and Rural Homes (SARH). It is incredible to

realise that already the Housing Association, set up to own and manage

Stafford Borough Council’s housing stock, has now been delivering services for customers for over 10 years.

It is even more incredible for me to have beenhonoured and trusted to deliver this massive agenda for SARH supported by an incredible group of people who work with me and the Board to steer and guide the Company direction. Coming tenth in the Times Top 100 Not For Profit Organisations to Work For shows that SARH has not just delivered for customers but also created a great place to work within the Company. Something we are very proud of!

In the middle of the magazine you will see just some of the milestones we have achieved in our time as the Borough’s biggest local landlord.

The Company is committed to ‘Creating Great Places to Live, Work and Grow’ and has spent over £120m investing in the quality

It would be impossible to write of the tremendous work of the Company without reflecting on the work of one of our longest serving much loved Customer representatives who sadly passed away in March 2016.

Shirley was everything a great customer representative should be, hard working loyal challenging and always there. She helped us recruit make choices about suppliers, chaired our Customer Alliance and our Customer Board

of your home and the provision of new homes for people who need them. It hasn’t been an easy time; financial support for building houses has reduced. The money for providing support services to older people and disabled people has reduced and lots of other changes through the years has made “being a great landlord” a challenge.

However it is very important to point out that everything promised at transfer, and much, much more, has been delivered. Jobs have been created, training and skills have been provided through the Customer Learning Programme, new homes have been built, customers have influenced what money has been spent on and improvements have been made in whole areas culminating in the demolition of a number of our flats on Hesketh Road to be replaced by high quality thermally insulated apartments for the future.

There is more to come and we are proud to still be the local business we have been for the last ten years and hopefully for many more.

and provided a great sounding board for all who knew her.

Her loss to the Company is huge and her laughing smiling face and excellent baking skills are sorely missed. Loads of people turned out for Shirley’s funeral and this was a clear tribute to the community

based lady that she was. We miss her dearly and can honestly say she was a great supporter, challenger colleague and most of all a friend to SARH.

May she rest in eternal peace and ‘Thank You’ x

2015 saw top-class entries across the categories, which include window boxes, communal gardens, allotments and more traditional front and back gardens.

The Growing Health project, run by SARH and Stafford Borough Council, has helped Customers, Community

Groups, local businesses and more than 70 Community Members to benefit from the Meadow Road Community Allotments in Stafford.

Recognised by the Tenant Participation Advisory Service (TPAS) for “Excellence in Community Action” at its Central Region awards ceremony in March, the success of the Meadow Road Community Allotments mean SARH is transforming three further sites into new allotments as part of Growing Health. They are: Priory Road in Stone,

Adamthwaite Drive in Blythe Bridge and Brookhouse Drive in Barlaston.

Plot Holders at Meadow Road have reported:

Improved eating habits, improved mental wellbeing, improved family communication, increased knowledge, increased family

activity time and an increase in fruit and vegetable consumption.

Over the past three months, a series of free Feel Good Food workshops have been helping people in Stafford to make lasting changes to their lifestyles.

Led by qualified nutritionist Kate Chester, Community Nutrition Project Worker at SARH, the workshops have covered topics such as healthy diets, the importance of exercise, understanding food labels and portion sizes.

Danni King, 26, started attending the Healthy You workshops - held at the Signpost Centre in Highfields - in October.

Although a healthy weight, Danni wanted to eat more regularly as she was only having one meal per day.

Anxiety issues also meant that she didn’t shop enough and, as a single mum, had trouble planning meals for herself and her family which was impacting on their health.

Having attended the group for 9 weeks, Danni has made changes to her habits and is now eating breakfast regularly and has been shopping at a larger supermarket.

Danni has even entered ‘Race for Life’ in June and hopes to continue making the changes needed in order to complete the

5km run.

“I feel proud that I have been shopping on my own and can shop for me and my daughter. I want people to come and watch me finish the race, and I feel I have more energy to do it now.”

Stafford’s long association with the RAF is to be recognised by SARH as part of a landmark affordable housing development.

Due for completion early next year, the £6.7 million scheme in Hesketh Road will proudly display the names of classic

military aircraft.

Consisting of 60 high-quality, energy-efficient apartments, the development is divided into five ‘blocks’ to be named Westland Court, Wessex Court, Victor Court, Tornado Court and Harrier Court.

Although RAF Stafford closed a number of years ago to make way for the bustling Ministry of Defence facility, a Harrier jump jet on display by the gatehouse at Beacon Barracks has become a local landmark.

Matt Hine (pictured), a Project Surveyor at SARH, worked closely with the RAF Museum at Cosford to

settle on the names, which will help to build on the town’s rich military aviation heritage.

The project in Hesketh Road will also mark the 500th new home to be built by SARH over the past ten years and

the scheme is just one of several new developments under construction in our anniversary year.

Elsewhere in Stafford Borough, 16 quality homes are being built for rent and shared ownership in Stonehills Close, Fulford and seven in Church Lane,

Hixon. Both these developments are taking shape on rural exception sites where a clear need for affordable homes has been identified.

A further 43 homes are being built in Friars Terrace as part of a £4.6 million development to help make the centre of Stafford a prime location for people looking for an affordable home close to the town’s shops, offices and leisure attractions whilst 32 new homes are under construction on the site of the former Westway public house in Highfields, Stafford.

Together they are part of a total investment of £60M by SARH in new, affordable homes that includes support of £6M from the Homes and Community Agency.

A charity providing support for children mourning the loss of a loved one received a welcome boost from SARH during celebrations to mark our tenth anniversary.

During a special meeting for staff and key stakeholders, SARH Chief Executive Karen Armitage handed over a cheque for £3,300 to Crystal Johnson from the Eclipse Child Bereavement Service.

The money was raised by members of the SARH team at a series of community and staff events over the past 12 months after they named Eclipse as their ‘adopted’ charity for 2015.

In previous years, staff and customers have supported the Childhood Cancer Parents Alliance, the Donna Louise Trust and Greenhall Nursery. The organisation to benefit from fundraising in 2016, the housing association’s anniversary year, is ‘A Child of Mine’.

Karen Armitage, SARH Chief Executive, explained: “Eclipse does marvellous work helping young people through the most difficult times and I’m delighted our staff and customers have

Crystal Johnson, a Grief Support Worker at Eclipse, commented: “We are very grateful to everyone at SARH for their generous support over the past year.

“When you see the difference support makes to a child who is struggling as a result of bereavement, it is really moving, and the money raised will help us continue this vital work.”

SARH has developed its own Wellbeing Service to provide extra support for customers over 55 years who need some extra support in their own home.

66-year-old Sandra Johnson, a SARH Independent Living customer, first turned to the Wellbeing team when severe arthritis made carrying out simple tasks around her home more difficult.

“They were marvellous when it came to helping me apply for several mobility aids,” she explained.

Around a year ago, Sandra called on the support of the Wellbeing Service once again – this time to help her younger brother, Les, who moved into the same Independent Living Scheme after suffering a severe stroke. With severely restricted mobility he was unable to return home, or to his job of the last 21 years as a security guard.

Sandra and Les have worked closely with Wellbeing Service co-ordinator Lynda Gibson, ensuring Les is able to maintain as much

independence as possible.

Lynda said: “We helped to make sure the apartment had all the necessary adaptions, as well as registered Les with a doctor, dentist and other essential local services. At the same time we involved the SARH Money Advice team to sort out the complex arrangements associated with his pension and other benefits.”

Les added: “The Wellbeing Service has been a huge help in getting me settled here, it’s been a very difficult year but it has helped to ease many of our worries.”

There’s nothing to be scared about when it comes to using the latest technology to surf the internet - in fact it’s as easy as using the television or any other

household appliance!

That’s the view of 80-year-old Jane Cannell, who uses a host of hi-tech devices to stay in touch with friends and family, help organise events,

keep up with the latest news and sort out bills online.

“Although I’m very active and always out and about, for anyone with mobility problems the internet can be a doorway to the outside world,” said Jane, who has lived in a SARH Independent Living Scheme for the past three years.

“If you can’t get out, you can get your shopping delivered to your door and you can even chat face to face with family, wherever they are in the world.

“What stands in the way for many older people is a fear that they will break something but there’s really nothing to worry

about. Getting started just takes a few simple steps and you quickly pick up the rest as you go along.”

“Devices such as smart phones and particularly tablets like the iPad are even easier to use than traditional computers with keyboards that

can be fiddly to use. With a tablet you just touch the screen. In fact, as technology moves on, it’s getting easier to use - not harder!”

With a little help from the internet, Jane remains as active as ever. A former practice manager at a GP surgery in Stafford, she is currently the secretary of Stafford

Music Festival and a member of the SARH Customer Board.

As she’s often away from her home - which benefits from wi-fi that connects her to the internet - she’s embraced mobile technology to help her stay connected whilst on the move.

Every day is different, and it’s really exciting being involved with some landmark schemes that are helping a wide range of people to get onto the property ladder from as little as £35,000 through SARH Shared Ownership Homes. There’s no such thing as a ‘typical’ day, but it often starts with a look at enquiries we have received through the SARH website, which lists all the properties we have available for Shared Ownership. I contact everyone and talk through the eligibility criteria. In the case of some developments, particularly in rural areas, priority is given to people with a local connection, but there are no other restrictions in terms of age or marital status. Shared Ownership isn’t just for young couples or single people looking to take their first step on the housing ladder. A lot of people I see are older and often looking to re-enter the housing market after the breakdown of a previous relationship. We’ve also helped a number of existing SARH customers who’ve wanted to move on from renting to home ownership. In fact there are many reasons why Shared Ownership is preferred to either renting or purchasing a property outright. As house prices have increased dramatically, raising enough money for a deposit has become more difficult, making Shared Ownership a more realistic proposition. When it comes to new-build properties, there’s also a shortage of affordable two and three-bedroom homes, but these are exactly the type of properties we have available. There is still some deposit to pay and successful applicants will need to agree a

mortgage, but Shared Ownership really is a more manageable path to home ownership. We carry out our own affordability checks and can even refer customers to a panel of approved mortgage providers who will help them find a product that best suits their circumstances. I’ll often spend time out and about visiting shared ownership properties that are currently under construction in Stafford and surrounding areas and holding ‘Open Days’. New homes are being built by SARH in Stafford, Stone, Gnosall, Hixon, Great Haywood and Meir Heath, and a number of properties on large private housing developments around the area have been earmarked for shared ownership and are already generating a lot of interest. The best days, however, are the ones where I get the chance to hand over the keys to a customer and witness their excitement at moving into a new, affordable home!
