F you’re still deciding where to live next

year, an on-campus event can help you in

your search for an off-campus apartment or

house.

The Kentucky Kernel will host its second

annual Housing Fair on Tuesday, Feb. 21, from

9 a.m. to 3 p.m. in the Student Center Grand

Ballroom. Information from all of the major

apartment complexes close to campus will be

provided. There will also be door prizes, includ-

ing an iPad and a new Kindle Fire, restaurant

gift certificates and other giveaways.

"If you're new to off-campus housing, or

looking for a new place to live, the Kernel

Housing Fair is one-stop shopping for all the

information you'll need," said Hannah

Schwartz, student advertising manager at the

Kernel. "It's a great opportunity to ask lots of

questions and compare apartments. There's no

other place where you can reach so many

apartment managers at once."

In addition to apartment representatives,

the Kernel will offer information about its new

website, myukapartment.com, which offers

tips about housing and information about

many of the apartment complexes around

UK's campus. A Kernel representative will be

there to give students a preview of the site.

The site, in addition to offering details

about nearby complexes and companies,

offers a list of housing resources, the Kernel’s

classifieds, and a search feature that allows

users to search by number of bedrooms,

neighborhood, price and type of property.

not know about all your rights as a tenant.

To know what to expect, the Lexington-

Fayette Urban County

Human Rights Commission details tenants’

rights as well as landlords’ and tenants’ duties.

Read about some of your rights and duties

below, and see a complete guide and more

(such as information about security deposits)

The following is not a comprehensive list of

requirements under the Landlord Tenant Act.

All information compiled from the website

above.

Tenants have the right to:

• Receive a comprehensive listing from the

landlord, signed by both parties, of existing

damages at the time of paying a security

deposit and taking possession of the premises,

and not be charged for repairs without the list-

ing and a statement of the estimated cost of

repairs.

• Have all electrical, plumbing, sanitary,

heating, ventilating, air-conditioning, and

other facilities and appliances, including ele-

vators, supplied or required to be

supplied, in good and safe

working order and condi-

tion.

• Two days' notice

before the landlord

enters the premises,

except in case of emer-

gency.

Tenants must:

• Pay rent in the agreed manner

and at the agreed time.

• Keep the premises as clean and as safe as

the condition of the premises permits.

• Not deliberately or negligently destroy,

deface, damage, impair or remove any part of

the premises or knowingly permit any person

to do so.

Landlords must:

• When requiring a security deposit, pres-

ent tenant with a comprehensive

listing of existing damages

before tenant moves in and

when tenant moves out.

This listing is required

before making any

charge against the secu-

rity deposit, and the ten-

ant must be given a state-

ment of the estimated cost

of repairs.

• Comply with the requirements

of applicable building and housing codes

materially affecting health and safety.

• Make all repairs; and do whatever is neces-

sary to put and keep the premises in a fit and

habitable condition.

Off-campus Safety

AVE you ever thought about how you

would replace all of your belongings if

someone broke into your apartment or

if your apartment caught on fire?

If not, you should check out renters insurance.

If something happened, how would you replace

thousands of dollars worth of personal belong-

ings?

“Renters insurance is a great thing to have —

its inexpensive and covers all of your posses-

sions, including not just stuff in your apartment,

but also in your car and even stuff you may have

in storage,” State Farm representative Emily

Earlywine said.

Don’t think you have enough property to

insure? When you add up the value of your TV,

laptop, furniture, jewelry, cellphone and

wardrobe, you have more to insure than you

think. Collectibles and other items also add up.

Maybe you’ve heard that

renters insurance is expen-

sive, but it isn’t. For less than

a dollar a day, you can insure

your belongings.

Also, your landlord’s insur-

ance doesn’t cover you.

Typically a landlord’s insur-

ance only covers the building

in which you live, not your

own possessions within the

apartment.

However, Earlywine said if

you are cooking something

and accidentally start a fire, you are responsible.

Liability insurance, something generally included

in a renter’s policy, will cover the damage.

Even if you think you or your roommates will

never catch the house on fire, did you think

about what your neighbors

might be doing? What if they

leave a candle burning and it

starts a fire on their side of the

building? If you have renters

insurance, your lost posses-

sions will be covered.

If you don’t have renters

insurance, you can call or visit

local insurance agencies, such

as State Farm, Kentucky Farm

Bureau and Allstate for a

quote. You can also check

online to see if your current

insurance company or your parents’ insurance

company offer renters insurance. Rates may vary

based on circumstances such as the age of your

apartment or whether you already have insur-

ance through that company.
