2.01 Housing Options

Location

• 1. Region – specific part of the world, county, or state in which one lives; may be for reasons such as climate, scenery, family closeness, employment.

• 2. Community – regions are subdivided in cities, towns, and rural areas.

Types of Housing

Mulitfamily

• Penthouse – located at the top of high rise apartment building

• Garden Apartment – one story unit with landscaped grounds; often offers amenities such as a pool, club house, tennis facility…can be within a small or large apartment complex

• Efficiency Apartment – has ONE main room which usually serves as a living room and bedroom; has a small kitchen and a small bathroom

• Cooperative – housing unit in which people buy shares of stock to purchase the unit they live in; when an owner wants a larger unit, they purchase more stock

• Condominium – ownership in which the buyer owns individual space and interest in the common areas and facilities; the facility is managed by a home owners association (HOA), which regulates and manages the surrounding grounds/yard and exterior building

• Attached Housing – designed for one-household but shares a common wall with houses on each side….ex: row houses. Owner posses the dwelling and the land on which it is located.

• Townhouse – attached housing with at least 2 floors

Free Standing

• Site Built – entire structure constructed on the building site; conforms to all state, local and regional codes

• “Stick Built” – constructed on the lot using some factory built components such as pre-cut items and kits

• Custom Built – home designed by an architect and built by a contractor to meet the needs of the individual family; the home is unique and there are seldom two alike; custom built home are more costly and take longer to build

• Owner Built - building of the home is supervised by the owner; owner built homes require knowledge and much personal time; the owner does not do the work, but hires the individual teams of workers

• Factory Built – constructed in parts or fully in a warehouse or factory; cost less and take less time for construction; favorable construction for “going green” due to the lack of supply waste.

• Modular and Manufactured/Mobile Homes are factory built

• Modular – built in sections in a factory and shipped to the building site; boxes are assembled on a foundation to create a full structure; less expensive than other home site and stick built homes

• Manufactured housing / Mobile Homes – completely built in a factory and pulled on wheels to the lot where they are placed on a foundation or attached to meet codes
