1. ALL CONSTRUCTION SHALL COMPLY WITH THE 2015 INTERNATIONAL BUILDING CODE, CITY OF
MEMPHIS, COUNTY OF SHELBY, STATE OF TENNESSEE, AND FEDERAL REGULATIONS AND THE
AMERICANS WITH DISABILITIES ACT (ADA).
2. DO NOT SCALE DRAWINGS. INDICATED DIMENSIONS SHALL GOVERN. UNLESS OTHERWISE INDICATED,
DIMENSIONS ARE FROM FINISHED FACE TO FINISHED FACE.
3. CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND RELEVANT CONDITIONS PRIOR TO PROCEEDING
WITH WORK. DISCREPANCIES SHALL BE BROUGHT TO THE ATTENTION OF THE ARCHITECT AS SOON
AS POSSIBLE.
4. ALL GYPSUM BOARD WITHIN 24" OF PLUMBING FIXTURES SHALL BE WATER-RESISTANT TYPE.
5. PROVIDE FIRE EXTINGUISHERS AS REQUIRED BY THE LOCAL FIRE MARSHALL. EXTINGUISHERS IN
FINISHED AREAS SHALL BE INSTALLED IN CABINETS.
6. THE CONTRACTOR SHALL COORDINATE ANY INTERFACE WITH LOCAL JURISDICTIONS AND UTILITY
COMPANIES FOR CONNECTIONS. ALL PERMIT APPLICATION FEES AND TAP FEES SHALL BE INCLUDED IN
THE BIDDERS PROPOSAL.
7. PROVIDE IDENTIFICATION SIGNAGE FOR TOILET AND SHOWER ROOMS IN ACCORDANCE WITH IBC AND
STATE ORDINANCES.
8. PROVIDE ROUGH BLOCKING FOR DOOR HARDWARE, CABINETRY, SHELVING, TOILET ACCESSORIES, ETC.
TO ASSURE SOLID INSTALLATION OF FIXTURES.
9. ANYTHING SUBMITTED BY OR ON BEHALF OF BNSF IN CONNECTION WITH THE MEMPHIS, TENNESSEE
TRIMMER FACILITY IS VOLUNTARY AND SHALL NOT BE DEEMED A SUBMISSION BY BNSF TO THE
JURISDICTION OF ANY STATE OR LOCAL BODY OR A WAIVER OF THE PREEMPTIVE EFFORT OF ANY
STATE OR FEDERAL LAW.
10. STATE AND LOCAL ZONING, ENVIRONMENTAL, NOISE, NUISANCE, LAND USE, BUILDING PERMIT, AND
DEMOLITION LAWS AND REGULATIONS OF RAILROAD FACILITIES ARE PREEMPTED BY THE INTERSTATE
COMMERCE COMMISSION TERMINATION ACT (49 U.S.C. 10501). THE CONTRACTOR SHALL COORDINATE
ANY INTERFACE WITH LOCAL JURISDICTIONS AND UTILITIES FOR CONNECTIONS. ALL APPLICATIONS
AND TAP FEES SHALL BE INCLUDED IN THE BIDDERS PROPOSAL.
11. FOUNDATION DESIGN: FOUNDATION DESIGN SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
FOUNDATIONS SHALL EXTEND BELOW LOCAL FROST DEPTH PER LOCAL ORDINANCE (LOCAL FROST
DEPTH ESTIMATED AT 12" BELOW GRADE).

IN ACCORDANCE WITH THE LATEST CORPORATE REQUIREMENTS, ALL
PERSONS NOT EMPLOYED BY BNSF RAILWAY SHALL HAVE COMPLETED AN
ONLINE SAFETY ORIENTATION PROGRAM TO BE ALLOWED ON THE

THIS PORTION OF TRACK IS AN INTEGRAL PART OF BNSF'S INTERSTATE
RAIL SYSTEM. UNDER THE ICC TERMINATION ACT {ICCTA}, 49 U.S.C. §
10501(B), THE FEDERAL SURFACE TRANSPORTATION BOARD HAS
EXCLUSIVE JURISDICTION OVER RAILROAD OPERATIONS AND
FACILITIES. ALTHOUGH STATE AND LOCAL AGENCIES DO NOT HAVE
JURISDICTION TO COMPEL RAILROADS TO SUBMIT TO STATE OR LOCAL
PERMITTING REQUIREMENTS AS A CONDITION OF IMPROVING THE

SITE PLAN NOTES
1. GRADING
THE CONTRACTOR SHALL SUBMIT A SITE PLAN WITH THE PROPOSED
GRADING. THE PLAN SHALL DEMONSTRATE POSITIVE DRAINAGE AWAY
FROM AND AROUND THE PROPOSED AND EXISTING BUILDINGS. THE
PROPOSED FINISH FLOOR SHALL BE SET A MINIMUM OF ONE FOOT
ABOVE THE PROPOSED GROUND ELEVATION, AS REQUIRED FOR POSITIVE
DRAINAGE AND THE USE OF SUITABLE EXCAVATED MATERIAL FOR A
ZERO EXPORT. GRADE ALL FOUR SIDES GRADUALLY TO BLEND IN WITH
THE EXISTING EXPOSED SURFACES. REMOVE/REPLACE EXISTING GRAVEL
SURFACE AND REPAIR ANY DISTURBED GRAVEL AREAS WITH FRESH
AGGREGATE OF SIMILAR GRADATION AND TYPE OF STONE. THE SITE
PLAN WITH THE PROPOSED GRADING SHALL BE SUBMITTED FOR
APPROVAL TO BNSF PRIOR TO CONSTRUCTION.
2. WATER SERVICE
THE NEW BUILDING WATER SERVICE SHALL BE CONNECTED TO EXISTING
WATER LINES SHOWN ON THE PLAN IF DETERMINED TO HAVE ADEQUATE
CAPACITY. A NEW WATER SERVICE WILL BE DESIGNED IF THE THE
EXISTING SERVICE IS INADEQUATE. A SITE PLAN WITH THE PROPOSED
ROUTING, SIZE, MATERIAL, ETC. OF THE WATER SERVICE LINE SHALL BE
SUBMITTED FOR APPROVAL TO BNSF PRIOR TO CONSTRUCTION. THE
CONTRACTOR SHALL SUBMIT DOCUMENTATION OF FIELD VERIFICATION
TO BNSF PRIOR TO BEGINNING WORK.
3. SANITARY SEWER SERVICE
THE NEW BUILDING SANITARY SERVICE SHALL BE CONNECTED TO
EXISTING SANITARY LINES SHOWN ON THE PLAN IF DETERMINED TO
HAVE ADEQUATE CAPACITY. A NEW SANITARY SERVICE WILL BE
DESIGNED IF THE THE EXISTING SERVICE IS INADEQUATE. A SITE PLAN
WITH THE PROPOSED ROUTING, SIZE, MATERIAL, ETC. OF THE SANITARY
SERVICE LINE SHALL BE SUBMITTED FOR APPROVAL TO BNSF PRIOR TO
CONSTRUCTION. THE CONTRACTOR SHALL SUBMIT DOCUMENTATION OF
FIELD VERIFICATION TO BNSF PRIOR TO BEGINNING WORK.
4. GEOMETRIC LAYOUT
THE SITE PLAN SHALL CONTAIN SURVEY DATA TO PROVIDE HORIZONTAL
AND VERTICAL REFERENCES SUFFICIENT TO LOCATE ALL ASPECTS OF
THE WORK. THE SITE PLAN SHALL INCLUDE DIMENSIONS AND/OR
COORDINATES THAT COMPLETELY DESCRIBE THE EXISTING AND
PROPOSED SITE CONDITIONS. GPS REFERENCES IN THE APPROPRIATE
STATE PLANE COORDINATE SYSTEM IS PREFERRED. SURVEY DATA SUCH
AS THE REFERENCE SYSTEM USED, GEOID, POINT LIST, SURFACE MODEL,
ETC. SHALL BE SUBMITTED WITH THE SITE PLAN. CONTRACTOR SHALL
FIELD VERIFY THE EXISTING LOCATION OF ALL SURFACE FEATURES.
DISCREPANCIES TO BE REPORTED PRIOR TO BEGINNING WORK. THE SITE
PLAN WITH THE PROPOSED GEOMETRIC LAYOUT AND SURVEY DATA
SHALL BE SUBMITTED FOR APPROVAL TO BNSF PRIOR TO
CONSTRUCTION.
5. BUILDING LOCATION
THE CONTRACTOR SHALL STAKE THE NEW BUILDING CORNERS PRIOR
TO STARTING CONSTRUCTION. BNSF REVIEW AND APPROVAL SHALL BE
DOCUMENTED PRIOR TO ANY WORK.
6. PROVIDE A TEMPORARY FENCE OR BARRICADE TO SEPARATE
CONSTRUCTION AREA ACTIVITIES FROM ONGOING BNSF OPERATIONS /
TRACKS TO ELIMINATE THE NEED FOR FLAGMAN SERVICES EXCEPT WHEN
WORKING BETWEEN THE TEMPORARY FENCE AND THE TRACKS.
7. INITIAL SITE DESIGN IS BASED ON LIMITED VERIFIED INFORMATION.
THE EXISTING CONDITIONS SHALL BE VERIFIED BY THE CONTRACTOR
PRIOR TO PROPOSAL SUBMITTAL. THIS INCLUDES UTILITY LOCATIONS,
PAVEMENT LOCATION, ETC. BIDDERS SHALL INCLUDE THE SERVICES OF
ENGINEERS/SURVEYORS, GEOTECHNICAL CONSULTANTS, ETC. AS
NECESSARY TO COMPLETE THE DESIGN. AN ENGINEERING SITE PLAN
SHALL BE SUBMITTED BY THE CONTRACTOR'S ENGINEER OF RECORD TO
BNSF PRIOR TO CONSTRUCTION FOR APPROVAL.
8. A TOPOGRAPHIC SITE SURVEY HAS BEEN COMMISSIONED. A SITE
SURVEY COMPLETED BY A LICENSED LAND SURVEYOR OR ENGINEER
DEPICTING CURRENT SITE CONDITIONS WILL BE SUPPLIED TO THE
CONTRACTOR. SEE NOTE 4.
9. THE EXISTING WELL AND SEPTIC SYSTEM WILL BE INSPECTED AND
ANALYZED TO VERIFY CONDITION AND CAPACITY FOR ACCEPTABLE
SERVICE TO THE PROPOSED IMPROVEMENTS. REPLACE AS NECESSARY.
