LIFESTYLE
THINK OUTSIDETHE BACKYARD
“You’re surroundedby all this natureand all these trails. An active lifestyleis a cinch in thissetting. It’s so easyto open the frontdoor and go for ahike.”-Avimor resident
Joe Gregory
Avimor – Big Plan, SmallTown FeelDrive just 8 short minutes north of State Street on
Highway 55 to find Avimor, the most innovative and
ambitious Master Planned Community in the Boise
metropolitan area. And what a difference that brief 8
minutes makes! Nestled among 23,000 acres of rolling
foothills countryside,Avimor offers a sanctuary from
the hustle and bustle of city life… a place to slow down,
relax, and make the kind of personal connections that
characterize a healthy community.
Our kids get dirty…Remember going outside to play as a kid? You’d ride
your bike to your friend’s house, maybe meet at the
park for a pick-up game, build a fort, gather wildflowers,
make a mud-pie. Do kids even make mud-pies anymore?
And when you got home, you were marched straight to
the bathroom to get cleaned up, and rightly so. I mean,
c’mon… you were gross! Sweaty, grass-stained, maybe
a little scratched up… in those days, after a long day of
playing outside, getting cleaned up was a necessity plain
and simple. Heck, more than once you probably had to
be hosed down in the yard before they’d let you in the
house! Ah yes, those were the days…
How about now, particularly in the urban areas? It
seems like things are different. Considering traffic and
all, letting Jr. ride off unsupervised on his/her bike might
be cause for concern. Probably wiser to load up the
bikes (and the helmets, and the knee pads, and the body
armor) and drive to the nearest park or trail head. Sigh.
Gather wildflowers? Where? The neighbor’s lawn?
These days it seems more likely a kid will come down
with carpal tunnel syndrome from over X-Boxing than
getting a skinned knee from falling off a skateboard!
What to do, what to do…
Move to Avimor, of course! With all the craziness and
fast pace of the world these days, it’s hard to blame
parents for being cautious, but there is an alternative.
What the kids and parents both need is a space where
they can feel comfortable… a “place” where a kid can
be a kid, and a parent can let them. Avimor has miles
and miles of safe bike riding opportunities, both within
the neighborhood and in the dirt. We have fields for
soccer, baseball, or just playing tag. We have a basketball

court, a tennis court, and an indoor pool where the
kids can go swimming… even on a snowy day! For the
younger kids, we have two playgrounds, fully equipped
so they can have a blast while getting some healthy
exercise. There’s a stocked community pond where kids
of all ages can wet a line, or even (gasp), make a mud-
pie. Finally, there are the trails and beautiful countryside,
enough for all levels of age appropriate adventure! So
come on up… let those kids explore and get dirty… it’s
good for them!
Our grown-ups have fun too…Modern life is fast paced and stressful. After a long
day of work and fighting traffic, it is understandable that
folks just want to pull into the garage, shut the door
behind them, and block it all out. For many, the only
time they connect with their neighbors is to greet them
at the mailbox, or give them a polite wave when they’re
mowing the lawn. But wouldn’t it be nice if rather than
viewing your home as a fortress to keep the madding
crowd out, you arrived home to a community that
welcomed you in? That’s Avimor. There is a unique and
vibrant community spirit at Avimor that is arguably the
most attractive part of living here.
Maybe it starts with the fact that there is something
about Avimor that entices you out of your front
door. Whether it’s a leisurely bike ride through the
neighborhood, a walk to the pool, or a hike in the
backcountry, the beautiful natural surroundings are a
powerful draw to just get out and enjoy the moment.
This not only increases the amount of interaction
between neighbors, but the quality of the interaction is
different as well. Barriers naturally fall away between
individuals enjoying a pleasant, common experience.
Folks become more approachable and communication is
easier. Unlike the anonymity associated with the typical
suburban experience, there is a refreshing sense of
familiarity at Avimor that translates into something quite
exceptional… a true spirit of community.
Evidence of this community spirit is apparent in
the many groups and activities that seem to emerge
spontaneously on a regular basis. The “Avimor
Recreation Group” was started by a lovely family to set

up and organize regular hiking and biking excursions
for people of all activity levels. Another resident
created the “Avimor Ladies Night”, while another
hosts a “Book Club”. There are cookie exchanges
during the holidays, ice cream socials and BBQ’s at
the pool in the summer… there was even a resident
sponsored Hay Ride this Halloween. There are many,
many more examples, but they all come down to the
same thing. Avimor is a place where you recognize the
people around you, and where your neighbor often
becomes your friend. Hard to put a price on that.
Small town sensibilities…While the Avimor Master Plan itself is very large,
it will never become a sprawling ocean of rooftops.
Over the coming years, we will see individual “Village”
clusters (like that under construction now), all of
them pedestrian and bike friendly, and each with its
own special character based on its position in the
foothills. They will disperse out into the property in
a thoughtful way, each being large enough to establish
its own identity, but small enough to preserve its own
small town character. Avimor builds much more than
just great homes… we build community. But don’t just
take our word for it.
“I like to go hiking and biking, and now that I live in Avimor, Ino longer have to spend an hourand a half commuting back andforth from those spots. I can justgo out my front door.”Charlie Baun, Avimor’s Conservation Director &
resident
