PURPOSE: Brookwood Middle School – Preliminary Building Bubble Diagrams Outline of Discussion Action by 1. STR presented 4 design concepts for consideration (options are attached
for your use) a. All options accommodate a single phase of construction
1. Option 4B – 50,800 SF • Two story with classrooms on 1st and 2nd floors on south side
• Expansion to the west
• Common spaces sized for future population
2. Option 4C – 50,800 SF • Two story with classrooms on 1st and 2nd floor on north side
• Expansion to the west
• Common spaces sized for future larger population
3. Option 5 – 49,250 SF • Two story with all classrooms and art on second floor
• Expansion to east
• Common spaces sized for current population – expansion planned with future classroom expansion
4. Option 6 – 51,220 SF • Three Story with classrooms on 2nd and 3rd floor
• Expansion to east
• Common spaces sized for current population – expansion planned with future classroom expansion

2. Option Selection – Option 5 a. Gilbane advised that in order to stay on schedule, a scheme needed
to be selected so that the design team can move forward. b. The committee has selected Option 5
• It meets the needs of the school and the goals of the Board. • Best space utilization • Principal likes that all teaching spaces are on a single floor • Flexibility in securing different areas of the building for after
school use • Flexibility in accommodating a population bubble as all
classrooms are on one level
3. Decision-Making Procedures a. The Board will vote on formal approval of this option at the next
meeting schedule for June 23. b. Gilbane and STR requested permission to proceed with developing this
scheme in order to keep on schedule. c. The committee agreed this is acceptable. d. The committee discussed future decision-making procedures. Gilbane
advised that the schedule couldn’t be maintained if the Board must make formal approvals for each design decision. Mr Dixon suggested the following procedure:
• The committee will make decisions during the committee meetings while keeping the Board members apprised of the project’s progress.
• Input from the Board may be provided after these meetings • STR and Gilbane are approved to act upon the committee
decisions and shall incorporate Board decisions where required. • The BOE will provide approval at key project milestones

4. Design Process – Next Steps a. Now that an option has been selected, STR will develop the concept
into a more “real” plan – changing bubbles to walls. b. Each of the Bubbles currently represents a department. c. STR will begin to fill in those bubbles with the rooms that make up each
department • Options for how these departments are arranged will be the
agenda items of the future meetings • STR will update the Design Meeting Schedule according to our
current status showing which departments will be discussed at which meetings.
• D167 will then be able to invite appropriate personnel according to the department scheduled.

5. Budget
a. Gilbane has provided an updated concept Budget. b. Option 5 is approximately $1.4 million over budget c. However, STR and Gilbane can now collaborate on the building as a
whole using Option 5, and attempt to reduce cost by reducing the cost of construction.
• Materials • height of building • structural systems • exterior wall system • mechanical systems
d. It may also be necessary to reduce the square footage of the building to align with the budget. However, STR and Gilbane would like to further develop the design as the first step.
