MARKET COMMENTARY2014 saw significant rental growth in both core and non-core markets, and this has continued into 2015, driven by an ever-diminishing supply of accommodation.
The submarket of Hammersmith is reflective of the larger market with the vacancy rate as at Q1 2015 believed to be at a record low of c.2.6%. Whilst the focus has been around the Grade A market, the reduction of supply due to a recovering economy and the conversion of obsolete office blocks under Permitted Development Rights, has put upward pressure on secondary office accommodation resulting in small businesses being pushed out of the core locations as they look to manage their occupancy costs. Hammersmith has seen office rental growth of 40% between 2012-2014, and with an estimated 1.2m sq ft of occupier requirements targeting West London, this shows no sign of abating. The supply demand dynamic is underlined by 10 Hammersmith Grove, a 110,047 sq ft mixed use office and retail development was fully let within 12 months of practical completion.
Q West building averages a low gross rent of £16.70 psf inclusive of service charge which is a significant discount to other buildings in the area. The net rent equates to only £10.99 psf.
The investment market is being fuelled by this rental growth with yields for prime buildings being sub 5% and critically capital values of £421 psf to £648 psf.
