IMPERIUM: Sold! In Under One Year | Discount Tire Coming to Sachase

DALLAS, August 11, 2016 – Another overlooked property by many, but not by Stephen Schattner.

Sachse Line Shopping Center was a land tract in one of the hottest growth markets, but it had problems.

The Santa Fe Railroad that runs adjacent to State Highway 78 in Sachse cuts off access to the north right-of-way.

With only 50% of the land marketable for commercial development along the highway, and with no other major

arterials in the rapidly growing community, Sachse has a major problem with commercial land supply.

With almost no supply remaining in the market, Imperium’s eyes were set on a vacant tract at the intersection of State

Highway 78 and Ben Davis Road adjacent to Walgreen’s.

“If you understand urban planning, thoroughfare and mobility utilization, engineering, and the laws of supply and

demand, it is amazing what great real estate investments you can find,” said Stephen Schattner, Imperium’s president.

The site was, however, environmentally contaminated.

The seller continued to discount the price with no buyers willing to assume the environmental liability…that is until

Imperium, working in conjunction with Greenway Investment Company, stepped up.

Thereafter, Imperium sought a little-known and low-cost provision of the Texas Commission on Environmental

Quality called the Innocent Owner/Operator Program (IOP).

Imperium inexpensively acquired the property and with the TCEQ IOP approval, made it possible to conduct the sale

to Discount Tire, all within a year.

Schattner went on to say, “We took something worth almost nothing, and with our experience and our effort, created

value and capitalized on it.”

In just under one year, Imperium, working in conjunction with Greenway Investment Company:

Attained 379% ROI

Attained 972% IRR
