July - September quarterly update

Welcome to the latest edition of our Quarterly Property update, designed to keep you in touch with the local property market.

A question that I regularly get asked (about three times a day!) is “how’s the market?”. As an agent you expect that question because most people either follow the market because they own a property or have a desire to own one. My response to this question is not a simple answer. We have different sectors of the market performing differently but overall, I think the market is “good – with the glass half full”.

Numbers of sales are a good indicator to market trends with the number of sales from our office back to what it was mid to late 2018. The number of sales from December to May dropped significantly, in my opinion the election created a lot of uncertainty for investors and once the election was over, the market started moving almost immediately. The slowdown for these 5 months of the year will reflect poorly on the overall financial year and calendar year for our region (and everywhere else in Australia) so we wait to see the final numbers and ensure we take into account the anomaly of the election into consideration. I do wonder if the local marketplace didn’t have the 5 month slowdown what the numbers would have been? My guess is that the numbers would have been very good.

The median house prices at the moment in the 4 core areas are as follows:

Proserpine $280,000

Airlie Beach $735,000

Cannonvale $436,000

Jubilee Pocket $375,000

The suburbs of Cannonvale and Proserpine median prices have been stable at these figures for the last 5 years, Airlie Beach has increased from $500,000 and Jubilee Pocket has dropped from $409,000.

Our sales team in most areas are now experiencing a 46% marketshare of all sales in our core areas of Airlie Beach, Cannonvale, Jubilee Pocket and Proserpine. (last 12 months). When selling, this is very important to you because you know that we are dealing with just about every possible buyer in the local marketplace.

I’d like to congratulate Anita Edgar and Kate Taylor from our team who successfully negotiated the sale of 2A Coral Esplanade, one Cannonvale’s most special homes. The home was on the market for some time with another agency and Anita did a great job of finding the buyers and finalising the sale for the owners.

There are quite a few properties selling within a 21 day period at the moment. This is encouraging and hopefully will

continue into Christmas and the New Year. As always, properties that are on the market for more than 60 days get

harder to sell so if you are a seller about to come onto the market we urge you to consider listing at closer to market

value and negotiating less rather than a higher price and have more room to negotiate down.

Well Spring is well and truly here and the property market is really living up to expectations with a lot more buyers and investors entering the market and enquiry rates increasing steadily.

The reserve bank cut interest rates again by .25% at their meeting on 1 st October 2019 with official interest rates now at another record low or .75%.

In a statement by Philip Lowe , Governor : Monetary Policy Decision he says “Interest rates are very low around the world and further monetary easing is widely expected, as central banks respond to the persistent downside risks to the global economy and subdued inflation. Long-term government bond yields are around record lows in many countries, including Australia. Borrowing rates for both businesses and households are also at historically low levels. The Australian dollar is at its lowest level of recent times.”

Federal Government progress continues with the introduction of the First Home Buyers Deposit Scheme due to commence on 1 January 2020.

The $500 million scheme will be capped to a maximum of 10,000 loans every year on a first-come, first saved basis.

An income threshold will apply. Singles earning up to $125,000 and couples with a joint income of $200,000 will be eligible if it’s their first home loan and they are both first home buyers. Support will stay in place for the life of the loan.

The scheme will be targeted to ‘entry properties’, with a maximum eligible loan size to be determined on a regional basis to reflect the different property markets.

First home buyers can use the scheme in conjunction with the state or territory first home owner grants and duty concessions.

We continue to see a mix of Business owners and Investors in the market whilst there continues to be a shortage of good quality industrial and commercial land and building for sale.
