GROUND FLOOR

As soon as you step inside you are struck by just how light and airy the wide RECEPTION HALL is. Solid wood doors lead off to all the rooms, allowing independent access to each room. The doors are heavy as you open them, giving an indication of the quality of the superior quality and finish throughout the whole property. A balustrade staircase rises to the first floor and a further door gives internal access to the double garage.

The SITTING ROOM is on the front of the property and enjoys dual aspect with a low window to the front and side.

A CLOAKROOM off the hallway comprises a white suite with low level flush WC, wash hand basin and a low level flush WC.

The STUDY could easily be used as a PLAYROOM and has a window to the side.

Walking into the open plan LIVING / DINING ROOM / KITCHEN which stretches across the back of the house you are greeted by a wall of light. With wide double doors and matching floor to ceiling drop glazed panels either side, further windows to the rear and side, the room is bathed in natural light and it is obvious to see why this would be the “hub” of the house. The flooring has been beautifully tiled and compliments the range of fitted base and eye level soft close storage units which are all of excellent quality. A peninsular bar helps create a sublime division between the kitchen and living / dining area and has an inset four ring gas hob with drop down, contemporary style extractor hood and light. The KITCHEN benefits from extra wide work surfaces, built in quality brand appliances to include an eye level double oven.

The UTILITY ROOM is positioned off the kitchen and has matching units to the kitchen with side access door.

On the first floor, the doors lead off to all the rooms. Thought has gone into the design of the house, as the doors are positioned in the corners of each room, ensuring each bedroom benefits from maximum wall space.

Seller Insight This impressive, spacious, family home is set on edge of the bustling market town of March. Only recently completed, it is one of four individually designed homes, and is a reflection of the

care and attention to detail given to it, during its construction, by the owner/developer. Much thought has been given to the quality of fixtures and fittings which, together with its innovative and highly adaptable layout, has created an idyllic home perfect for a busy, contemporary, lifestyle. Its private and quiet position along this road blends in perfectly with the other more established houses here.

March is an impressive town, with a long and interesting history dating back to Roman times. The River Nene runs through the town and it is fascinating to watch the narrow boats gliding along. There is a comprehensive choice of shops and supermarkets, with the popular market taking place each Wednesday and, once per month, there is a Farmers’ market offering local fresh produce for sale. There is a wide selection of both state and independent schools available, with an excellent choice of access to indoor and external sport activities. Transport links are extremely good and there is busy railway station in the town for connections to other larger stations. Historic Ely is nearby as is the highly impressive city of Cambridge, both easy to access. Being in the heart of fenland, walking and bird watching in the area are popular pastimes, with several notable nature reserves being easy to visit.

An extremely popular, friendly, town, and this impressive new home presents an ideal opportunity to enjoy a qualitative lifestyle whilst living here.

The principal living space in the house is the large kitchen/dining/family room. It features a state of the art, fully fitted, designed kitchen zone, and the total area of this spacious room cleverly runs along the rear of the house and has doors opening out onto the patio. There is much to be enjoyed in this bright, sunny, room. The separate sitting room, positioned at the front of the house is light as it enjoys a dual aspect to the front and side, it is directly accessed from the hallway.

There is also second reception room, accessible from the hall, perfect for those quiet times, or which, alternatively, could be utilised as a playroom for children, or for home working.

Upstairs rooms are well proportioned, with the master bedroom having excellent built in storage, together with en suite facilities.

The enclosed, walled, garden which leads out from the main family living space, is totally private and captures the sunshine. At present the garden has been laid to lawn but is a blank canvass awaiting development.

A flexible, stylish, family home in an ideal location.
