There's something special about small towns.Now, don't get me wrong, I love Houston with it's hustle-bustlelifestyle, world-class events and renowned restaurants. There is much tolike, much to do.
But escaping to a small town for a day, a weekend, or to buy a sec-ond home for future retirement offers something you don't readily findin larger cities.
The pace isslower, literally andfiguratively.
For me, mypersonal place to re-charge is Galveston,the historic islandwe featured lastmonth. (In myphoto, I'm picturedwith friend David
Robertson who manages the Galveston Artillery Club. David held at hishome a fun Kentucky Derby party . . . I'm wearing a hat of garden flow-ers. Small town folk do like a party.)
But while I love the island life, my childhood was spent in the HillCountry. My grandparents lived in a small town outside of Austin. AndI went to school in that area – San Marcos.
The Hill Country is spectacular, with its lakes, rolling landscape andfields of bluebonnets. And where the people are so friendly and invit-ing. If you’re new to the area, it’s a trek you’ll enjoy.
Yes, small towns can draw you in . . . they offer a commarderie thatdiffers from the social scene you enjoy in larger cities.
We salute the Texas Hill country, with a special supplement thatbegins on page 35. You'll find a list of towns worthy of visiting (wishwe could have listed them all!), and a German farmhouse that inspires.
Let's get out and explore our state!

Nataya Carter contacted me because she had seen mywork in Houston House & Home, liked how little changesmake a huge difference, and wanted my help sprucing upher dining room to make it feel “new” – and all on abudget.
“I really wanted to update the dining room and make it feelnew,” she explains. “I felt confident with your expertise that thecolors would all work together.

“A weird swirl technique was used to apply the paint. It was
ugly! We both agreed the orange was horrible, and we were on
the same page regarding new colors. I hoped to find a color that
was more subdued, matched the curtains and complemented the
rest of the house.
“The new color is great. It matches the curtains and the furni-
ture and just looks better,” Nataya says.
Turns out, the couple liked having options – and ones they
might not have considered on their own.
“We really liked your suggestions, and you made me feel better
about the things I had chosen, like the existing Crate & Barrel
furniture.
“Getting rid of the orange faux painting is my favorite change.
The color works well with the curtains and looks good with the
colors in the hallway and kitchen. Every time I saw the dining
room, it annoyed me. I was also tired of people asking when I was
going to change it,” she says.
Her friends and family often comment, she says, that “it looks
like a whole new dining room and said thank God you got rid of
that awful orange lava swirl wall color!”
“We really did not envision that it would look so beautiful. I
love the flow. Personally it was a huge relief to me, because I am
not creatively inclined and needed to know what colors/textures
would work together,” Nataya explains.

10 THINGS TO DO NOWThe good news first: Weather forecasters again predict aquiet hurricane season, which begins in this part of the coun-try on June 1, and lasts until November 31.
The early outlook by Weather Services International is that2015 calls for 9 named storms – six of which are expected togrow to hurricane status. One of the six may become a majorforce, which means it could become a category 3 or strongerhurricane.
The bad news is no one knows where they might land. According to Harris County Homeland Security &
Emergency Management, residents would be advised to pre-pare now before disaster possibly strikes. And disasters do notjust come in the form of hurricanes. It could be a flood, fire,tornado, hazardous spill, or other man-made or natural event.

While windows are a key design element in homes, the bestnews is that homeowners can reap an 80 percent return ontheir investment, according to an Angie’s List survey.

Grogan specializes in Jeld-Wen and Milgard windows,manufacturers that provide “good, better and best”quality products that tolerate warm and humid weather,he says.
“The Jeld-Wen Siteline Wood and Clad-Wood win-dows combine high- performance engineering and apatented pressure treatment that will not rot,” he adds.

Von Baden also recommends for more contemporaryarchitecture Milgard’s thermal break aluminum win-dows and the Ultra fiberglass models.
“Aluminum is strong and needs less of a frame so youhave more window. It’s not as energy efficient but withthe new improvements, it’s a good option for simple,clean lines,” he says.
Vinyl windows, the most popular windows, are rela-tively inexpensive, provide a satisfactory level of insula-tion – not the best but not the worst – and termiteswon't come near them.
Brett Berridge, a sales representative with Milgard,says one real plus of vinyl windows is they requirealmost no maintenance and come in 16 colors.
The downside of vinyl is that it does not expand andcontract so overtime it can develop leaks and air gaps,

Higher energy efficiency levels add comfort to a home,while inefficient windows add to utility bills – especially ina climate that requires air conditioning.
CHECKING ENERGY START RATINGS• U-factor, or U-value, ranges from 0.20 to 1.20. Thelower the number, the better the window is at retaininginside heat.• Solar heat gain coefficient is between 0 and 1. Thelower the number, the better the window keeps out heat. • Visible transmittance or VT expresses the amount oflight coming through a window. As the number goes up,so does the amount of light.
HURRICANE-PROOF WINDOWSSince it is the beginning of a six-month “season” -- when we could find
ourselves in the path of a torrential storm with wind speeds varying
between 74 mph to 157 mph – it pays to launch preparations now.
The most critical factor to consider is keeping wind from entering
the house. Windows and garages are vulnerable areas. Once wind
enters, expect major damage.
For windows or door systems to be considered impact-resistant cer-
tified, it must meet testing standards set forth by the American Society
for Testing and Materials (ASTM).

and manufacturers on this site: www.tdi.texas.gov/index.html.
If dealing with existing windows, homeowners are advised to use a
5/8-inch thick marine plywood, which can be sized in advance of a
storm and installed when needed. Tape does not prevent breakage.
Windows also can be protected if owners install some type of storm
panels, or shutters – either Bahamas-style, accordion or roll-down.

Not too many demands – but an interesting task for Austin
architect Kai Geschke
Geschke, a German-born, American-educated architect, says
the collaboration among the Duncans, builder David Burton
of Enve Builders, interior designer Laura Burton and himself,
turned out a 3,700-square-foot jewel of a home in the Austin
western suburb of Bee Cave.
It is timeless in design and reminiscent of an old-timey
farmhouse, Hill Country style.
As Geschke explains it, he was able to tap his German her-
itage to design an efficient house that traces its roots to the
European immigrants who settled in the Hill County in the
1800s.
These folks – many from Germany -- brought with them
their superb carpentry and stone mason skills, which they used

to decorate the exteriors of their simple and resourceful
homes.
They chose locally collected materials – limestone, sand-
stone, native woods – to build rustic looking houses, which
were well crafted and well organized.
The Duncan house was designed also with “green” goals
everywhere – from the environmentally friendly systems and
appliances, to the deep covered porches, the cavernous over-
hangs shading the southern-exposure windows, the spray foam
insulation in all the walls and roof, the LED lighting and low
VOC paints.
In fact, the city of Austin gave the Duncan’s home a 4-star
rating for energy efficiency, which also noted the rainwater
collection system, the multi-stage variable HVAC system and
landscaping with native, low water, drought resistant plants.
Large windows used throughout the house invite in natural light.
Masonary and carpentry skills are indicative of German design.

“This is a pretty high performing house. We were after ener-
gy conservation,” Geschke says. “For example, there are no
large windows facing west, but we still wanted natural light
and brightness. So we designed the roof with large overhangs
that keep out the sun and heat from those windows but allow
for the light.”
And although there are trees on the property for shade, they
are not too close to the house and pool.
The focus of the one-story house is the central main space –
an expansive kitchen-dining-great room, where the Duncans
spend 90 percent of their time when indoors. Wooden trusses
made of stained fir grace the high ceilings – mostly for decora-
tion -- with small clerestory windows in the vaulted ceiling to
allow for additional natural light into the room.
The kitchen, usually the heart of a home, was designed with
fusion granite on the island counter and Lagos Azul limestone
of the perimeter counters. The backsplash is Travertine, except
behind the range, which uses hand-painted stone, according to
the designer.
Guests enter the house through a double door and small
gallery, which leads into the central mass. And like an Old
World farmhouse, smaller elements flank the sides of the
building – in this case the bedrooms and a garage.
The roof sports a variety of pitches and slopes, another tell-
tale form from barns.
A large 40-foot-long outdoor space, which overlooks the
pool, is covered but not screened and allows for almost year-
round open-air entertaining.
“We wanted something unique, yet casual with a touch of
elegance and very functional,” says Duncan, who divides his

time between his ranch in Llano and this home in the Hill
Country. “When the weather is nice, we open all the doors to
the back porch pool area, and it brings the outside inside. This
house design accomplished what we wanted.”
The Duncans worked with interior designer Laura Burton of
Austin to create the warm, textural backdrop that enhances the
aesthetic of the architecture and existing furnishings. But no
one feature or piece fights for center stage. It is all comple-
mentary.
“The clients were drawn to natural materials that are rich in
character and movement (dark stone, mesquite floors, exotic
granites), so we consciously discussed which design elements
would be a focal point and which others would play a support-
ing role,” explains Burton.
The many elements together create the feeling they desired:
a casual, warm, and welcoming atmosphere for relaxing and
entertaining friends and family.”
The Duncans’ design integrates three bedrooms and a “flex”
room, which can be used as another guest room or an office
or a TV room. The master suite also has a cozy sitting room
attached, along with an additional quiet space for the couple’s
use.
Interestingly, the house was built solar-ready, which with the
predominant Texas sunshine, will cut the electric bills further
when the solar panels are installed. A conduit has already been
mounted along the roof, rather than retrofitting the house
later for solar power.
“In Germany, 90 percent of homes are built with solar ener-
gy systems. We are slowly getting into the solar movement
here, so we designed the house with this in mind, says
Geschke.
“This house is like a smooth running machine,” he adds.
The kitchen’s island countertop is fusion granite, and Lagos Azul limestone is on the outer countertops. The backsplash is Travertine.

It pays to have friends in all the right places – especially whenbuilding an exquistely detailed 6,000 square-foot home inTimbergrove Manor, a beautiful established neighborhoodfilled with towering trees and large lots.
The dreamy area has prompted a couple of nightmares,though; it's a bonafide flood plain.
Lynda Kornbleet's can-do entrepreneurial drive – she ownsPayless Insulation – worked to buoy her spirits after discover-ing that the flooding, post-Tropical Storm Allison, was what
made the inner-city double lot an appealing buy. As a result, itmeant the area came with a higher price to build and challeng-ing permit requirements from the City of Houston.
Having business colleagues within key companies certainlyhelped make it all possible, too, says Kornbleet.
For example, she turned to Sam Gianukus at Creole Designand structural engineer Kim Krisak for help in drawing upplans that would get her an engineer's stamp of approval tobuild in the area. As it turned out, she had to build 30 inches

off the ground – on pier and beam – and a detention pond. Kornbleet was at the site daily to supervise. Afterall, she
says, she designs as she builds.Kornbleet is no stranger to building, and does not really
seem to flinch at challenges. She says it all fell into place,thanks to focused work diligence and lots of patience. It tookher an impressive nine months to construct, from start to fin-ish.
The last house she built, in the Memorial area, was largerbut similar to this one – in a style she calls “hacienda rustica.”
True to hacienda style, she brought in hand-made clay tiles– from Dolores Hidalgo, Mexico. Actually, lots of tile – specif-ically 25,000 pieces in 10 different styles and 15 color pat-terns.
Her best friend and business colleague, Susana O'Docharty,grew up in Venezuela and was always on hand to help translatebusiness needs into Spanish – whether in Houston or inMexico.
Kornbleet had tilework placed around the windows – insideand out, on the interior and exterior stair risers, the mailbox,the shower walls . . . you name it and there is likely stunning
tile work, all completed by Chagoya Floors & Ceramic. Heworked with trim carpenters from Ramierz Cabinets to createthe Great Room fireplace, using both cedar wood and tile.
The kitchen, dining room and each of the four and a halfbaths are tiled in a different color pattern and style – all handselected by Kornbleet.
When shopping in Mexico, she also bought and hadshipped back to Houston five antique doors collected from16th century churches that had to be retrofitted with glass andlocks. She also purchased 11 old chandeliers in Puebla,Mexico.
When you walk into the two-story home she enjoys withfamily and friends, visitors cross a long vertical foyer extendingfrom one side of the house to the other in order to enter theGreat Room, which connects with the kitchen and breakfastarea.
A generous outdoor loggia, complete with a fireplace andoutdoor kitchen, is accessible from the master suite, the GreatRoom and breakfast space. Arched windows with custom iron-work look out to a beautifully landscaped backyard. Her threedogs enter and exit from their own little doors from different

points in the home, and trot down theirown walkway – trimmed in tile, ofcourse – to the yard.
She used Saltillo tile from ClayImports on all of the lower floor andwide-plank pine wood on the secondlevel; all of which was installed by D&VPainting & Floors.
The home spreads across two lots,and Kornbleet and her friends enjoyconversation and refreshments on thelong upper balcony facing the street.
“We all especially like sitting out hereduring a light rain,” she says.
“I always build a healthy house,” saysKornbleet. Because she is in the insula-tion business, she admits to going theextra mile to ensure using efficient,organic products that include cottonducts and paper-made products.
“My great room is 24-feet high, and
I wanted to be able to bring up themusic yet still talk with people,” shesays. To accomplish that, she had herPayless Insulation workers apply aCelbar Spray in between the walls andunderneath the house and at theroofline for sound and thermal con-trol. Celbar Loosefill was blown intothe house and garage attics.
She also applied a Sonakrete premi-um acoustical finish that is hand trow-eled onto the great room ceiling togain a clean, asethetically pleasinglook.
As a result of practicing what shepreaches, Kornbleet rightly brags thatby installing the correct insulation, herhighest electrical bill last year was$200. Not bad for a spacious housethat also has five bedrooms, four bathsand one powder room.

Owners of old houses tend to believe in “signs;” they feel the spiritsof those who came before them and once lived in the homes nowtheirs.
When Sam and Doris Collins bought the Stringfellow Orchardplantation located in Hitchcock, Texas, back in 2005, they uncov-ered an eery yet positive coincidence. Their closing took place thevery same day Henry Martyn Stringfellow and Alice Johnston weremarried in 1863.
There were other telltale signs that signaled to the couple thatthey were destined as next in line – to be the watchful stewards ofthis fine example of Victorian architecture with its Queen Anne fea-tures and exquisite spindle detailing.
The Stringfellow Orchard garnered from visiting horticulturists
in 1890, recognition as being “The Showplace of the Gulf Coast.” Stringfellow had established himself as an authority on how to
cultivate healthy crops of pears. He and his family owned what istoday an almost 10-acre spread until 1920, the year the Kipfer fami-ly bought it to continue agricultural pursuits -- until 2005.
Eventually, it became a forgotten, forlorn place. Collins remem-bers as a young boy growing up in Hitchcock that he was warnednot to venture down the tree-lined drive leading to the house.
But he finally did make it down the drive. His wife, Doris, how-ever, initially put the breaks on his hope of owning and preservingthis once haunting old house. “She couldn't see past the weeds,”says Collins.

become part of their family, that it will never be sold. In fact, his wholefamily feels the same.
At the time his now 19-year-old daughter was aged 9, she had sug-gested -- a year after they bought Stringfellow -- the idea of hosting abirthday party for the house. On the invitation, she wrote: “God,thank you for giving us this house.”
That birthday celebration opened the doors to more family andfriend events.
“We still have family reunions here every year. Of course, they allcome for the great food everyone brings,” says Collins with a laugh.
Family and friends are not the only ones the Collins family has hadvisit their Stringfellow Orchard, which no longer has the once highlyrecognized pears and the later addition of satsumas. Instead, it is aserene land filled with towering pines and old shady oaks.
Schoolchildren, in organized field trips, have made treks out to theformer plantation to hear stories of the Stringfellows, and those yester-year events that impacted the Hitchcock community.
As an African American, Collins finds one such story worthy ofsharing: the Stringfellows paid their workers very well for the day.
And because of the generous wages for the times, Collins - a prin-cipal of SLC Investment Services – says the community was able tobuild schools, purchase land and prosper.
Collins and his wife also host Juneteenth celebrations each year, torecognize the day Union soldiers came to Galveston (Hitchcock is amainland community minutes from the island) to spread news of theemancipation of slaves.
This year, the featured speaker is Ruby Bridges, who was the firstand only little African American girl to integrate into the once all-Anglo William Franz Elementary School in New Orleans. TheAmerican activist made that brave and historic entry back in 1960.
Bridges will speak at 1 p.m. on June 13, at the SpringfellowsOrchard grounds. The public is invited to attend.
Collins says his interest in historic events and places sparked whenattending A&M University. And then he eventually got “bit by thepreservation bug.”
He is on the Board of Advisors with the National Trust forHistoric Preservation and is a member of the Galveston HistoricFoundation.
The Collins couple did the work to have the Stringfellow houselisted on the National Register of Historic Places in 2013.Additionally, it has been featured on HGTV's “If These Walls CouldTalk,” and in “This Old House.”
The Collins couple maintain a Web site (www.stringfellowor-chards.com), which announces upcoming events at Stringfellow andthe offer to lease the grounds for day-long events.
On their site, they share this Chinese proverb: “If you want oneyear of prosperity, grown grain. If you want 10 years of prosperity,grow trees. If you want 100 years of prosperity, grow people.”
“Today at Stringfellow Orchards, it is our mission to grow peo-ple,” says Collins.
Relevant artwork hangs on the porches as well as inside.
The generous porch on the front exterior invite visitors to stay a while.

Grilling expert Mike Logan, owner of Texas Pit Crafters, says whether you use gas or charcoaldepends on how much time you have and what you're cooking.
Many of his custom-built grills are combinations that use both. They are manufactured fromhigh quality (304) stainless steel in Pinehurst, near Houston, and shipped all over Texas and theU.S.
“When you’re thinking about buying a grill, ask yourself how much you think you’ll begrilling,” Logan says.
“Do you plan to cook outdoors year-round several days a week, or do you plan to cook burg-ers in the backyard on a few weekends in the summer?”
That's a key consideration in the size of the grill you'll need. If you frequently host largegroups, you may want to invest in a four-burner grill, but if you’re only looking to feed the familyand friends, think about a two or three-burner model that will heat more quickly.
Other features to consider are electronic ignition, a rotisserie burner, a warming rack orinfrared technology.
ANOTHER ALTERNATIVE: PELLETSDuane Myers, general manager of C&D Hardware in the Heights, says he stocks many excellentcookers in a wide price range, including the Old Smokey and Weber charcoal grills and GreenMountain pellet grills, but when it comes to his own barbecue, he prefers Traeger’s “Little Texas”Grill.
“It’s fully automatic and uses wood pellets to feed the burner and maintain a set temperature,”he says.

SEVEN SIMPLE STEPS: Begin with the end in mind.
1. Decide how much you want to spend. A budget gives youparameters to help guide your decisions.
2. Select a location. Is the outdoor kitchen going to be right byyour house, an extension of the current kitchen, or out by a poolor a stand-alone structure?
3. Respect the elements. Will your outdoor kitchen be coveredand protected from the elements or open to the sky? In hot,humid climates, rust and wear can be a factor.
4. Just a grill or the whole deal? Decide whether you want aplace to put the grill or a true, freestanding kitchen with cabinetspace and storage, a sink, refrigerator, a warmer, even a pizzaoven. The grill is the heart of an outdoor kitchen, so considerhigh quality models.

It’s A Jungle Out There! Turning Yards into Paradise
Tropical plants are used differently, and often times as foundationplants.
A foundation plant is a shrub or woody perennial that is plant-ed near the foundations of our homes and buildings, and thatprovide a year-round consistent look.
During the summer, we may like to go to the beach or a tropi-cal island for a vacation getaway, but we can turn our landscaperight here at home into an equally playful garden by using beau-tiful tropical plants. These heat-loving hotties thrive during thewarmest months of June, July and August – during a time whenmost other plants go into survival mode.
We can add a giant Alocasia (Elephant Ear) as a focal pointbecause of its large dramatic leaves. It also becomes an architec-tural element in the garden.
The Hedychium (Butterfly ginger) has corn-like stems andleaves, and produces clusters of flowers that emit titillating fra-grances that excite the nose. It becomes a tropical nosegay!
Croton leaves can be red, black, yellow, lime green, orange and
have many different leaf shapes. The flowers produced areinsignificant (non-showy).
Tropical plants grow large and very quickly once the heat ison. So when selecting a tropical plant, make sure you know howbig it will get in three months -- and allow plenty of space for itto grow. Some tropical plants like shade, growing in the under-story (shade) of larger trees, while others want to be on the sun-baked curbside to flower more and grow even bigger!
When planting tropicals in the garden, always work expandedshale into the soil, as this extra step will provide air/oxygen tothe roots during the wet, winter months. Even if the top of theplant does freeze, this procedure ensures it will re-sprout fromthe roots when the soil warms next year.
Ninety percent of the tropical plants growing in the grounddie during the winter because the heavy, wet soil eliminates oxy-gen at roots, and they rot.
Plants “respire” (breathe) with their roots in the soil, and thisoccurs when the soil is dry. When the soil is heavy and dense,

there are no air spaces; therefore, the roots rot and cannot drawup water or nutrients. It then dies. Tropical plant foliage andstems that freeze to the ground go dormant, do not photosyn-thesize, but their roots still need to breathe.
