Part of our beautiful countryside is the variety of properties, settings and even houses that make our rural lands truly unique. Stone, brick, wood, board and batten and of course log. Having said that is it really log? What is a log home?

There are a variety of log homes in our area. Many actually are so old that they were brought in from the Ottawa Valley and reconstructed. When you look at a log home, you sometimes see “chinking” or mortar between the logs that looks whitish. This is to stop air, etc. from entering the home. Another way to build a log home is to stack logs on top of one another without chinking using things like a rope type material to fill the gaps. You end up with a somewhat different look.

Similarly there are “Panabode” log homes. My office actually is one. The buildings consist of B.C. Cedar that is milled and constructed you guessed it, in B.C. So essentially they are a “prefab” or a previously built home that is then disassembled log by tedious log and reassembled on site.

A variation of all of these is either Timber Frame or Post and Beam (P&B). Some are round logs, while others are square timbers. Often the concept here is that the logs are put in place, before the walls. They in fact form the skeleton and are

furniture placement, etc. It takes some planning but the end result can be terrific.

Another difference between a post and beam or timber frame, as opposed to log is the amount of wood interior. The logs show boldly throughout the entire structure. They typically form interior and exterior walls. As in P&B the ceilings are wood “Tongue and Grove”, so all in all a lot of wood. Sometimes this can be a little too much wood. The ability to decorate for example is virtually non-existent other than painting the log. (Good Gracious No)

the structural support to build the home around them. The beams themselves, often Pine or Fir, are then visible inside once the home is finished and can also be allowed to show outside.

There are many varieties of this type of construction and varied looks from a modest cottage type structure, to substantially large executive homes. It is common for them to be open concept interior with vaulted ceilings, large beams as mentioned, visible in the walls and perhaps across expanses of the room at wall break height. They are often grand and impressive.

An option here is to not make the beams structural at all. In building a couple of homes myself I chose to go another way. I built conventional construction 2 x 6 framed homes. Then, once the drywall was installed I chose where I wanted beams and did them after the fact. There are a couple of differences here. One is it is potentially a less expensive route. The other is you again, choose where you want a beam, so no interference with room design,

In P&B you have a lot more options. Drywall is generally used between the standing peers giving you the ability to make the home your own taste as any other. The homes are often brighter with the drywall and less wood but some may say it also lacks the character, charm and romance of true log.

So do your homework and let your dreams come true. My team and I have extensive experience in these options from building, to renovating and of course marketing and selling. We would love to be your guide through the process of buying or selling one of these gems.

Realtor associations demand changes to STRESS TEST, OVER-REGULATIONWith the federal election now in full swing, Realtor associations from Canada’s largest real estate markets have launched a campaign to get “all levels of government to take meaningful action to make home ownership more accessible to people across the country.”Real estate boards in Toronto, Calgary, Vancouver and Edmonton, along with the Quebec Professional Association of Real Estate Brokers (QPAREB) and the Nova Scotia Association of Realtors (NSAR), are asking the federal political parties to adopt several housing affordability recommendations, including:■■ Revising the mortgage stress test to take into account its

impact on different real estate markets across the country. “The federal government should view the stress test as a flexible policy and adjust it based on changing economic trends and interest rates,” say the associations.

■■ Replace the $750 First-Time Home Buyers Tax Credit with a $2,500 non-refundable tax credit for first-time home buyers.

■■ Reintroduce 30-year mortgage amortizations.■■ Consider regional differences when implementing nationwide

measures that affect home buyers. The associations say there is too much regulation, at all levels of government, focused on curbing demand and providing ‘one-size-fits-all’ solutions that do not take local market conditions into account.“With increasing pent-up demand and accelerated price growth, recent policies focused on demand such as the mortgage stress test have made home ownership less attainable. Affordability pressures need to be addressed by restoring a 30-year allowable amortization period on mortgages,” says Michael Collins, president of the Toronto Real Estate Board (TREB), in a statement.“We need concrete results in the Greater Toronto Area to address the lack of supply by reducing red tape for building, relaxing zoning to expand mid-density housing, facilitating more transit-oriented development, accelerating infrastructure improvements and lightening the taxation burden facing home buyers. The Ontario government and the City of Toronto are working on solutions to bring more supply on-line, but specific milestones should be set,” says John DiMichele, CEO of TREB

How lucky for me to have grown up in the rolling hills of Caledon and on a farm surrounded by horses my whole life! Caledon is the perfect place to call home and to raise a family. For me, I have chosen to raise the four-legged type. Here are Mother and Son (Katy on the

right and Mr.Blaze on the left). Blazer was born on the farm 24 years ago and still lives with us today. What a great life we have had here in Caledon.

Whenever you leave your home — whether it’s for a fall vacation, the school run, or a just a long day at Costco — you want everything to be in its place when you get back. Protect yourself from theft with these do’s and don’ts of home security.DO: LOCK IT DOWNSure, it’s home-security common sense to have locks on all exterior doors, but have you thought about other entrances? Basically, any entrance into the property should have a locking mechanism, including gates and windows. Many burglaries aren’t forced entries; the intruders just walk through unlocked doors.

DON’T: HIDE AND SEEKAfter going to the trouble of installing all these locks, don’t hide a door key outside “just in case.” Your home security is compromised the second someone finds out about its “secret” location (yes, thieves will look under the flower pots). If you must have a spare key, keep it in your car, which should also be locked at all times.

DO: LOOK WHO’S KNOCKIN’Installing a peephole in your front door lets you check out who’s knocking and gives you time to determine the next action. Simply having a peephole in your door can be enough to deter unwanted guests.

DON’T: ENCOURAGE “WINDOW SHOPPING”Keep valuables such as high-end media centres, jewelry collections, and expensive sports equipment away from windows. Treating your home like a store-window display will just advertise to potential burglars that your home is worth keeping an eye on.

DO: LIGHT IT UPPutting up a set of outdoor motion-sensor lighting near the front door, garage and any nearby alleyways provides a visual deterrent for would-be thieves. After all, uninvited guests tend to stay out of the spotlight.DON’T: SOCIALIZEWe get it — you want to update your social media channels about what’s new and cool in your life. But you may want to keep your plans for that exciting winter vacation or your new Wednesday-night Barre class to yourself. Letting strangers know your whereabouts is another way of telling them your home is up for grabs.

DO: CHANGE IT UPIf you’re moving into a new home, take the time and invest in a whole new set of locks. You have no way of knowing who’s got keys to the current locks, and it simply isn’t worth risking it. The same goes if you lose your current key — replace the whole system ASAP.

DO: SAFE LANDSCAPINGHedges, shrubs, and fencing segments provide excellent places for crooks to hide while checking your property for security vulnerabilities. Cut back bushes, trim hedges, and limb trees so that all entrances are visible from the street. We should all hope for the best but prepare for the worst when it comes to our home security. Fortunately, it only takes a few easy measures to make you and your family feel safe and secure in your own home.
