LOCATION: Approximately 6 miles west of Interstate 5 and W. Shields Ave, the property has excellent access with Little Panoche Road running through the center of the ranch. DESCRIPTION: The Narbaitz Ranch is a spectacular working cattle ranch. It has been run in western ranching traditions for generations. Located in the rolling hills of the Coast Range, this rich landscape is abundant in native grasses and oak trees. Comprised of 10,314.32 +- contiguous acres, this working cattle ranch has been run as a cow-calf operation in conjunction with 12,000+- head of sheep with lambs. Stocker cattle operations are also conducted during wet periods. INFRASTRUCTURE AND WORKING FACILITIES: The property has excellent fencing and cross-fencing, piping, water tanks and gates superior to the area. Pasture near the access road contains good corral and chute. There are four ranch hand homes located on the property. WATER: 12+- Developed Springs: The development of 12+- springs on the property supply abundant water through out the ranch. Water is piped underground to strategically placed cement troughs, typically two lines per field, throughout the entire acreage. While overflow supplies water to multiple serge tanks ranging from 5,000 to 10,000 gallons. The abundant water supply and tactical location of troughs minimize livestock travel. CLIMATE: The Narbaitz Ranch region enjoys a moderate year round climate. Like much of California, the area has a Mediterranean climate. Live Oak Associates 2009 report annual precipitation in the general vicinity ranges from 9 to 13 inches with most falling between October and March. Average temperature ranges from 40 degrees F in winter to 90 degrees F in the summer.

DIVERSE WILDLIFE HABITAT: The Narbaitz Ranch’s rolling hills provide ample habitat for a variety of wildlife. The ranch supports mule deer, rabbit, kit fox, wild pig, bobcat, and coyote among others.
