic hotel, featuring a wet room with side by side double drencher showers, a double ended bath and twin sinks, all with underfloor heating. The house is smart technology equipped, so it can be set up so it ‘responds’ to the owners’ phones, recognising when they arrive home and gently illuminating the outside walkway and stair lights to welcome them home, or starting up the central heating and water in winter.”

“The garden is just as unusual as the house itself, being about 1/3 acre set on a steep slope, blasted from the granite in 1970 so it boasts its own private cliff. Presently populated with wildflowers, the garden is low maintenance, with three seating areas, none of which are overlooked. At the front, there is a terrace with sleek grey rubber chippings, at the side a paved area and newt pond, and to the rear a terrace to see over the house. There is also a balcony area accessed from the main living space.”

“The views from the property are spectacular too,” continue the vendors, “being set into the side of the Malvern Hills at an elevation of 170m (560ft) with the most spectacular vistas across the Severn Valley to Bredon Hill and the Cotswold escarpment. You can walk out of the door and be on the Malvern Hills in 2 minutes. Amenities in the area are easily accessible too, with a selection of supermarkets in town, and a variety of excellent schools including the outstanding Malvern College, Hanley Castle, and 2 lovely small junior schools along Wells Road itself. The British Camp is just a mile away, while the Three Counties show ground is on the plain below with regular events. A few miles away is Upton with its regular festivals, from Jazz and Blues to the Sunshine festival. Despite its rural beauty, the location is ideal for commuters, with trains to London and Birmingham from Great Malvern Station. Cheltenham, Worcester and Birmingham are all commutable by car, the M50 being just a few miles away.”*

To get to the house you sweep off the main road and go up the private drive through the mature trees. My dad always used to jokingly call the drive the Batcave from the old television series! Lots of people who live even nearby simply do not know the house exists!”

Great Malvern, the main focal point for the district, is two miles south and retains its Victorian grandeur with its listed Railway station and Malvern Festival theatre. In addition, there is a rare mix of boutique shops and cafes, as well as Waitrose and further high street retailers.

The County Town and Cathedral City of Worcester, lying on the banks of The River Severn, is some 8 miles North East providing for high street shopping and characterised by one of England’s great Cathedrals, its Racecourse, County Cricket Ground, Premiership Rugby Club and University.

The M5 motorway, accessed via J7 at South Worcester, is 10 miles providing for onward travel to Birmingham and the surrounding industrial and commercial areas as well as Birmingham International Airport (45 miles), the M40 and London (140 miles). The M5 South also provides for commuting to Cheltenham, Gloucester and Bristol (69 miles). Hereford is only 21 miles to the West.

Whilst Malvern benefits from Railway stations and Great Malvern and Malvern Link (1.6 miles), The Worcester Parkway Railway station, situated to the east of Worcester, is now under construction and is intended to increase the capacity to London as well as reduced journey times. This will have a significant impact on Worcestershire’s accessibility to the Capital and other regional centres.

If education is a priority then Worcestershire is blessed with an enviable mix of schooling at all levels, including a variety of independent establishments, allowing parents to select the right environment for their children’s needs. Malvern gives its name to both The College and Malvern St James, whilst at Worcester may be found both the King’s Schools and Royal Grammar Schools.
