Daylight fl oods a comfortably furnished room where 10 patients sit in a circle, listening to an orientation by a registered nurse. Ranging from 40 years old to 70-something, all have Type 2 diabetes. Most of the
90-minute session will consist of a freewheeling discussion with an endocrinologist, encompassing symptoms, prognoses, prescrip-tions, and daily care. At the conclusion of the group meeting, a few patients will be examined in adjacent private rooms. Future sessions will involve a nutritionist, podiatrist, and ophthalmologist.
This is the so-called “shared medical appointment,” or SMA, and it’s a far cry from a standard 20-minute consult. The SMA epito-mizes a new era in healthcare—one that views patients holistically rather than as an assortment of pathologies, and rewards providers for keeping people healthy. Though they’ve existed experimentally for more than a decade, SMAs are gaining traction for chronic con-ditions like hypertension, asthma, and celiac disease. Patients get extra time with the specialist, and the specialist makes more money, faster. (In the above scenario, the endocrinologist could bill insur-
ers $100 an hour for each of 10 patients. Seeing them individually could take more than three hours.)
The traditional medical offi ce building, designed to accommodate unrelated tenant groups in cookie-cutter suites, may be hard-pressed to accommodate emerg-ing treatment models such as the SMA. Traditional MOBs typically lack appropriate spaces for affi liated, interdisciplinary physician groups, and they’re often inconvenient. Patients must travel to the MOB, which may be near a hospital but far from home, and then make further stops for imaging, lab work, therapy, or pharmacy services. Banner Health Center Maricopa, near Phoenix, is the fi rst project created from a template that SmithGroupJJR developed for client Banner Health. The 41,000-sf facility supports a mix of 12 primary care and specialist physicians, but can ultimately expand to as much as 87,400 sf and 36 physi-cians. It now offers general radiology, mammography, and ultrasound, but is built to accommodate future MRI, CT, and nuclear medicine modalities.

1WATERSTONE AT WELLESLEY OFFERSINDEPENDENT LIVING FOR SENIORSA senior living community, Waterstone at Wellesley (Mass.) features 158,000 sf of independent and assisted living rental apartments, a fi tness center, pool, movie theater, and restaurant-style dining. A joint venture of National Development and EPOCH Senior Living, it received the 2013 Gold Award for Excellence in Senior Housing Design from the National Association of Home Builders. The Building Team: Elkus Manfredi (architect), Cranshaw Construction (contractor), Wozny/Barbar & Associates (MEP), Veitas & Veitas Engineers (SE), and Stantec Consulting (landscape architect).
3 HISTORIC PENNSYLVANIA BUILDINGRECEIVES 21ST-CENTURY MAKEOVERAn abandoned 1897 power-generating station is the home of the new Ambler (Pa.) Boiler House, a LEED Platinum-certifi ed, 48,000-sf offi ce space. The Building Team restored the interior and added sustainable features, including a geothermal heat pump system, while maintaining and preserving the exterior. The $16 million project was led by Summit Realty Advisors and designed by Heckendorn Shiles Architects. The Building Team also included Domus (CM), Elton & Thompson (SE), Langan Engineering (CE), and Re:Vision Architecture (LEED consultant).
2MINNESOTA LIBERAL ARTS COLLEGE COMPLETESPHASE ONE OF FINE ARTS CENTER RENOVATIONThe Janet Wallace Fine Arts Center at Macalester College in St. Paul, Minn., is home to four buildings for music, art, humanities, and theatre and dance. To complete Phase 1 of a planned three-phase renovation, HGA Architects and Engineers created the Lowe Dayton Arts Commons, which links the existing buildings as a social hub, and renovated the music building with a new 317-seat concert hall. Energy upgrades included a complete façade replacement. Also on the Building Team: McGough Construction (GC), BKBM (CE, SE), and Michaud Cooley Erickson (mechanical/electrical).
4 DETROIT CHILDREN’S HOSPITAL PROMOTES HEALTHY LIVING WITH GREEN FEATURESThe Children’s Hospital of Michigan Specialty Center – Detroit is the fi rst LEED-certifi ed project on the hospital’s campus. An L.S.Brinker/Barton Malow joint venture managed the construction of the 106,500-sf center, which was designed by Shepley Bulfi nch. Green features of the facility, which houses 14 medical subspecialties, include high-performance water heaters, boilers, and windows; daylight and motion sensors for lighting control; drought-tolerant landscaping; and porous pavement for stormwater management.

Now rising in the Big Apple, the 70-story Central Park Marriott will be the tallest ho-tel in the Western Hemisphere when completed by CNY Group. The $200 million project, with structural engineering by WSP, refl ects the generally upbeat mood in
the hospitality market. “Globally, hotel operating fundamentals are poised to remain strong in 2013,” says Mark
Wynne-Smith, Global CEO of Jones Lang LaSalle’s Hotels and Hospitality Group. Despite some economic stressors, JLL believes supply and demand, availability of investment capital (especially from private equity funds), and REIT stock prices all point to “an attrac-tive environment” for hotel business worldwide. San Francisco, Los Angeles, Houston, Chicago, New York City, Hawaii, and Washington, D.C., are pinpointed as strong markets in the Americas (http://bit.ly/JLLHotels).
Adaptive reuse for hospitality is producing some particularly interesting remakes of historic properties. The strategy dovetails with travelers’ growing taste for local authenticity—a particular interest of Millennials, according to Tom Ito, Principal and leader for Gensler’s global hospitality practice. “For this generation, avoiding the norm is all about being true to yourself,” says Ito. “As this consumer group grows in spending power, hoteliers will need to provide personalized experiences that refl ect the spirit of this demographic.”

The Weitz Company recently completed a renovation of the Breakers Beach Club, a recreation and restaurant facility that is part of The Breakers of Palm Beach (Fla.) resort. The project, originally built by Weitz in 1999, was upgraded with fi ve new high-end cabanas, a new storefront system providing ocean views from the dining room, and a modern beach bar.

DALLAS THEATER MEETS ACOUSTIC REQUIREMENTSWITH ALUMINUM ROOF PANELS Designed by Skidmore Owings & Merrill and Cor-gan Associates, the Dallas City Performance Hall is a 70,000-sf professional theater in the Dallas Arts District. The facility is topped with a 25,000-sf roof that uses Kalzip Alupluszinc 65/400 continu-ous panels in varying lengths to form a natural layered wave. The zinc-coated aluminum panels form the exterior of the roof, with sound-damp-ening material added to the roofi ng assembly for additional acoustic mass.

The Plaza Las Américas shopping mall in Morelia, Michoacan, Mexico, features a custom tensile membrane structure from Birdair, covering its outdoor food court. The cable-supported membrane sails mounted on steel masts extend from the second fl oor over the mall’s fi rst-fl oor ter-race. Birdair supervised installation of the
roof structure, which is made from 12,700 sf of PTFE, a Tefl on-coated woven fi ber-glass membrane. The PTFE is capable of withstanding temperatures from 100°F to 500°F and is waterproof, UV-resistant, and noncombustible.

MEXICO MALL SETS SAIL WITH CUSTOM TENSILE MEMBRANE ROOFING
Hunter Douglas Contract completed detailing and installation of screen-printed panels in the KFC YUM! Center, a 721,762-sf arena in downtown Louisville. The brand’s Curved Torsion Spring ceiling system creates two constant-radius curves in the arena’s 10,000-sf lobby, mirroring
the adjacent Ohio River. Additional metal wall and ceiling panels were printed with images of basketball players and university logos, installed so that panel joints did not interrupt the fl ow of the images.

GENERAL INSTRUCTIONS
Terms and Agency Commission: 15% of gross billing for display advertising space, color, special position premium, provided account is paid within 30 days of invoice date. 1½% charge per month on accounts 30 days or more in arrears. No cash discount. Commission is not allowed on mechanical or special charges, including those for artwork, photos, printing, reprints, backup of inserts, tip-ins, and all other special handling requirements. In the event of non-payment, publisher reserves the right to hold advertiser and/or its advertising agency jointly and severally liable for such monies as are due and payable to the publisher. Agency commission will not be paid if the submitted ad material requires additional work by the publisher.
Short Rates and Rebates: Advertisers will be short-rated if within the 12-month period from date of first insertion they do not use the number of insertions contracted for upon which their billings have been based. Advertisers will be rebated if within the 12-month period they have used sufficient additional insertions to earn a lower rate than that at which they have been billed.
Rate Protection Clause: Rates are subject to change on notice and become effective for all advertisers with the stated specific issue and all issues thereafter. However, advertisers may cancel or amend their contracts without incurring short rate adjustment if they have fulfilled their contract terms through the issue preceding that with which the new rates are effective.
Publisher’s Copy Protective Clause: In consideration of the acceptance of any advertising from the advertiser and/or the advertising agency for publication at the rates set forth in this rate card, the advertiser and/or the advertising agency represents and warrants that all material delivered to the publisher for publication shall be free of libel and that publication thereof will not violate or infringe any copyright, trademark, right of privacy, or any other statutory or common law property right of any person, and that the advertiser and/or the advertising agency will indemnify, defend and save harmless the publisher, its agents, assigns and successors against any claim, demand, costs, expenses and damages, including reasonable attorneys' fees incurred by the publisher, arising out of or in connection with any breach by the advertiser and/or the advertising agency of any of the foregoing.
