February 2015

I took the oath of office as your association president at our January General Membership meeting. I intend to do my best as your spokesman this year. This is not just my association, this is your association. I solicit your participation and involvement to make this a great year for all of us. It requires each and every one of us doing our part so that we can succeed and move forward. This month is our Parade of Homes! Our Parade Committee have been hard at work for us. There are 20 entries in our Parade this year. Make plans to attend the Parade Awards Banquet that will be Friday night, February 27th, at The Lakes of Mount Dora Clubhouse. See who the winners are in each category. Tour the entries the following week starting Saturday the 28th.

This year we have planned a fishing tournament! It has been four or five years since we have held one and we are bringing it back this year. It will be held Saturday, April 11th, at Hickory Point in Tavares. Gerry Suarez is our committee chair for this event. Please call and sign up to help this be a successful event. We are also of-fering a Anglers/Golfers package deal for our fishing tournament and golf tournament for those who would like to do both events. Our golf tournament will be Friday, May 15th, at Harbor Hills Country Club in Lady Lake. Communicate with our office. Communicate with our committee chairs. Again, it takes all of us working togeth-er to be successful. Let's pitch in and not just rely on a few. Find a part to play and help our association move forward. Mike Carter

SALES AND MARKETING (SMC) PARADE OF HOMES

The Buzz is all about the

Builders!

The Sales and Marketing Com-

mittee is co-hosting The Morning

Buzz this month with the Parade

of Homes Builder Breakfast on

Thursday, February 19th at

8:30am! We want all of the Build-

ers to have the best Parade event

ever, so we’re rounding up the “Pros of Parade of

Homes” to kickoff the Parade with all the information

and instructions at the Builder Breakfast, sponsored by

Gerry Suarez of Mortgage Financial. Gerry is a veter-

an of Parade events, and he’ll be sharing the best

practices for Builders to get ready for the judges, Real-

tors, and thousands of visitors that will be walking

through their homes!

Builders and their on-site sales professionals are en-

couraged to attend this breakfast. Bring along your

marketing person too! We’ll be sharing tips on staffing

your homes, signage, cross-marketing opportunities,

and pre-parade marketing both in print and online! As

an added bonus, the real estate team at the Orlando

Sentinel will be providing a report for the Lake County

Buyer profile! You don’t want to miss this important

event! The Sales and Marketing and Parade of Homes

Committees have “Builder Ambassadors” to communi-

cate the up-to-the-minute details, and will be contact-

ing all of the entrants to be sure this breakfast is on

their calendar!

Nothing but success can come out of a solid partnership between REALTORS and

Builders!

So on behalf of the REALTOR

Days Committee of the Parade

of Homes I am pleased to an-

nounce the scheduled bus tours

of REALTORS visiting the parade

entries:

February 24th – North Lake/Sumter

February 25th – South Lake

Lake, February 26 – Central Lake

Builders get ready as REALTORS with current and

potential homebuyers tour and learn about the homes

you build. With existing inventory down, marketing to

REALTORS is a sure way to increase traffic and

boost sales. While homes are judged and winners

announced at the banquet, keep in mind that the

REALTORS will be judging the homes as well, award-

ing a “REALTORS choice” award for each region.

There is still room for participation and sponsorships

so please contact me if you are interested in learning

how you can benefit from getting involved!

The View from Tallahassee

Dear FHBA Member:

In November 2014, Florida voters approved an amendment

to the state constitution which requires one third of docu-

mentary stamp revenue to be placed into the Land Acquisi-

tion Trust Fund and spent on a variety of environmental

programs and initiatives. Senate President Andy Gardiner

(R-Orlando) has tasked the Senate Committee on Environ-

mental Preservation and Conservation with drafting legisla-

tion to implement this new amendment. The Senate Com-

mittee on Environmental Preservation and Conservation is

currently taking public comment on the implementation of

the Water and Land Conservation Amendment.

Many in the environmental community believe the doc

stamp revenue should only be used on a very narrow set of

issues, mostly for buying additional conservation land. The

FHBA believes the revenues should be spent on a broader

set of issues; especially this year with springshed protection

being at the forefront of Legislative activity. Supporting

broader expenditures also takes pressure off of the afforda-

ble housing funds.

FHBA would ask that you go online this week and add your

voice to a reasonable interpretation of Amendment 1 and

encourage Legislators to allow the fund to be used for the

following issues:

Protect the Sadowski Affordable Housing funds

Expansion of municipal waste water systems

Replacement of older septic tank systems with more reliable

up-to-date systems

Springshed studies on nutrient loading and source

New water supply sources

Governmental Affairs

The Legislative season is starting up. There are several things that are coming our way. Keep your eyes and ears open for them. Share what you learn with us. Please don't assume that the few of us see all the items. There will be a lot to keep up with and your help is needed. We will share the things we learn. Help us keep track of them and share with each other. Some of the items coming down the pike: 1.) Another HOA bill of some form this year 2.) Lien law issues 3.) Springs/water

4.) Septic Tanks 5.) Building Codes (Fire, Electrical, etc.) Join us the first Wednesday of each month, 9 AM at the HBA office for our Governmental Affairs Meeting. Come help shape your industry.

Mike Carter Granger-Carter Construction and Development Interim Governmental Affairs Committee Chairman

Why did you join the HBA? For many builder and associate members it’s often because “it is the right thing to do”. HBA’s champion the cause of residential con-struction, and if you profit from homebuilding, then HBA’s represent you whether you’re a member or not. Although this is a great rea-son to join the HBA, chances are it wasn’t your main reason for

joining…. Most of us join the HBA to network and meet potential new customers or share and gain information with others in our industry. Networking is why we attend events and join committees. Networking is why we get involved, and if you aren’t involved you aren’t networking! So join us on the first Thursday of the month at noon at the HBA office. We will give you the best opportunity to network with your fellow HBA members, and we will even feed you lunch!

The Home Builders Association and Ro-Mac Lumber & Supply, Inc. Wood Commodity Index (Index) in January squeezed out a 0.1 percent increase to $321.12 per thousand, as most in-creases were offset by declines. Demand is not driving price, and the recent decline in fuel and the commodity markets have many manufacturers concerned about the future strength of wood commodities. A struggling world economy and uncertain Chinese export futures are keeping a lid on pricing.

The dimensional lumber portion of the Index dropped 1.1 percent to $370.62 per thousand, as spruce products moved downward on average about 3.0 percent. The declines in spruce products were offset by a firmer pine lumber market with the general trend in the lower to middle single digits. Availability of very specific sizes and species seem to be the only thing moving the market. The sheathing portion of the Index increased 1.3 percent on a reversal of trends. In the last 30 days, since mid-December, the price of CDX pine plywood dropped about $7 per thousand while OSB sheathing increased al-most $9. For months, CDX had increased pricing while OSB struggled to find a floor. I am not real sure if this is a new trend or a post-holiday season burp. At this point, my crystal ball is completely broken and experts are so varied on the future. One predicts a record year while others are predicting Armageddon. Here is what I do know. Business is about on par thus far with 2014, and if there was going to be a boom, then the banking and real estate industries should be hiring a lot of people. My sources tell me that everything is flat. So, I think it is fair to say right now, expect more of the same with moderate volatility as lumber decks fall short on specific items. I would be careful about long-term bids this time of the year, because we still have to deal with the historic trend of a winter thaw and tornadoes in the South.
