Dear friends,
OneWest is a community development corporation focused on community revitalization through
commercial development growth in west Louisville. Our focus on the built environment, coupled
with the growth already happening with the Track on Ali, Passport Health, the YMCA and other
projects, will be catalytic in stimulating overall economic growth in this area of Louisville.
OneWest has spent considerable time developing our plans for greater advocacy and capacity
building in west Louisville, earning the trust of the community via intentional community
engagement and identifying our first commercial development project focus — the 18th Street
and West Broadway corridor.
Here’s the question that all Louisvillians ought to ask themselves: How can we be a food city, a
health care city, a tech city, a sports city — if one fourth of the city is cut off, disconnected, and
segregated? There is an urgency in uplifting our communities here, and we’re asking you, as
clearly as we can, to invest in west Louisville.
Louisville’s future depends on purposeful inclusion and investment in west Louisville. OneWest,
the people you see on these pages, and many others who share their passion and commitment,
pledge to be true allies, advocates, and ambassadors of west Louisville.

ABOUT ONEWESTOneWest was formed in 2014 by a diverse group of professionals in Leadership Louisville’s
Bingham Fellows program. They believed that the clearest path to economic renaissance
in west Louisville is an influx of private, philanthropic, and public capital. It is abundantly
clear that Louisville’s continued growth and vitality rests primarily on intentional and focused
inclusion of west Louisville. That concept has already worked for large-scale neighborhood
revitalizations in Cincinnati and Nashville. Locally, Nulu and the Three Points District of
Germantown, Schnitzelberg, and Shelby Park are examples of similar revitalization.
The founders of OneWest recruited a dynamic Board of Directors comprised of some of our
city’s most influential leaders, including west Louisville residents. This is a highly collaborative
organization bringing together public, private, and non-profit partners — a process that
is unprecedented. Equally unprecedented is the creation of a community development
corporation with an exclusive focus on the built environment in west Louisville. That focus,
coupled with our highly engaged and committed board, makes us unique. We are not just
ready to get things done, we are able!
THE NEED There are 12 square miles, 350 blocks, and 60,000 residents in west Louisville. On its own,
it would be the fourth largest city in Kentucky. Yet, OneWest does not believe west Louisville
should be on its own. That’s why we endeavor to become a catalyst for development and
economic prosperity here.
However, large-scale revitalization can’t happen overnight. That’s why, after months of
listening and careful planning, we’ve set our sights on the 18th Street and West Broadway
corridor. That will be the starting point of our development footprint, but certainly not the end.

COMMUNITY OBJECTIVES
An expanded range of retail goods and services and dining options will be available both for residents and non-residents who visit west Louisville.
The 18th and West Broadway corridor will become a destination of choice where both the west Louisville community and residents of other neighborhoods will spend their dollars.
A Special Improvement Initiative (SII), centered at 18th Street and West Broadway, will feature a transformed street scape and significant beautification helping to attract additional business and development along that corridor.
The residents of west Louisville will have increased opportunities for employment and business ownership.
Increased economic prosperity will reverse the decades-long decline in household income, stabilize the housing market, enhance access to services, improve health and public safety, and instill a renewed sense of pride and excitement about west Louisville across the entire community.
Our community will experience a long-awaited restoration of hope and prosperity in west Louisville, resulting in economic growth for the city and region.
According to Nielsen Company, residents of the nine neighborhoods spend approximately $474.8 million on retail goods and services annually, but only $258 million of sales occur in west Louisville, leaving retail sales leakage at 46% of purchases, or $217 million. OneWest’s commercial and mixed-use development efforts will seek to fill many of these gaps with quality retailers and restaurants.
According to the Louisville Metro’s Vacant and Public Property Administration, the west Louisville has a total of 2,719 vacant structures and 1,469 vacant lots. Of the vacant structures, 91.1% are residential properties. The overall vacancy rate, which includes vacant properties of all type, is 14.4%.

LETTING MONEY GET AWAY
CAPITAL CAMPAIGN GOAL: $10 MILLION An initial capital investment of $10 million allows OneWest to develop commercial, retail, and
mixed-use projects within west Louisville neighborhoods. We plan to acquire, renovate, lease,
and sell commercial properties along commercial corridors with the expectation of increasing the
number of local and minority business owners, who will continue their commitment to a thriving,
community-driven west Louisville. We are the only non-profit focused on the commercial “built
environment” in west Louisville.
Beautiful, vibrant structures that house Louisville’s finest restaurants, affordable grocery options,
and higher quality retail and services will all be a part of the rich commercial tapestry of west
Louisville and will increase opportunities for employment and business development.
