Developershavenotbeendeterredbecausewhilepropertytaxesmayalsobeskyhigh,theGardenStateisalsooneofthewealthieststatesinthenaHonandhastheulHmatepipeline:publictransportaHonwithaccessintothemajoreconomichubofNewYorkCity.
Acommonthemeofmanyofthesedevelopments,whetheritisadevelopmentpracHcallybuiltaroundaPATHstaHoninJerseyCityoronecenteredaroundaferrystaHon,istheiraccessintoManha4an.
Buttherearealsodevelopmentssca4eredthroughoutnontradiHonalcounHesandboroughsthatwillrevitalizetheirregionsandprovidemorehousingandcommercialopHonsforresidents.
Someofthesedevelopmentare10yearsfrombeingcompleted,butoncethesearealltoppedoff,NewJerseywillhavethousandsofnewhousingunitsandmillionsofsquarefeetofcommercialandofficespacethatwillplayaroleinthefutureofthestate.

AsJerseyCitydevelopmenthasexplodedinrecentyears,muchofithasbeencenteredaroundthecity'sdowntownandwaterfront—unHlnow.Inthespringof2017,thefirstphaseofatrio
oftowersopenedintheJournalSquareneighborhood.TheyaredevelopedbyKREGroupanddubbedJournalSquared.
Thefirstphaseisa54-storytowerwith538units.Theothertwophases,71storiesand63storiestall,willbring1,200moreunitstothedevelopment,withamixofhigh-endameniHesandcommercialspace.

AsburyParkisnolongerjustthehomebaseofrocklegendBruceSpringsteen.NoShoretownhasseenthelevelofrevitalizaHonasAsburyParkhasinrecentyears.AndthatisevenbeforethemulH-billiondollarredevelopmentplanbyiStarhasbeencompleted.
Theredevelopmentplan,describedbyiStaras"oneofthemostsignificantredevelopmentseverundertakenontheEasternSeaboard,"consistsofmorethan20individualprojects.However,themainprojectsare:
• TheAsburyHotel,a110-roombouHquehotelthatopenedinJuly2016.Itwasthecity'sfirstnewhotelinmorethan50years.
• TheMonroe,astylish34-unitcondominiumbuildingalsoopenedin2016.
• AsburyOceanClub,a17-storywaterfrontmixed-useprojectwitha54-roomhoteland130condos.
• AsburyLanes,theiconicJerseyShorebowlingalleyandmusicvenue,whichiStarrefreshedandreopenedlastyear.
WhileiStaristhemasterdeveloperofthewaterfrontarea,localdeveloperTripBrookshasproposeda24-unitbouHqueluxurycondominiumbuildingat215FirstAve.

In2017,aprojectnamedRiverton,whichhasbeenlabeledasthebiggestmixed-usedevelopmentcurrentlyinthecountry,wasannouncedalongthebanksoftheRaritanRiverinSayreville.Theproject,whichislocatedon418acres,willbring2,000housingunitsandmillionsofsquarefeetofoffice,commercialandretailspacetothecurrentlyvacantland.
However,the$2.5billionprojectisnosurething.NorthAmericanProperHes,thedeveloperoftheproject,isnotthefirsttotakeastabatthelandthatwasoncetheNaHonalLeadplant.Fornearlyadecade,O'NeillProperHes,aPennsylvania-baseddeveloper,triedtoremediatethetoxicsite,butulHmately,neverstartedverHcalconstrucHonbeforetheywereboughtoutbythefinancieroftheproject,PrudenHal.
MarkToro,themanagingpartnerofNorthAmericanProperHes,hassaidthecompleHonofthedevelopment,whichwouldtakeoveradecade,isa"heavylil"andisnoguarantee.However,ifcompleted,thisiswhatthedevelopmentwouldbringtoMiddlesexCounty:
• 1.5millionsquarefeetofretail
• 1.95millionsquarefeetofoffice/commercialspace
• 800,000squarefeetinhotels/conferencecenter
• 400-slipmarinaalonga3-milewaterfront
• 500unitsofsingle-familyhomes
• 1,500mulH-familyunits

OneofthemosthypeddevelopmentprojectsinrecentNewJerseyhistory,theAmericanDreammega-mallintheMeadowlandshaspromisedeconomicrevitalizaHontoEastRutherfordsincetheprojectlaunchedin2003.
However,aslewofissueshavearisenforthemall,whichisnowbeingdevelopedbyTripleFiveGroup,thethirddevelopertotakeonthe90-acresitealeriniHalapprovalwasgivenbytheNewJerseySportsandExposiHonAuthorityfordevelopment.
Amongtheissuesarethedevelopmentalplanschangingandthefinancingoftheproject,includingalong-delayed$1.15billionbondsalethatwasneededtofinancethemulH-billiondollarproject.
Foryears,NewJerseyresidentshavebeenhearingaboutthea4racHonsthemallwillhave,includinganindoorthemeparkandwaterparkaswellasavarietyofstoresandaminiaturecityforchildren,buthavebecomereluctanttobuyintothehypebecauseofyearsofsetbacks.

Describedasa“transformaHveprojectforWestWindsorandCentralNewJersey,”themixed-usedevelopmentcenteredaroundthePrincetonJuncHontrainstaHonwillconsistof800residenHalunits,a120-roomhoteland37,000squarefeetofcommercialspace,saidRonLadell,aseniorvicepresidentwithAvalonBay,themasterdeveloperofthesite.
Ladellsaidthedevelopmentwillhave“mulHpleaudiencesforthistypeofcommunity.”Hesaiditwilla4ractpeoplewhoalreadycommutetoPrincetonJuncHonandwilluHlizetheretailopHons,butalsoforpeopleinterestedinlivingstepsfromapopulartrainstaHon.Ofthe800units,550willberental,100willbeseniorlivinghomesandtheother150willbetownhomes.
The24-acresiteiscurrentlyoccupiedbyvacantofficebuildingsandadecayingparkinglot.LadellsaidAvalonBaywillbesendingoutrequestsforproposalsinthecomingweekstopartnerwithdevelopersontheproject.HesaidheexpectsAvalonBaytohaveasiteplanapprovedbytheendoftheyearandforconstrucHontobeginin2020.

Thedevelopment,whichwillbedoneinmulHplephases,islocatedclosetoUnion’strainstaHonand“containsexquisitecommunityameniHesalongwithlifestyleretail."CommunityameniHesincludeabasketballcourt,aclubhouse,afitnesscenter,apoolandconciergeservices.
AccordingtoJerseyDigs,aNorthJerseyrealestatewebsite,thedevelopmentwillhaveanareacalledShoppesatVermellaUnionthatwillhave40,207squarefeetofretailspace.
Accordingtotheproject'swebsite,thedevelopmentwillbecompletedin“Fall2019-2020.”
