John Schaub has prospered during three recessions, four tax law changes and interest rates ranging from 6-16% in his 35 years as a real estate investor. Better houses are more profitable and far less trouble. He advocates paying off debt, owning properties free and clear, and renting only to long term, high quality tenants.John buys, sells and manages his own properties, and enjoys providing quality housing at fair prices for working families in his community. He teaches two Making It Big On Little Deals seminars each year where students learn how to identify the best investment property in their town, how to buy it at below-market prices, and how to negotiate terms that guarantee a profit.John also invests his time helping those who cannot afford to buy a home through conventional sources through his work with Habitat for Humanity and the Fuller Center for Housing. Yes, this happened in our own back yard, not New York City, L.A. or Chicago. Never in a million years did this landlord imagine something like this happening to him.

Our prayers and sympathies for his family in this trying time. I did not know this landlord personally, but I trust that many KREIA members did know him.

When working with my Life Coach especially after my own tragedy, he constantly reminded me

“Mike, stop asking why?.. There is no answer”

Replace it with “What did you learn?”

Our American Society has gradually become more insane, at least by real estate investors standards or expectations.

Just recently during a 4th of July celebration in Chicago, the home of strictest gun laws in USA, 84 people were shot and 14 people were killed!

Back to my Life Coach’s question “What Did We Learn?”

There are two obvious critical areas to address and they are SAFETY and PREVENTION. This not only applies to landlords and real estate investors, but also to all of your family members, friends, and co-workers.

We get so wrapped up in pursuing deals, open houses,

showings and appointments, safety is put on the back burner whether you want to admit it or not. Your BIGGEST culprit allowing this to happen is that gadget growing our of your ear. – your Cell Phone.

Here’s a few tips to help keep you and your loved ones safe:

1. NEVER Go Alone – take someone with you

2. KEYCHAIN PEPPER SPRAY– invest in small personal size and attach to your keychain. Train yourself to keep your finger on trigger as you approach and exit your vehicle and properties.

3. COMMON SENSE: avoid confrontation at all costs! This includes not only your tenants, but contractors and vendors, and includes high crime areas. Very little crime happens during business hours or while the kids are in school in high crime areas. It seems the criminals stay up late and sleep in till about 3pm when the kids get out of school. You might want to brush up on your people skills.

4. Cell Phone GPS: although I don’t know how to set it up, many smartphones allow GPS to track your location. Share it with family and they know where you are.

Here Are Five Mistakes Active Investors

Make As They Approach Retirement:

1. They fail to accumulate enough liquid assets. Banking is not what itused to be. Borrowing is harder and borrowing becomes harder as you get older.

2. They don’t have a backup management plan. There may be a timein your life when you need someone to take over the management of your property and perhaps your investments. Now is the time to begin training that person.

3. They think they are too smart and too experienced to get scammed. If you are not watching the CNBC TV show American Greed, it’s time to start. It often features successful retired investors who get scammed, sometimes for all that they have. Don’t think that it can’t happen to you: it can happen to you! It’s has happened to some of my brightest friends.

4. They don’t raise rents aggressively enough. You can get complacent, especially with long-term tenants. Rather than risk losing them, you leave their rent the same for years. Expenses go up and with inflation they may rise rapidly. It is a mistake not to regularly raise rents, at least a little, every year.

5. They break their own rules. If you have been successful, you have established rules and policies for acquiring, financing and managing your investments. It is important that you stick with these rules, especially when markets change. Millions were lost during the past run-up and crash by retired investors who strayed from the rules that made them rich.
