Introducing

11 Salmont Place

Auckland Architect Adrian McNaught has

ingeniously and innovatively designed Salmont

Place. This brand new contemporary property

is built to exacting standards, which embrace

a spectacular section, maximising quality daily

living while providing the ultimate city or family

lifestyle.

This three level executive residence comprises

extensive living areas that embrace the

surrounding environment. The top-level living

capitalises on the expansive view from a

stunning gourmet kitchen that is enviable.

Linked by a large light infused staircase this

three bedroom home together with a guest

suite, home theatre room and three luxurious

bathrooms is something exceptional.

A home office area, separate laundry, double

garaging with internal access, plus an additional

parking space all add to this complete package.

Essential decks for outdoor living and a

maintenance free garden make this an easy

lifestyle option.

The house offers contemporary and sophisticated

elegance - providing for comfortable and relaxed

family living as well as fabulous spaces for entertaining

- or the combination of the two at any one time.

Floor to ceiling double glazing throughout the house

maximises sun, light and expansive views of the city

and harbour.

The extensive open plan living areas on the top level

wrap themselves around the central stunning leather-

panelled kitchen.

Floor to ceiling doors let the outside flow in and

extend living to a choice of decks that have been built

to provide maximum sun, privacy and views.

The bedrooms on the lower levels provide quiet and

restful areas away from the open plan living areas.

The separate guest bedroom suite offers an additional

kitchen so visitors or family can be independent from

the main living area.

The home office is well positioned being beside the

main entrance, away from the bedrooms and living

areas.

This home offers all the conveniences of modern life that you would expect in a house of this calibre; central

vacuum system, stylish lighting including a David Truebridge Globe light in the main entrance, tiled under

floor heating in the bathrooms, central heating, double glazed windows, intercom, easy care garden, stunning

kitchens and bathrooms, topped off with your own private home theatre. Wired for surround sound in the

theatre, master suite and the guest suite.

The interior is neutral offering the owner a backdrop for fine or funky artistic expression. Complementing

this is solid Victorian Ash flooring, which also features in the floating staircase and a warm carpet that will set

off modern and classical furniture. These features combined achieve a sense of understated simplicity and

elegance.

Situated in one of the most historical and sought after areas in Wellington, this property is just above the

central Wellington CBD and close to the historical Wellington Cable Car, Botanical Gardens and Victoria

University. With zoned Schools, including Wellington College, supermarkets, local services and fabulous

The Architect

McNaught Architecture is a small practice with a studio in the old Auckland Fire Station Tower, but also working

out of Raetihi on the plateau and Whititoa on the Coromandel and with projects as far afield as Nelson to Niue

- but with a soft spot for work in Wellington. Each project is treated as an individual opportunity and challenge.

Materials, forms, flow and light are a result of responses to site, each adding up to a unique building to be enjoyed

as both an emotional and financial investment.

Salmont Place

The house at Salmont Place has been conceived to enjoy panoramic views of the city and harbour, while creating

special places within, of both extrovert and introvert nature. To the south and west sides, the house is clad in

a protective skin of zinc, with distinctive vertical seams. In contrast to the north and east faces open to the

views, with decks for those balmy Wellington days. Each room has been considered individually in terms of size,

orientation and opportunities for furniture and art, from the entry level study to the ‘secret’ theatre, and the light

filled sculptural stair.

Born in Wellington and educated at St Patrick’s

College and Victoria University in Wellington Steve

entered real estate in August 1993, having come

from a background in property management. In

January 1996 Steve was appointed Sales Manager

for Challenge Realty’s Oriental Bay Office. Within

eighteen months Steve took the office into the top

ten in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October

1997.

Over the next seven years Steve was instrumental

in growing the company from a sales team of

twelve to a team of sixty eight sales people with

four thousand house sales worth over 1.5 billion

dollars!

Shortly after Steve sold the business he was

approached by Ray White Australia and asked to

restructure their international business model so

as to increase their competitiveness with RE/MAX.

At the time over three hundred sales people, in

Queensland alone, had left Ray White to join RE/

MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White

and increasing the number of sales people by over

40%.

Steve returned to New Zealand in November 2005

and took up the role of Director of Operations

for RE/MAX New Zealand. The role was to assist

broker owners and top sales people at new and

established RE/MAX offices to implement their

business plans and maintain the momentum of

the fastest growing real estate company - the

RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than four hundred flights during his

three years in his corporate career Steve decided

to resign and return to what he loves doing most

- selling real estate in Wellington.

Steve’s extensive experience in real estate

spanning local, national and international markets

is a huge benefit to his clients. This and his

innovative and unique marketing techniques is

Awards received

Under the LJ Hooker brand Steve was twice

winner of the National Franchise Owner of the

Year Award 2000 and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

1999: 8th place, 2000: 5th place, 2001: 8th place,

2002: 7th place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX

Australasia says, “Steve brings together a vast

experience and understanding of all facets of

real estate. Having been very successful in sales

in the mid 1990’s Steve really made his mark on

real estate by establishing a very credible and

strong company under the L.J.Hooker brand.

The standards he set are still the standards some

offices are striving to attain. However it is Steve’s

ability to relate to all people in the community

which is his outstanding strength.”
