Somersett...It’s Great to Be Home!Whether you are a resident or just live nearby, Somersett has so much to offer

the entire Reno community!

2012 can be viewed as the year of progress and change for Somersett Owners

Association. Several critical events occurred over the course of the year that have significantly impacted the community and association. As we head into 2013, we all hope these events will continue to shape the community into a thriving place where everyone can truly say, “It’s great to be Home!”

At the start of 2012, the Association had approximately $460,000 in the operating account and $2,537,000 in the reserve accounts. There were 120 accounts in collections and net homeowner delinquency at $337,000. The Association was in far better shape compared to the start of 2011 when there was only $90,000 in operating and $1,519,000 in reserves. Heading into 2013, there is approximately $100,000 in operating, $3 million in reserves, and net delinquency at $180, 000. Additionally, there is roughly $145,000 in the capital contributions account.

Over the course of the year, the Board continued to push the collection companies to improve account receivables. In June, the Association foreclosed on 39 lots within the community. This event was significant as the association was able to clear up over $230,000 in delinquency, while putting the lots on the market for a price that would cover all of the out of pocket expenses and recoup some of the delinquent assessments. The selling of the lots to another party actually puts the Association in a positive cash position when all is said and done.

The funding of the reserves has always been a concern of the Association and Board; especially in previous years when there was not enough operating cash to make the monthly transfers to the reserve accounts. The 2011 Audit resulted in additional surpluses, above the budget

amount rolled over into 2012, in each of the cost centers. These surpluses were transferred to the reserves in the amounts of $108,800 to General Common, $86,800 to Club at Town Center, and $32,250 to Private Streets/Gates.

The final critical event was the turnover of control from developer to homeowners with the election of five homeowners to the Board of Directors. Ray Lee, Tony Fakonas, Curtis Chan, Danielle Kirby, and David Hughes were elected with over 1200 owners casting their votes. The official transition of control occurred January 1, 2013. Moving forward, there will be an election each year at the annual meeting.

In addition to these events, the Association set a goal of improving communications between the Board and homeowners. A Communications Committee was created to work with the Board in relaying important information to homeowners and concerns/ideas from homeowners back to the Board. One focus of the committee was to increase the number of email addresses the association had on file to send various communications out to. Unique owner emails increased from 865 to 1,147 for event & programming related communications and from 363 to 745 for electronic association communications in lieu of hard copy mailings. We hope to continue to expand the communications efforts into 2013.

There is still a lot of work ahead for 2013 as the new board transitions into control, but we know that there are plenty of owners who are ready and willing to work with the Association to continue to make Somersett the best community in Northern Nevada to live.

The past year was one full of project and change around the Club at Town Center with a full list of items being completed for special projects and reserve replacements. Starting in April, we saw construction work begin in

almost all areas of the facility continuing throughout the year to the end of November. We had fitness cabinets installed to help preserve equipment and eliminate clutter; additional paver patios were installed at the pool and canyon nine to allow for additional seating; the tennis courts were resurfaced, new nets went up, and a shade structure was installed; the sports court had a divider installed to allow for multiple groups to utilize the space and new wall padding was installed to better serve the use of the room; the locker rooms had the carpet replaced rubber flooring to allow for a cleaner and more water absorbent environment; the great room windows were repaired and the patio deck was resealed; and finally a new storage room to assist in the behind the scenes operations of the facility. It has been a busy year for sure!

The Club continues to see an increase in usage, averaging 9% growth month after month from 2011. Our fitness and sports department continues to evolve to the needs of those using the facility and programs with a diverse fitness schedule and newly implemented programs and classes ranging from TRX and Fit Express to an expanded Tennis programming requiring two pros. The Youth Basketball League busted at the seams, forcing us to keep with our plan of two age groups to better accommodate the demand.

The activities department saw growth in summer camp, afterschool program, and adult functions, including the addition of our adult craft club and game club. Community events continued to make Somersett a popular destination for those throughout Reno with our ever popular Farmers Market, as well as our newly added MC Believe 5k race. With feedback from events and the survey, we are looking forward to implementing several new and improved programs for various age and interest groups.

The pool was the place to be once again all summer long! We received lots of compliments throughout the season on the professionalism of the lifeguard staff which was one of our goals based on previous year’s feedback. We will continue to strive for further improvement in this area each and every year moving forward. The poolside cabana received great feedback on the new bar, menu, and customer service. We are excited to expand the menu and bar in 2013 to keep everyone’s taste buds satisfied.

The Canyon Nine remained consistent in 2012 as we saw more resident and public play. Over 200 Living Social players came out this year to play from the 400 coupons sold. Glowball proved again to be a hit once again and we look to improve our tournament selection in 2013 based on feedback and continued relations with Somerset Golf and Country Club. Our goal in 2013 is to broaden our marketing of the public play option as we continue to see this increase year after year.

POlICY ReMINDeRSKids’ Corner will only accept children two to six years of age. All children must be registered by the parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at mysomersett.com. • Parents with children who are not bathroom independent must remain on the Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or during a special Club function. • For the morning time slots, parents may sign their child up for either 8:30–10:30 am or 10:30 am–12:30 pm Monday through Friday and either 8–10 am or 10 am–12 pm on Saturday. Evening slot is from 5:30–7:30 pm, Monday through Thursday. • The room operates on a six to one ratio, with a maximum of 12 kids allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Each Saturday at 12 pm, reservations will be opened for the upcoming week. • All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void and the spot will be opened to a child on the wait list. • No-shows will result in a $10 fee per child due to the Club. Cancellations must be received by 8 am on the day of the reservation.

Even though the staff may know you by sight, your card must be scanned into the system for tracking, accounting and planning purposes. If you have not had your membership card made, please bring your Nevada driver’s license for identification and we will print one. If you’ve lost your card, we will gladly replace it for $5.

RSVP POlICY Please remember to RSVP for programs by the deadline listed so we can ensure that enough supplies and staff are available. All event fees are due at time of reservation. Cancellations must be made 48 hours before an event to receive a refund. No refunds will be given for no-shows. Unless noted, all events are for residents only. If residents choose to bring a guest, event and guest fees apply.

lATe PICk-uP fee The Club will charge a late pick-up fee for any child not picked up within 15 minutes of a program’s end time, including Kids Corner. Following the 15-minute grace period, a $5 fee will be charged for every 10 minutes your child remains with us.

GueST feeS: $10 ADulT; $8 JuNIOR Members are allowed to bring up to six guests at one time for a maximum of ten visits per guest. Members must accompany guests at all times.

AlCOhOl POlICY Alcoholic beverages may be purchased from the Club. Members and their guests are not allowed to bring their own alcoholic beverages onto the premises, including the pool area and Canyon Nine. No alcoholic beverages will be sold or served to any person not permitted to purchase the same under the laws of the state of Nevada or be sold for off-premises consumption. The Club reserves the right, in its sole and absolute discretion, to refuse service to any member or guest who appears to be intoxicated.

PuBlIC STReeT SNOw PlOwING Public Streets are maintained by the City of Reno. For more information on the street plowing priority listing or to report street conditions, visit www.reno.gov or call Reno Direct at 775-334-4636. Somersett Parkway, Evening Rock Trail, Del Webb Parkway, and Somersett Ridge Parkway are all classified as Priority 1 streets.

PRIVATe STReeT SNOw PlOwING Private streets maintained by the Association are plowed according to the Board policy of 3” of snow accumulation. For more information on Private Street plowing, please call 775-624-9152. During inclement weather, the gates may be placed in a hold open status to allow for snow plows to easily access the streets. Please note the private streets located in the Village and Vue are maintained by the Sub-Association managed by Associa Sierra North. Contact 775-626-7333 for plowing questions and concerns for the Village and Vue.

SIDewAlk SNOw PlOwING Homeowners are responsible for maintaining the sidewalks adjacent to their property. The Association will plow the common area pathways/sidewalks along the three major parkways (Somersett, Del Webb and Somersett Ridge) if there is still snow on the walkways within 48 hours after the end of snow fall.

ROuNDABOuT DRIVING ReMINDeR As you approach, slow down and yield to pedestrians and bicyclists. For multi-lane roundabouts, choose the appropriate lane to use and yield to the driver’s to the left. Those in the roundabout have the right-of-way. Travel counter-clockwise through the roundabout and use your turn signal when exiting. During the winter months roundabouts can become extra slick with snow and ice, please use caution when approaching and driving through them.

Compliance InformationTo report a non-compliance, please email or call Sean Stapleton at [email protected] or 787-4500 ext 322. Please note that while we do investigate and document each complaint received, we cannot disclose

the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing at which time they could be suspended from the Club and assessed fines. Once fines reach $500, a lien could be placed on the property. At this time the Association has a policy not to enter a property, unless it is bank owned, and then only to repair front yard landscaping.

Another year is about to be added to the annals of history and if you’re anything like me, you’re wondering, “Where has the time gone?” I’m happy to reflect and smile at the fact that we’ve

enjoyed another successful year here in Sierra Canyon and Somersett in general. We can all look forward to 2013, when we will once again set ambitious goals to make sure our community continues to be the best place to live in Nevada!

I have plenty to be thankful for in relation to Sierra Canyon. The re-opening of fire station number 19 just outside of our community was probably the most significant occurrence. I want to thank those residents who stood with me and attended several meetings regarding this fire station’s closure and who put the pressure on to see it re-opened! Hopefully we will continue to see the good work this station provides for years to come.

Our Sierra Canyon Fitness Coordinator Shaylene becoming a full time employee in 2012 was another major accomplishment. We were lucky enough to have her here part time, and thanks to resident support and Board approval, residents can take advantage of even more of Shaylene’s

fitness programs. Shaylene is excited to add additional programming to her already busy schedule, which will benefit every resident.

Other accomplishments in 2012 were updates to our personnel manual and job descriptions, which give us better direction for our association employees, and the establishment of an emergency evacuation plan. Implemented by association staff, this plan provides a clear and detailed method in case of emergency at The Lodge. There were many other projects that were completed in 2012 for which I’m thankful, but above all, I’m grateful for a fantastic staff to help make it all happen!

The Budget and Finance Committee (Sarah Madden, Dick Vogt, Dave Urbanac, Mark Richter, Lorraine Barrett and Ron Miyasaki) was also successful in steering the community in the right direction in 2012, giving us a process and vehicle for bringing forward possible future improvements within Sierra Canyon. This committee put in a lot of hours to not only establish this process but to oversee our 2012 monthly financial statements and our budget for 2013.

The efforts of association staff and volunteers alike made a big difference in providing direction in 2012 and will be instrumental in repeating another successful year in 2013. There is a reason Somersett is known as the best place to live in northern Nevada – let’s continue the tradition!
