DESCRIPTION
(Kansas City, MO) Street Improvements in this KC historic district consisted of asphalt drive lanes and concrete sidewalks . . . except for these two streets. Design opporturnities were promoted to save the brownstone and incorporate a curbless environment into an alleyway with a swale to add greenery to the adjacent residents and business. The swale handles surface runoff of the alleyway street and is recharged by the condensate of surrounding buildings.

This booklet refl ects the initi al thoughts and ideas leading to the concept that was presented to the city for preliminary review. Property owners were convened for input and the resulti ng design has been re-submited to the city along with a cost esti mate that responds to the city’s budget. There will be an additi onal outreach to property owners before fi nal design that will occur in the coming weeks.

Northwestern Avenue trench drainThe trench drain is located in the valley of the street and channels storm run-off to the swale in which it drains. During dry weather conditions, condensate from nearby buildings flow to the trench drain to provide mositure to the swale

Streetscape Concepts
21st Street
The brownstone pavers on 21st street will be re-used. As a result of a reduced percentage of brick in the appropriate condition for re-use, the intersection of 21st and Northwestern will be concrete, which in effect creates two segments of re-used pavers. The parking lanes along 21st will be concrete forming two contained segements of 21st Street to hold the egdes of the relaid pavers and reducing the gross area to accommodate a reduced amount of re-usable paver.
Northwestern Avenue
Northwestern Avenue will feature a swale and curbless environment. The Northwestern Ave. swale will capture and clean run-off from the street and sidewalk surfaces for detention and assist in removing contaminatants and suspended solids. It will add delight and greenery for the residents in the adjacent Windows loft building and tenants in the West 300 building. This narrow 40’ wide street will have an 8’ concrete sidewalk and curb on the west side of the street. It will have a curbless concrete walkway on the east side that features a swale on the southern end and a storm water trench feature on the north end that will collect stormwater and building condensate and direct it to the swale. Once there, the water will infiltrate and be filtered with any remaining overlflow going into the city storm inlets located at the south end of the street on the north and east side of Northwestern. Northwestern will have two way traffic comprising of a 22’-0” asphalt driveway similar to other Crossroad streets.

Pedestrian lighting - east sidewalk40’ spacing
The pedestrian lighting at a 40’ o.c. spacing helpsto achieve a continuity the side of the street where most people will walk and is somewhat disparate relative to a continuous streetwall. It is a place where most people pass through relative to the residential buildings and their openings along Northwestern.

Lighting ScenariosThe following three schemes look at three lighting scenarios. Schemes A and B address pedestrian lighting on the west side of the street with spacing at 35’ oc and 40’ oc. Scheme C represents the plan forwarded to the city that shows pedestrian lighting on the east side of the street. Since we are dealing with a curbless environment on the east side of the street with narrower (5’-0”) circulation width along the swale we prefer the pedestrian lighting on the east side of the street with the 8’ sidewalk. The lighting will provide continuity to the side of the street with greater pedestrian traffic and provide continuity to a sidewalk interrupted by drives and curb cuts to residential and garage entrances along it’s length. We propose the traffic lights be located on the west side of the street.

two pedestrian lights could be located here, one where the trash and generator are shown and the second between the first and second garage door to the south. We can feather the driveways to the street creating a curb situation on the first wide bay between the two gararage openings.
