“Compact cities” philosophy require 200 housing units/ha density.
The given design proposes only half this density because it might overextend the citiy’s resources.
Office and Shopping and Lifestyle
“Compact cities” philosophy require mixed-use buildings in close proximity to each other and the residential areas. They must be pedestrian and bike accessible.
They should not be spaced apart to the point they encourage vehicle use.
Shopping mall of more than 40,000sqm or regional shopping mall is justifiable through market analysis and competition analysis. Nearest competitions are Robinsons
Otis (1.45km away), SM Manila (2.5km away), and SM Sta. Mesa (1.7km away)
