This has been a fantastic year for the Chicago Committee on High Rise Buildings.
Thank you for allowing me to serve the membership in the role of Chairman. It is an
honor to be a part of this group with the leaders of every aspect of high-rise
buildings. My respect for the members of the committee has grown tremendously
this year seeing all the hard work of the executive committee and the members at
large.
Certainly, the highlight of the year is the passing of a new building code for the first
time in 70 years. The leadership of Commissioner Frydland and Deputy
Commissioner Ulrich through this process was impressive to watch. It is clear that
the mayor has a tremendous amount of respect for her as she made this giant task
a reality in very limited window. While the technical hurdles that so many of the
members helped work through were daunting enough, the political side of
establishing momentum and getting with the various stake holders initially seemed
out of the realm of possibility.
Many members and colleagues from their firms worked throughout the wide
ranging disciplines to help achieve this important, and long overdue change. All the
membership should be proud to be a part of this legacy for the future of building in
Chicago. Much work is left to be done in implementing these changes over the next
months and years, and we will welcome that opportunity.
We have our 50th anniversary upon us and Peter Weismantle and his task force
have been hard at work to commemorate this milestone. We hope to have several
of our past members and members emeritus join us for the summer party in July.
Mr. Riggio, Lake, and Clark have plans well in hand for the gathering.
Our 2018 Seminar on High Rise Educational Structures was a success both
technically and financially. The presentations were well received and it generated
funds for the annual $5,000 scholarship. Matthew Kuhl and the seminar task force
did a great job. The 2019 Seminar on The Future of the Chicago Skyline is set for
June 13th and promises to be a top-notch event. Doug King is the chair with active
task force members Jane Cameron and Peter Weismantle among others.
Sara Beardsley needs to be recognized for her efforts in putting together the
monthly presentation schedule. There were a number of excellent presentations
this past year, and next year looks promising as well. Thank you, Sara.
New members this year are Jose Estrada (USG), Sean O’Gorman (Fitzgerald), Bob
Acker (GEI), and Sean Bowker (Power Construction). Adding members from
Engineering, Architecture, and Construction firms is reflective of the wide breadth
of the committee. There are a few more new members in the nomination process
that will help keep us vibrant into the next 50 years.

2018-2019 Activities:
Preparations for commemoration of the Committee’s 50th anniversary in 2019. Current plans are as follows:
• It has been determined that the actual anniversary date is May 6th. On that date in 1969, the CCHRB Constitution and By-laws was adopted by the founding members. Therefore, the Task Force is preparing a PowerPoint and slide show for presentation at our annual business meeting on Thursday, May 9th. All Emeritus members are encouraged to attend. • A more festive event will be held at the Summer Party, on Thursday, July 11th.
• At that event, the Executive Committee would like to invite former members (senior and/or retired) to attend so that they can be thanked for their service and perhaps say a few words about their time on the Committee. • The Task Force is also engaged in reaching out to members and member firms in order to compile photos and other historical materials so that we can prepare a small bound book covering the history of the Committee, featuring a handful of ground-breaking high-rise buildings, for which members of the Committee had key roles in the design, execution and operation. The book will be distributed at the Summer event and afterwards to all members, who were not in attendance. • The task Force has received cost estimates for publication of 250 books and production of 250 flash drives with the commemorative PowerPoint.
Future Activities: Committee’s 50th anniversary in 2019 • Continuing preparation for the Summer Event.
Other Remarks: Seeking funding for potential video or publication of transcripts of interviews with founding and long-term members.

2018-2019 Activities: Conducted 3 more iterations of IIT/CCHRB Curtainwall Course in the College of Architecture at IIT. In last update on this initiative it was reported that this course was supposed become a required course in the graduate school but this decision was reversed by our interim Dean at the last moment prior to this academic year. No reason was given for the reversal. Despite the reversal, the course continues to be both successful (based on student evaluations) and popular.
Future Activities: Continuous update and improvement of course content. Always looking for new participants for field trips to relevant practices (firms), engineering interests, manufacturers, producers, testing facilities and job sites.
Other Remarks: We have had great results thanks to the efforts and dedication of CCHRB members. We are especially thankful to Chris Hasbrook and UL for their continued financial support that allows us to take field trips outside the immediate area. (This semester we travelled to Guardian Glass’ float glass facility in Dewitt, Iowa.)

CCHRB PROGRAM DIRECTORS REPORT FOR 2017-18 ANNUAL REPORT:
In 2018-2019 fiscal year the CCHRB hosted 8 educational programs which ranged in topic from structural engineering,
architecture, mechanical systems, investigation and repair, constructability issues and life safety. The year was
highlighting by hosting the City of Chicago in January 2019 to talk about upcoming code changes before they were
implemented, and with presentations that included other innovations such as “Speed Core” which could be an
important innovation in the way high-rise structures are constructed in the future. Below is a summary of the programs:

Presentation: High-Rise Educational Projects
Srdjan Avram, AIA., and Associate Director at bKL Architecture LLC, and Jonathon Meyer, project manager at bKL
Architecture LLC gave a brief overview on their presentation on GEMS World Academy Chicago. Also Michael
Palmer, Principal at Perkins + Will gave a synopsis of his morning Seminar presentation on the William Jones
Preparatory High School.

Presentation Title: The Design of Akhmat Tower
Sara Beardsley, Sr. Architect from AS+GG and John Peronto, Structural Engineer from Thornton Tomasetti, gave a
presentation about the structural and architectural design of the 435m Akhmat Tower which is under construction
in Grozny, Chechnya, Russia. Discussion included exterior wall, site planning, programming, vertical transportation,
and specific structural design for high seismic region as well as the tuned mass damper.

Presentation: Speed Core – The Development of Steel Core Walls in the Rainer Square Project
CCHRB Member Ron Klemencic provided a very interesting discussion of a new composite steel and concrete core
assembly used in the Rainier Square development in Seattle includes a 1.4 million square-foot, 58-story, 850-foot tall
mixed-use tower as the centerpiece. The contractor’s evaluation of the system as compared to a traditional reinforced
concrete
core revealed a time savings of 8 months, out of a total of 30 months, which will truly be a game changer. Developed
by MKA in collaboration with Purdue University and The University at Buffalo with generous support from the Charles
Pankow Foundation and AISC, Speed Core is ready for implementation across the country.
October 11, 2018 Presenter: Adam Theiss, MKA Presentation: No 9 Walton St – Structural Changes during Construction No.9 Walton is a high-end residential project in Chicago, which was partially constructed when the penthouse units
were sold to Ken Griffin, the wealthiest person in Illinois. Griffin added 2 floors to the height of the tower, and
insisted on his own personal elevator and rooftop pool. These changes required significant retrofit/modifications to
the structure that had just been built.

Presentation: Investigation and Repair of Concrete Foundation
Construction of a megatall tower foundation was suspended in October 2016 over concerns related to concrete
uniformity and the presence of surface water during construction operations. The foundation design consisted
of a four meter thick reinforced concrete transfer mat set on a network of 136 drilled concrete piers. The
authors were retained as third party advisors to independently assess the as-built conditions and assist the
contractor and designer in the formulation of a repair plan. The investigation commenced in December 2016
and included documentation of cores extracted from the transfer mat as well as the development of
procedures to effectively ascertain conditions within the core holes. Of particular concern to the construction
team was the development of a sufficiently representative sampling plan, the relative shear strength and
performance of concrete joints, and the evaluation of corrosion potential within the transfer mat. A plan to
repair affected locations of the transfer mat was developed to address the nature and type of conditions
identified during the investigation. The repair recommendations developed by the authors were widely
approved by the construction team.

January 10, 2019
Presenters: Deputy Commissioner Grant Ullrich
Presentation Title: Proposed Changes to the Chicago Building Code
The Deputy Commissioner of the Chicago Building Department summarized proposals for code changes to update
the Chicago Building Code, in order to better align with the ICC which is the internationally accepted standard. In
this presentation, he covered the history of the Chicago Building Code, including the adoption of high-rise
regulations and the
evolution of the code from adoption until today. He also summarized the work plan for updates to the various
codes [MEP, Energy, Structural, Fire Protection and the Building Code] and described the process by which the City
will approve these updates. The discussion included what elements of the Chicago-specific code regulations will
remain, after the ICC begins to be used.

Presenters: Sean Bowker, Project Executive and Chris Jones from Power Construction
Presentation Title: Northwestern University Feinberg School of Medicine
Northwestern University embarked upon construction of the new Simpson Querrey Biomedical Research Building in
2015. Complex research buildings of 700,000 sq. ft. all have their challenges. Add in a 60' deep hole for a
basement, one block from Lake Michigan, and those challenges are compounded. Include not only plant capacities
for the new research building, but include these plant capacities within an existing adjacent structure to support
both buildings, and these challenges are now multiplied. Finally, factor in the aspects of interfacing with an existing
building and adjacent historic structures, and these challenges are enough to keep you awake at night! The
presentation highlighted the project challenges that have been overcome during the last three years by the project
team, all culminating in the opening which is fast approaching in Summer 2019.

Presentation Title: Designing Supertall Buildings with Height and Geography in Mind
This presentation by Managing Director of ESD Mehdi Jalayerian explored the implications of building tall, and
super-tall, as it relates to climate. Issues of temperature and climate changes which occur at great heights as well as
pressure changes and their implications on MEP systems were analyzed and discussed using case studies including
the 1000m Jeddah Tower.

Proceeds from the annual Half-Day Seminar help fund the Chicago Committee on High-Rise Buildings (CCHRB)
Scholarship program. This $5,000 yearly scholarship supports Graduate students and highly qualified senior and
junior-level undergraduates at any college or university with an alumnus who serves as a member of the CCHRB,
provided the student’s area of study is directly related to some aspect of the design, construction, operation and/or
rehabilitation of high rise buildings.
The 2018 event was entitled: “Education on the (High) Rise: How and Why Education Buildings of the 21st Century
are Going Tall” and was intended to provide an informative overview of the increasing prevalence of educations
buildings from K-12 to Higher-Ed considering high rise buildings instead of the more typical campus layout
97 people attended, with a revenue of approximately $9,670. Last year’s event was held at the Harris Bank Auditorium and consisted of the following schedule and speakers:

Schools Look Up
As more families choose to remain in urban areas, there is a growing need to re-think education
in dense cities. In this session, Aimee Eckmann, FAIA, ALEP, LEED AP BD+C will discuss why
and how schools consider building up instead of out when space is at a premium, special
programming considerations, and challenges and opportunities to planning K-12 schools in a
high-rise. She will give examples of recent successes such as Jones College Prep in Chicago
and Campus International School in Cleveland, Ohio.
Aimee Eckmann, FAIA, ALEP, LEED AP BD+C is the PreK-12 Practice Leader in the Chicago
office of Perkins+Will. As a global innovator in PreK-12 programming and planning, her influence
through design and engagement advocates forward-thinking solutions proven to change
students, teachers, and communities.
Consistently ahead of trends, Aimee customizes her
work based on current research, building trust with clients by
making them partners in the project process. Her articles and
presentations share knowledge with others in the profession,
proof of her commitment to advancing thought leadership in
the industry. Her work has won more than half a dozen local
chapter AIA awards, and has been honored by such
publications as Architect, Architectural Record, Interior Design, and Learning by Design. In over
a decade of service, Aimee has played an important role in leadership and mentoring with the
ACE Mentor Program of Illinois, supporting low-income and minority high school students in their
pursuit of careers in architecture, construction and engineering. Aimee's experiences mentoring
students help inform her ideas for transformative, future-ready educational environments and
have had a deep impact on her work.

GEMS World Academy Chicago
Learn how a dense urban location influenced the design of GEMS World Academy Chicago.
The new high-rise Chicago campus integrates unique strategies for site access, traffic control,
life safety, vertical adjacencies, outdoor space, sport facilities, and district cooling. The campus
marries GEMS’ programmatic needs with local requirements and provides a new model for
high-rise K12 school construction in an arena of limited precedents. GEMS provides access to
a global network of resources and a broad cultural interface; extensive use of state-of-the-art
technology facilitates
collaboration between classrooms around the world, providing students with an international
perspective on education and nurturing global citizenship.
With more than 25 years of professional experience, Lynne
Sorkin has built an expertise in architectural and interior design
projects. Her design, management and technical
understanding can be applied to programming, master planning,
space planning, design, technical coordination and contract
administration. She has experience with both public and private
clients.
As the firm’s Education Practice Leader, Lynne brings notable experience to bKL in the Pre-K-
12 and University market sectors. Through prior leadership positions as an owner’s
representative to Chicago Public Schools on multi-building capital programs, Lynne was
instrumental in project scope identification, design guidelines, budgets, and oversight of the
planning and design of new buildings, additions, and renovations for nearly 100 schools. Lynne
was selected by the client to act as the Board of Education’s direct agent during their $1.4 billion
Modern Schools Across Chicago program, involving numerous new facilities seeking to achieve
LEED Silver Ratings or higher.
Lynne received both her master’s degree in architecture and bachelor of arts degree from
Washington University in St. Louis. She is a licensed architect in the State of Illinois and is a
LEED Accredited Professional. Lynne has served on the Board of the Chicago AIA Foundation
for more than 8 years and is the foundation’s immediate past President. She is a member of
Chicago Women in Architecture, previously serving as Lecture Series Chair and Foundation
President. Lynne is also a member of IASBO and SCUP.
With over 15 years of professional experience, Srdjan Avram is
adept in all phases of project development, leading projects from
early phase programming through construction documentation
and contract administration.
He has worked with both public- and private-sector clients on a
range of projects in the US, China and Korea. He has experience
with institutional facilities, mixed use developments, office
buildings, corporate headquarters and corporate interiors; his
specialty is residential and educational building types.
Srdjan’s notable educational projects include GEMS Lower School and Middle-Upper School,
South Shore International College Preparatory High School, Eric Solorio Academy High School,
College of DuPage Technology Education Center, and Westinghouse High School.
Working with the Public Building Commission of Chicago, Srdjan brought technical expertise in
construction and sustainability to several new construction LEED Gold rated school facilities for
use by Chicago Public Schools.
Srdjan studied architecture at the University of Belgrade before transferring to the University of
Illinois at Chicago. He earned both bachelor’s and master’s degrees in architecture at UIC and is
a licensed architect in the State of Illinois. Srdjan is also a member of the American Institute of
Architects (AIA), and a LEED Accredited Professional.
An accomplished architect with over 35 years of experience, Fritz
Morris leads the important work for GEMS real estate
development, construction and operations and maintenance of
GEMS state-of-the art and sustainable school facilities.
Fritz oversees the building design, real estate search/acquisitions,
facility development, and daily maintenance and operations for
GEMS Education Inc. After developing the architectural programs,
design standards and specifications, he manages the feasibility
analysis and the search for potential school sites. He then works with real estate developers,
brokers, architects, engineers, consultants and construction managers to design and construct
school facilities. He also coordinates and manages the GEMS School operating engineers and
facility managers.
LEED Accredited Professional, Fritz is at the forefront of the green building movement. In addition
to being both functional and visually striking, all of the GEMS Schools are designed to be
sustainable buildings, meaning that they are both environmentally and economically sound. By
leading this sustainable design effort, Fritz helps ensure that GEMS Schools are both healthy
and productive places for students to learn and thrive.
Fritz earned a Bachelor of Science Degree from the University of Cincinnati School of Design,
Architecture, and Art, with additional studies at New York University School of Real Estate and
Parsons School of Design. Fritz is a Registered Architect in New York and Connecticut, a
member of American Institute of Architects, the Construction Specifications Institute, the National
Council for Architectural Registration (NCARB) and is a LEED Accredited Professional with the
US Green Building Council.

Coordinating the vertical stack and column grids of a high-rise education facility can be
challenging, given the various area and volume requirements of a typical educational facility
program. MKA will explain how the structural challenges were addressed for the Roosevelt
University Wabash Building; a high profile education tower located directly adjacent to the
historic Auditorium Building that includes 17 floors of student housing stacked above classrooms
above student services. Solutions included sloped and hung columns, an asymmetrically located
core, and a series of new caissons that thread through existing caissons that remain from a
student housing tower that previously occupied the site.
Mike Siegel is a design Architect with over 30 years of

designer, he honors the project vision to design distinctive

University, University of Chicago, University of Notre Dame and the University of Wisconsin, in
addition to the Lucas Museum for Narrative Art and the Swedish Embassy in Washington DC

experience. A Chicago native who has worked in the city for
years, he has led the structural design of several of the most
notable structures in the Midwest including Aqua, River Point
Tower, Chicago O'Hare International Terminal 5, Blue Cross
Blue Shield Vertical Expansion (300 N. Randolph), Roosevelt
University's Wabash Building, Wolf Point East, as well as the

Planning Security for High-Rise Educational Facilities
Developing security designs and programs for the educational environment can differ from other
project types. This is especially true for high-rise educational facilities. While the goal of securing
critical assets (people, information and property) are the same, the means and methods to do so
can vary.
With high-rise facilities, there are often multiple user-groups that will occupy the building and, as
such, compartmentalization and vertical access throughout the site must be carefully planned.
This differs from a traditional school setting. It is important that proper coordination between the
appropriate parties occurs to develop a setting that is both secure and inviting at the same time.
This presentation will discuss the different techniques and concepts our firm has utilized to secure
high-rise education facilities via physical, technical and operational security implementations
including unique compartmentalization methods, vertical access control and CPTED concepts.
Mark Holm is a engineer with 30 years of experience in the Integrated
Communications Technology field. His expertise is based on a broad
range of Security, Telecom & Audio-Visual projects to which he has
contributed design, consulting, and project management services. Mr.
Holm provides enhanced value to Commercial, Government,
Healthcare & Educational institutions by providing needs assessment,
threat & vulnerability analysis, master planning, contract negotiation and
construction support services. Mr. Holm expertise includes end-to-end
management of turn-key technical projects from concept through completion. Project types
include video surveillance, access control, mass notification, visualization (video wall), intrusion
detection, public address and building automation integration. Mr. Holm has functioned as an
architectural liaison with the task of confirming that technology considerations are properly
represented in the building design process and construction documents. Mr. Holm’s background
in Audio-Visual & Security technology, combined with his depth of practical project experience,
has made him a subject matter expert (SME) in the Security, Command & Control Room
specialty.
Kyle Andorf is a Consultant with Jensen Hughes and has nearly a
decade of experience in the security consulting and design industry.
He has been involved in a multitude security systems design,
consulting and assessment projects. Kyle has worked on projects
involving all aspects of security including physical, technical and
operational. Mr. Andorf’s projects have included work within higher
education and university, healthcare, retail, hospitality, financial,
mega-project and high-rise vertical markets. He is well versed in
access control, surveillance and emergency communication systems as well as security master
planning efforts.
As a consultant, Kyle works with architects, developers, end-users and ownership groups to
ensure the security program is well planned, integrated into the architecture and has the foresight
to adapt to future changes. Kyle is directly responsible for developing security concepts that are
flexible to meet specific needs of his clients and the end users

A High-Rise High School for Chicago: William Jones Preparatory High School
Learn how the diverse program elements of a selective-enrollment high school, typically spread
across a low-rise high-school building, were successfully combined in a new high rise building
just south of Chicago’s Loop.
Public Building Commission of Chicago commissioned the Perkins+Will team to design a new
school for 1,200 students on a restricted urban site along State Street. Goals of the PBC and
Chicago Public Schools included new 21st-century learning spaces and large-span spaces such
as an auditorium, gymnasium and swimming pool, all meeting CPS standards. The result was a
seven story 278,000 SF
building with a unique stacking plan to vertically disperse the program. Other features include
active design elements, connection with the neighborhood, and adaptation with the adjacent
existing 1960s Jones High School complex. After its opening in 2013, the building has received
widespread recognition in the Chicago area as well as national publication. Learn also how Jones
College Prep is an easily replicable model for other urban high schools.
Michael Palmer has more than 30 years of
professional experience and has had significant project
responsibilities on many mixed-use, Higher Ed and K- 12
educational and corporate facilities. His strength is in managing
complex projects; over the last ten years, most of those projects
had a construction cost between from $25 million and $700
million.
As an architect and Managing Principal with Perkins+Will in Chicago. He is nationally recognized
for his expertise in managing large, complex projects for the design of educational, office and
mixed-use facilities. Mike’s large-scale projects at Perkins+Will range from the Block 37 urban
center and a high-rise high school, both in downtown Chicago, to internationally renowned
projects such as three towers in the King Abdullah Financial District (KAFD) and the new all-
women Princess Nora University in Riyadh, Saudi Arabia. He is a graduate of University of
Pennsylvania (Master of Architecture) and University of Notre Dame (Bachelor of Arts).
Erin Lavin Cabonargi serves as the Director of Development Services for Sterling Bay, a Chicago-based commercial real estate investment and development firm, overseeing the company’s planning, design and construction phase activities.
Prior to joining Sterling Bay in 2015, Erin was a leader in public sector development and a Cabinet member to Chicago Mayors Richard M. Daley and Rahm Emanuel. Most recently, Erin served as the Executive Director of the Public Building Commission of Chicago, appointed in 2008 and successfully delivering nearly $3 billion of new development, major capital renovation, infrastructure, surveillance, technology and asset repositioning work on behalf of sister agencies and municipalities. Erin also had significant facility management responsibilities, inclusive of the Richard J. Daley Center, one of the nation’s largest courthouses and civic gathering spaces.
Prior to her public service, Erin served in leadership and project development roles for OWP/P Architects and The Architects Partnership where she managed build-to-suit, renovation and repositioning work in the commercial, retail and institutional markets. Erin received her Bachelor of Environmental Design from Miami University in Oxford, Ohio, and a Master of Architecture
from the University of Illinois at Urbana Champaign, with additional studies in Florence and
Munich.

The CCHRB has for several years sponsored a High Rise Special Award as part of the Chicago Regional Competition of
the Future City Competition held as part of National Engineer’s Week. This year’s judges (Matthew Kuhl, Mehdi Jeff
Harper, and Sean O’Gorman) braved the blizzard conditions early Saturday morning on the 19th of January 20
proceeded to evaluate nearly 20 entries for the Future Cities project that best incorporated high rise technologies.
Their chosen award winner, Volty 2.0, presented by Jack London Middle School of Wheeling Illinoios, was awarded
the High Rise Special Award.
