We talk to Architect, Craig Jones fromBoon Brown to hear more about thestory behind Bentley Place.
The evolutionof an idea.
Q. What was the architectural thinking behind the design of the Bentley Place apartments?
A. Bentley Place, sits within the Brook Greenconservation area, and in proximity to a numberof heritage assets that are either locally ornationally listed. The residential developmentoccupies the entire depth of an urban block, andaddresses two street frontages along both Buteand Wolverton Gardens.
The primary design intent for the site was toprovide a high quality residential developmentwith a distinctive and appropriate architecturalcharacter, in keeping with the conservation areaand to repair the existing streetscape with newfrontages of an appropriate architectural quality.
Q. What sort of buyers will the apartments appeal to?
A. The mix of 1, 2 & 3 bedroom apartments, will appeal to young professionals, first timebuyers and families alike.
Q. Are these apartments in a good location for London?
A. The site is ideally located within walkingdistance to Hammersmith Tube Station, andhas good local road links including access tothe A4, which offers journeys into CentralLondon to the East and connects with the M4to the West, providing access to Heathrow Airport in approximately 25 minutes.
Q. From a design point of view do theapartments offer plenty of natural light?
A. Due to the site location and the extent of theneighbouring properties, the development willinevitably be overlooked. As a compromise, thedevelopment has been designed to maximizethe available natural light by introducing
Juliet balconies, creating the illusion of abalcony bringing the outside inside. Thelayouts of the majority of the apartmentswithin Bute Gardens also offer dual aspectin the living/ dining/ kitchen areas.
Q. Are buyers given their ownoutdoor space?
A. Provision of private and shared amenity spacewithin a constrained urban & brownfield siteis always a challenge. All of the ground floorhomes have access to a private garden andsome of the upper level apartments also benefitfrom external terraces. Two shared amenityareas are provided within the site, one atground floor level between the two apartmentblocks and a second at roof level on the ButeGardens Building. Given the nature of thesite, which is surrounded by residentialgardens, the provision of external balconyspace for all the upper floor apartments wasnot considered appropriate, as such balconieswould only serve to introduce the potential foroverlooking into these existing gardens.
Q. Were there any difficulties with the designprocess and how were they overcome?
A. The main difficulties that were overcomeduring the design process generally related tothe retention of an existing substation and theexisting site boundary conditions. The majorityof the boundary conditions were unknown untilthe existing office accommodation occupyingthe site was demolished. Integrating thesubstation within the proposals appearedstraightforward, however in reality and duringthe construction works the structural strategyand design intent had to be reconfigured to suit the existing conditions, in particular thepartywall conditions.
Q. What is your favourite room of theapartments and why?
A. The open plan living/dining/kitchen areas withinthe apartments create the sought after feature ofthe home. Providing the benefits of flowing light,an area to socialise and cook, and generatingthe atmosphere of a larger space.
Q. Are you pleased with the overalldesign of the finished product?
A. Overall the development has been builtefficiently and to a high standard, constructedof a modern pallet of materials. Internally, theapartments are finished to a high specificationproviding appropriate accommodation to meet the current market needs.
Q. What unique/special features do the finishedapartments have?
A. Along with the provision of external amenityareas as described above, the development alsobenefits from covered parking and cycle storageat basement level. Adhering to a sustainabilitystrategy, the development has been constructedto meet the Code for Sustainable Homes Level3 requirements.
Q. What makes the penthouse apartmentreally special?
A. At fourth floor level, the penthouse in WolvertonGardens occupies the entire floor footprint andaccommodates three ensuite bedrooms and avast open plan living/dining/kitchen area withfeature kitchen.

When it comes to buying your new home it isreassuring to know that you are dealing with oneof the most successful companies in the country, with a reputation built on designing and creatingfine houses and apartments nationwide backed upwith one of the industry’s best after-care services.
In 1946 John and Russell Bell, newly demobbed, joined their father John T. Bell in a small familyowned housebuilding business in Newcastle uponTyne. From the very beginning John T. Bell & Sons,as the new company was called, were determinedto break the mould. In the early 1950s KennethBell joined his brothers in the company and newapproaches to design layout and finishes wereDeveloped. In 1963 John T. Bell & Sons becamepart of the public corporate scene and the nameBellway evolved.
Today Bellway is one of Britain’s largest housebuilding companies and is continuing to growthroughout the country. Since its formation,
Bellway has built and sold over 100,000 homescatering for first time buyers to more seasonedhome buyers and their families. The Group’s rapidgrowth has turned Bellway into a multi-millionpound company, employing over 2,000 peopledirectly and many more sub-contractors. From itsoriginal base in Newcastle upon Tyne the Grouphas expanded in to all regions of the country and isnow poised for further growth.
Our homes are designed, built and marketed by local teams operating from regional officesmanaged and staffed by local people. This allowsthe company to stay close to its customers andtake key decisions about design, build, materials, planning and marketing in response to local andnot national demands. A simple point, but onewhich we believe distinguishes Bellway.
