Mr. Schwindt noted that the firm performed a Level 1 study in which his staff conducted an on-site inspection and inventory of all capital assets. CCA President, George Thurston noted that the preliminary draft of Schwindts study had just been received on November 5th and that the Treasurer, Leonard Vuylsteke and members of the Golf and House committees still needed time to review the details and provide feedback on the 176 page study. George noted that Schwindts preliminary threshold funding model called for a $200,000 contribution to Reserves for 2017. This compared to the 2016 Reserve contribution of $177,700. He cautioned that the calculation of the 2017 contribution could still change based on the detailed review and feedback from Claremonts review team to Schwindt & Co. As of this writing, Schwindt & Co. has received Claremonts feedback on additions and timing changes for replacement of common properties. The Board is expecting the formal Reserve Study to be completed by November 28th. Residents may request digital copies of the formal study as .pdf files by providing the office with your email address. Printed copies will not be distributed but are available for review at the Managers office.

    REPORT FROM THE BOARD OF DIRECTORS By: George Thurston

    The preliminary draft of the 2017 Reserve Study was discussed at the two Town Hall meetings on November 8th and 10th. Over 100 Claremont residents were able to attend the presentations. David Schwindt of Schwindt & Co. (Professional Reserve Study Analyst and C.P.A.) provided background on the methodology and processes used by his firm to develop the maintenance and replacement budget for Claremont’s common properties from 2017 to 2047. Mr. Schwindt noted that the firm performed a Level 1 study in which his staff conducted an on-site inspection and inventory of all capital assets. CCA President, George Thurston noted that the preliminary draft of Schwindt’s study had just been received on November 5th and that the Treasurer, Leonard Vuylsteke and members of the Golf and House committees still needed time to review the details and provide feedback on the 176 page study.     Greens Annual Meeting to be held on December 6th at 7:00PM at the CCA Clubhouse

    GREENS ACTIVITES By: Mary Shackleton

    The November 9th Greens Board meeting was attended by Board Members: Neil Morfitt, Don Smith, Wayne Glasnapp, John Enger, and Mary Shackleton. Home Owners in attendance were Carol Tripp, Helen Evers, Margaret Barbero, Joyce Adams, Patricia Smith and CCA Administrator J. Patrick Moore. The Annual Greens Meeting will be held December 6th at 7:00PM at the Claremont Civic Club house. Please join us. All homeowners are encouraged to attend. Before our meeting last Wednesday, Maryann Andonian stopped by to talk about an infestation of deer mice in her crawl space. She is the second person in her neighborhood that has had major damage. Her cost of repairs were $3,300.00. The other neighbor paid $7,200.00 for the work performed on their home. Maryann is convinced that there are other homes with infestations and that homeowners are unaware of it. Her contractor said the deer mice are most likely coming from the sewer that runs along Troon Drive and that bird and squirrel feeding is probably encouraging the problem. A pest inspection test would probably be very cost effective before an infestation gets out of hand.

    John Enger manages an email account for sending out information that is pertinent to the Claremont Greens HOA. About 1/3 of the Greens residents are on his list. We would like to

    encourage all of you to add your email accounts to this list. You can send your email addresses to: [email protected].

    The Board will then determine how to fund the recommended Reserve contribution for 2017 recognizing the contribution can be funded through a combination of assessments, transfer fees and, possibly, a portion of the 2016 operating budget surplus (if any). The Board has scheduled a special Board meeting at 10:00AM on Thursday, December 8th to finalize the 2017 Operating and Reserve Budgets and to determine what the assessments will be for both. This Board meeting is open to all residents. The plan is to mail the assessment statements on or about December 16th along with Information regarding the two budgets. Assessments will be due on or about January 16th, 2017.

    Please join us as we provide the hospitality for the Claremont Choir's Christmas and Holiday Program on Tuesday, December 13th at 3:00PM. This should provide ample inspiration to get everyone in the holiday spirit. Light refreshments will be served. On Tuesday, January 17th, at 6:30PM the Women's Club welcomes Dr. Venessa A. Stas, MD from Orthopedic + Fracture Specialists. Dr. Stas is a double board certified orthopedic surgeon. She will be presenting a Total Joints Educational Seminar. Come learn how best to care for our joints and bones, as well as information on the latest technology in orthopedic procedures. Please sign up for this presentation by January 10th in the Event's Book. It is free of charge for Women's Club members and $5.00 each for non-members.

    We hope that many of you will choose to join the Women's Club and request that dues ($15.00) be paid by December 31st. This will help us both organize and better serve our members. We have many more exciting and inspirational events and presentations planned for you. A special thank you to the following people who helped us with our November Program: Marlene Knechtel, Jan Stewaart and Betsy Pratt for providing food, Bob Freeman and Dan Mallea for set up and take down of the chairs and the tables. Another thank you to Art Bartlett for help with the projector. Without your help these functions would not be as successful. Thank You!

    Our previous two year's “Holiday Magic on #3” has been a great success and we encourage our Canterwood neighbors living on #3 to continue the tradition. The feedback we receive from our community is great and we have lots of friends and neighbors walk the cart path with flashlights after dark to enjoy our holiday lights. We who live on hole #3 are able to enjoy the lights and decorations each night and it brings the season to life. For our new neighbors, WELCOME! We encouraged all residents whose homes back up to hole #3 to show their HOLIDAY SPIRIT and join their neighbors in lighting up their backyards and patios with holiday lights and decorations. It creates a circle of lights and becomes our own little “Peacock Lane”. Please try to have your lights and decorations up by December 10th. To all Claremont residents, we invite you to tour the back patio lights and decorations on Hole #3 nightly between December 15th and January 2nd.

    Reservation deadline is December 20th! Pick up a flyer and the Seating Preference Form on the Clubhouse foyer table. Signup in the Events Book by the front office. Deposit the Seating Preference Form along with your check for $45.00 per person ($50.00 per person for guests) in the Events Committee’s mailbox #16. Remember, your reservation isn’t made until it’s paid. Checks only, please. Makes checks payable to the CCA. Social Hour from 6:30PM to 7:30PM with passed canape’s. Pre-dinner wine

    provided. Mixers for your BYOB beverages will be provided throughout the evening. A gourmet buffet dinner highlighted by prime rib, grilled salmon and prawns will be served at 7:30PM. Please bring wine or any adult beverages you wish for your dinner. Music and dancing featuring Victor Sharpe’s “Special Reserve Band” from 8:30PM until just after midnight.     ANNUAL CHRISTMAS PARTY

    ‘Tis the season to celebrate! So put on your finery and join friends and neighbors for the annual Claremont Christmas Party to be held on Wednesday, December 14th, from 5:30PM until 7:30PM. As usual, the hors d’oeuvres and desserts will be fabulous and hard to resist. In addition, attentive Claremont bartenders will be serving drinks so we can toast one another’s health. No tips required, but be sure to thank them for their hard work.

    Don’t forget to sign up in the Events Book by Thursday, December 8th at 5:00pm. Once again, the cost for Claremont residents is only $10.00. The cost for a non-resident guest is still a bargain at $35.00.

    From time to time, the office gets suggestions about an article on dog walking etiquette. Here are some suggestions that may help us to have a more peaceful world: 1. Be sure to carry dog poop bags when you walk your dog, and use them. Please take them home to dispose of them as well. Non-owners do not care to pick up or dispose of dog poop. 2. During warm weather, please carry a jug of water and dilute your dog’s urine. It is up to 97 times more concentrated than the fertilizer used on your lawn, and will desiccate grass plants and kill them. How big a jug depends on the size of the dog and the distance of the walk. Female dog urine tends to be more acidic than male dog urine. 3. If you have trouble controlling your dog, you may want to experiment with another style of dog harness. 4. So-called “Extendo” leashes may be technically a violation of the county statute, which sets a maximum length of seven feet. 5. When approaching another owner walking a dog, please be careful, whether that’s catching up from behind or meeting them as you walk toward each other. Not all dogs socialize well with other dogs. This is particularly true when an owner is struggling with a dog already. Give them room, even if that means one of you crosses the street to avoid problems. Training your dog to behave just requires treats. Pavlov showed that partial reinforcement works well (and the dog doesn’t get fat that way, either). “Be the change that you wish to see in the world.” – Mahatma Gandhi

    ‘Tis the holiday season again, and nothing says pride of place like a beautifully decorated home at Christmas. There’s a certain magic that falls over our community this time of the year, especially when the residents take the time to decorate the exterior of their homes. Who hasn’t driven or walked around the neighborhood and marveled at how transformed our streets look under the glow of colorful lights? But do remember all those beautiful displays and decorations must be taken down and stored within two weeks following the holiday.

    The CCA and ARC are aware that there are many valid reasons for vehicles to be parked in driveways or on the streets during the day. If you are expecting out-of-town guests or family over the holidays they may park in your driveway for no more than seven days. If a longer period of time is required, then ARC should be contacted for an approved extension.

    Visiting family or guests that will stay beyond seven nights may park their vehicles in the main Clubhouse parking lot at their own risk. Contact the Claremont Office for permission to use this lot. Staff will need to know make, model, color and plate number of the vehicle. All RV’s or any other large vehicle must also be parked in the Clubhouse lot.

    If you’re planning to be away during the holidays, stop your papers and mail, and let your neighbors know when you plan to return. We say this every year, Santa Claus isn’t the only one out and about at night. So it goes without saying, do not leave home without locking up.

    And finally, we must bid a very sad farewell to Joyce Adams who has retired after four years on ARC. We wish her a very happy holiday and Bon Voyage on her travels.

    We have two things we would like to start here. A Medical Equipment Exchange and a Baby/Toddler Accessories and Furniture Exchange.

    First: Let’s face it, we all have had a surgery or two and have had to buy medical equipment to help in the recovery process. Well, here’s what you can do with that “stuff” once you are finished with it. Donate it to “The Exchange”. A Medical Equipment Exchange is being set up upstairs in the Barn to store crutches, canes, walkers, cryo-ice machines, slings, boots for your foot, knee and ankle braces, plastic covers for your legs and arms when showering, toilet extenders, wheelchairs, etc. These items have been used in the recovery process and are no longer needed so let’s donate them. See the List in the Clubhouse.

    Second: We will also house a Baby Equipment – Accessories – Furniture Exchange in the Barn, too. Many of us have pack n play, strollers, baby car seats, toddler car seats, etc., that our grandchildren have outgrown, but other folks have new grandkids visiting that can use them while they are here with Grampa and Grannie in Claremont. Don’t go out and buy it – go to the Baby Furniture Exchange. See the list at the Clubhouse and decide what you may want to borrow for that visit. Please contact Ann Marie Swartout at 503-928-0455 and she will pick up your “equipment” OR you can leave your donations on her front porch. No need to call. She will inventory items, add them to the appropri-ate list at the Clubhouse, and then put the items in the Barn. The check out inventory list will be in the Barn. When you need something, just go up there, sign it out (like the library) and then bring it back after you are finished using it or the grandkids go home! If you can’t make it up the steps, Ann Marie will get the item for you. Be sure to sign the item IN and OUT on the Exchange Lists in the Barn so we know what we currently have up there. The plan right now is to have A Medical Equipment Exchange List and Baby Exchange List kept at the Clubhouse for you to check what is available to borrow. Hopefully, it can be updated often and the program will be up and running very soon. (December 2016)

    CLAREMONT EMERGENCY PREPAREDNESS TASK FORCE

    It isn’t difficult to be or remain prepared for an emergency. Fire, wind storms, prolonged power outages, etc. can create emergencies. HOWEVER, in the case of the “Big One” , which is deemed a disaster, we are on our own! No fire department, no police department, no EMTs, no utility folks. We are 911. That is why the Claremont Emergency Preparedness Task Force has been formed. The CEPTF communicates information to the zone leaders, the zone leaders carry that information to the denizens in their zones. With this system all of Claremont should be made aware of measures that can be taken to reduce the impact of an emergency or disaster. Your preparation for the “Big One” can be useful when encountering emergencies. Since responders take three to four minutes to arrive at the scene, your gloves, sturdy shoes, flashlight, etc. that you have under your bed might help. At this time we suggest strongly that you review your Emergency Preparedness literature and check out your provisions. Should you not have received your materials or they have been misplaced, Briana will provide you with same. Zone leaders, we have had a number of new people move into Claremont this year. If you have not yet done so, please reach out to them to let them know about our emergency preparation plan. If you do not know their names, contact Briana for details.

    CLAREMONT MODEL RAILROAD CLUB RECAP

    This year the "Train Party" was a terrific success with over 100 people enjoying a glass of wine and snacks while view-ing Claremont's exceptional model train exhibit. What started as a small exhibit with about twenty feet of track has grown into quite a large exhibit with over 400 feet of track. The exhibit is located upstairs in the barn which houses the golf course maintenance equipment. The trains range from narrow gauge to large gauge with water features, a round house, saw mill, and a full blown carnival. The hours expended on this project are endless with credit going to Dick Harris, Emil Zurcher, Chuck Murphy and Fred Barden.

    JANUARY TGIF

    TGIF returns in January! We are in hiatus during the month of December to enjoy quality time with our friends and family. So start off the New Year right by getting together with friends old and new. Dates to remember are Friday, January 6th and Friday, January 20th from 5:30PM until whenever. No sign-up needed; just come for as long or short a time as you want. Bring an appetizer to share and your own beverage. If you haven’t tried TGIF yet, make it your resolution to come in 2017!

    The Claremont Model Railroad Club’s annual family open house is on Saturday, December 17th from 11:00AM - 2:00PM. Please bring the children, the grand children and beyond, as they can run the train and sound the whistles. The model railroad is located on the second floor of the Golf Maintenance building (aka, the Barn). This has always been a very popular event. If you haven’t seen the railroad model display yet, you will be amazed!

    The new Women’s Golf Club Board met November 15th to plan the schedule for the 2017 golfing season. “CWGC Cheers To 25 Years!” was chosen as this years theme. Carol Freeman and her board are planning an eventful year. Plan to register for this exciting year of golf, good times and good friends.

    General Meetings are the first Tuesday of each month following the day’s play. The Board is planning some wonderful programs for each meeting. Save the dates. Bring your lunch and enjoy an exciting program with your golfing buddies. Registration forms for 2017 membership are in the computer room and also on our website. The membership fee is $75.00. This in-cludes OGA annual dues of $35.00. Social member-ships are available for $15.00 to women who have been active golfing members but no longer can partic-ipate and would like to retain their membership. Golf-ers of all abilities are welcome. It is a great way to make new friends and enjoy our wonderful Claremont Golf Course.

    Women’s Winter Golf Tournament It’s Not too Late! Members can still sign up for our Winter Tournament. It runs until a week before Opening Day. Put the registration form found in the computer room and your $5.00 check payable to CWCG in an envelope marked “Winter Golf.” Place this

    in the white payment box. Play as often as you wish and only your four lowest net scores will count. Prizes will be awarded to the winners. Play with a CWCG member any day of the week. Put your signed, attested score cards in the “Winter Tournament” box in the computer room. Call Marilyn Hartzog or Auguta Sweep with questions.

    2016-2017 Board Transition Celebration The retiring Board and the 2016-17 Board met over lunch at the Bethany Public House to exchange gems and information. Past President Marilyn Morfitt presented a memorable thank you gift to each of her Board members. Carol Freeman welcomed her new Board members for this year.

    Our Toy and Joy Potluck called Toast to the Holidays! will take place Tuesday, December 6th starting at 11:30AM in the Fireside Room. We hope all Claremont Women’s Golf Club members will join us for this festive start to the Holidays. As in past years, we ask everyone bring a favorite food item - main dish, salad or dessert, and an unwrapped new toy or game to be donated to a local child in need. This luncheon gives us a wonderful way to share time together with delectable eats, make holidays better for needy children and enjoy a fun thematic game in Claremont’s fully decorated living room. Please sign up on the poster in the civic Clubhouse lobby by Sunday, December 4th. You may also sign up on the sheet posted on the bulletin board in the Computer Room. We look forward to kicking off the Holidays together.

    OUR Claremont Golf Course will have a booth at the 2017 Portland Golf Show at the Oregon Convention Center February 24th-26th. It’s a key part of our course’s Marketing Plan and we’re seeking volunteers to help staff our booth at the Show. We hope to fill four-hour shifts with enthusiastic Claremont golfers who can talk up Claremont with the 9,000 prospects expected to attend. If you’re game to help out for four hours during this three-day show, let Marilyn Morfitt know at [email protected] or call 503-702-3502. The new Tee-Snap system is in place and will be explained in February in great detail by Anthony once the “bugs” have been worked out. Stay tuned. Try booking on line, and should that not work out fall back to the phone. The fountains have been turned off because of the fallen leaves that clog the pumps, thus avoiding premature repairs. There has been a bumper crop of leaves and grass this year due to weather. SOME golfers might have to sharpen the leading edges of their irons to cut through the

    rough while swinging mightily toward the little white sphere hidden in the tall grass. Good luck. One might ask (courtesy of Dick Harris), “Just how far and fast does a golf ball go when struck by a mower blade spinning at the speed of sound?” Kendall, et al. are hard at it to combat the tall “gorse?” while removing leaves and maintaining the course and equipment. Give them a wave of thanks when you see those guys at work. They are really making OUR course look and play well. Thanks Dwayne, Lyle, Dennis, Juan, Kendall, Sammy, and Nellie.

    The Wednesday Men’s Golf group is still playing golf, weather permitting. Please check with the Pro-shop before Tuesday noon, to confirm, and to sign up.

    The rain-birds have left or are in the process of leaving for the desert where the ball

    rolls further when miss-hit.

    March 19th is nearing at an alarming rate, therefore, this is a reminder to plan for the

    Claremont Annual SoCal Invitational Open Classic Less-Than-Masters Tournament being

    held at the Mountain View Golf Course in Sun City Palm Desert.

    The costs of dinner on the evening of the 19th and the golf on the 19th will be

    announced next month. Shouldn’t be much different than last year.

    This is a chance to “jaw” with friends you don’t see very often. It is fun for all. You

    can get a better deal at the local fast-food palaces, but you won’t have nearly the enjoyment

    of sitting down with your pals at an eight-person round table. It’s hard to talk with the car

    ahead of you in the drive-up line.

    I know that Thanksgiving was last month, but it happens to be my favorite holiday. That being said, the end of the year is about gathering our family, friends and neighbors together in celebration and in thanks. I thought that it might be a nice way to round out 2016 and say ring in 2017 in style by asking a few members of our community what they are thankful for this year.
